<![CDATA[This study aims to analyze the conventional lease agreement model used in the practice of renting shop houses (ruko) at Alok Market, Maumere. A lease agreement is a contract that grants the tenant the right to use a leased object for a certain period in exchange for the payment of an agreed rental price. This research employs an empirical legal research method with a juridical-sociological approach. The data were obtained through interviews with shop house owners and tenants, field observations, and a review of the applicable lease agreements.The results indicate that the practice of renting shop houses at Alok Market, Maumere, is generally conducted in a simple manner, either orally or in writing, with the main provisions covering the amount of rent, the lease period, and the use of the shop house. However, in its implementation, several weaknesses were found, particularly the absence of written agreements that clearly and comprehensively regulate the rights and obligations of the parties, which may potentially lead to disputes in the future. Based on the provisions of Article 1548 of the Indonesian Civil Code, such leasing practices are essentially legally valid as long as they fulfill the legal requirements of a contract as stipulated in Article 1320 of the Indonesian Civil Code. This study concludes that the conventional lease agreement model applied at Alok Market, Maumere, has fulfilled the basic elements of a lease contract; however, it requires strengthening in terms of legal certainty through the establishment of clear and comprehensive written agreements.]]>
