Abstract

This Value Engineering analysis is carried out to analyze or organize a construction of the SAINTEK UINSA 2 building which aims to produce appropriate quality that does not change the function and also there are no unnecessary costs considering that the construction of this building has a building area of ??40 x 19 = 760 m2 which cost Rp. 37,108.056,260.81. In this analysis, an analysis is carried out or to identify the function of a product or service that aims to fulfill the required function at the lowest price by providing an alternative from the creative ideas obtained to give to the owner so that there is no need for an increase in costs. From the VE analysis on the construction of the SAINTEK UINSA 2 building, the total initial cost savings on the slab work were initially Rp. 624,429,524.15 and after applying Value Engineering analysis using alternative 2, the cost is Rp. 527,876,352.19 which is more economical worth Rp. 96,553,171.96 or 15.46% of the initial price. On the 1st floor work (1st floor ) EL. -0.05 in which there is a formwork slab which is considered to have a high cost, which initially used nails and wooden blocks, which was changed to 50.50 hollow iron and bendrat wire.

Abstract

UrbanTown Serpong is an integrated vertical residential area developed in the buffer zone of the capital city, business and industrial center, and connected to mass transportation facilities. Which carries the concept of integrated entrepreneurship with many supporting facilities. However, not all construction projects can be completed on schedule. There are several delay factors that can occur, such as caused by time estimation; improper management; material problems; labor; equipment; finance; and an unsupportive environment. This study aims to determine the dominant factors that cause delays during construction and solutions to prevent delays in the development of the UrbanTown - Serpong Project. The factor analysis uses the Importance Index (IMPI) method to assess which factors are classified as high in the project. The results of the study indicate that there are 4 out of 31 indicators that have a significant effect on the factors causing work delays, including: constrained by labor shortages; the work is not carried out with the correct method; lack of material; and owner delays in making decisions.

Abstract

Existence consumer complaints regarding the quality of the building, especially related to the problem of leakage on the roof during the rainy season, made PT. Toyota Housing Indonesia improvised waterproof material in the underlayer position from conventional waterproofing (aluminum foil) to waterproofing a combination of cement board and asphalt membrane. Therefore the author will analyze the effectiveness of the two materials to overcome the problem of leakage that often occurs in roof construction.This study aims to implement the creation of "zero complaints", and be able to reduce the number of consumer complaints, especially in leaks. As well as to find out the quality of the quality and costs that need to be incurred by the owner related to changes in the type of material to be used in the Housing Project Image of Garden Castle. The method used in this research is using qualitative methods, namely research that is descriptive and tends to using analysis. This research was conducted by collecting data according to conditions in the field by means of observations, project technical data, discussions and interviews with parties involved in the project. It can be concluded that the use of a combination of cement board and asphalt membrane material is more effective in overcoming leakage. And for the cost of waterproofing work on 9 roof units using a combination of cement board and asphalt membrane, it costs Rp.254,067,200 while using aluminum foil material costs Rp.232,011,800, so the use of a combination of cement board and asphalt membrane is more expensive. Rp.22,055,400. The time needed to complete the waterproofing work on 9 roofs measuring 38.8 m2/unit using a combination of cement board and asphalt membrane material is also 2 days longer than the use of aluminum foil material which only takes 14 days.

Abstract

This study aims to determine the level of performance, the level of consumer satisfaction with the services provided by the JR Connexion Bus route Kota Wisata Cibubur - Blok M and to determine the physical condition of the JR Connexion Bus. The research method was carried out by collecting primary data and secondary data by conducting on-bus surveys which included load factor, headway, frequency, travel speed, travel time, service time, passenger waiting time and number of vehicles operating. For service performance and satisfaction, it is analyzed based on the Standards of the Directorate General of Transportation, as well as service data which is then analyzed using qualitative and quantitative analysis methods. Regarding the extent to which the quality of performance and service level of passenger satisfaction with the JR Connexion Bus route Cibubur - Blok M is used Importance Performance Analysis (IPA). Then tested the effect of service performance with the level of customer satisfaction using the Chi-Square (X²) formula. Based on the results of the analysis, it was concluded that the operational performance of the JR Connexion Bus for the Cibubur - Blok M tourist city route according to the Directorate General of Land Transportation was in the "Good" category with an overall value of 19 points (18-24 points). And the results of the questionnaire refer to the 5 dimensions regarding the level of service performance getting a good score (4.16) and the level of satisfaction getting a satisfied score (4.13).

Abstract

In planning a building or infrastructure, various methods and strategies are needed to achieve the target for timely completion, resulting in a strong and beautiful quality building. Structural components such as foundations, columns, beams, and plates play an important role in supporting the establishment of a building. To produce the quality of the structural components required special skills in doing the job. Formwork has an important value as a mold (formwork) to form the dimensions of the structural components that have been planned. In this study, we will discuss the comparison of usage related to the cost and time of using different column formwork, namely semi-system formwork and aluminum formwork used to build multi-storey buildings. From the two types of formwork, the budget for formwork work will be analyzed to obtain an economical budget and efficient time. The comparative analysis of formwork semi system and formwork aluminum get results, for formwork semi system requires a cost of Rp. 1,366,460,000 with an implementation time of 35 days while using aluminum formwork is Rp. 1,114,460,000 with an implementation time of 20 days. This means that using semi system formwork is more expensive by Rp. 252,000,000 compared to semi system formwork. Meanwhile, the implementation time for aluminum formwork is 15 days faster than semi-system formwork.

Abstract

Time and cost control is a very important aspect of project management. Poor time control causes the project construction costs to differ from the planned costs. PT Waskita Beton Precast as the main contractor that carries out the construction of the on and off ramp Jatiwaringin arterial and bridge access projects has problems in controlling time and costs which can be seen in minus deviations in the work progress report. The research method with a quantitative descriptive approach is very supportive in making research by reviewing project performance with the earned value method. The data are processed and analyzed using Earned Value indicators so as to produce a performance index. The results of the study were seen from the deviation of the project progress of 31.57% so that a calculation analysis was carried out in terms of time. With the results obtained to complete the project it takes an additional 85 days from the end of the project contract. Based on the results of the cost calculation analysis. The total cost needed to complete all the work (EAC) is Rp. 48,402,991,553.33.

Abstract

The health industry is vital in this modern era, including providing hospital facilities in various places. However, the Corona Virus Disease (COVID-19) pandemic has changed people's habits in using health services. Community visits to hospitals changed when the first wave of COVID-19 occurred in March 2021 and the second wave in June 2021. Parking facilities as part of hospital services are part of the affected by this pandemic condition. The purpose of this paper is to determine changes in parking demand in the before, first wave, and second-wave phases of COVID-19. The research method is carried out by conducting surveys and calculating parking characteristics. The analysis shows that parking demand decreased during the first wave and then increased again during the second wave. The first-wave parking index decreased by 44.90% compared to before the pandemic and increased by 112.24% during the second wave.
