Abstract

Abstract-The aim of this research is to understand the important factors of people in Jakarta when they going to shopping malls and the attractiveness of shopping mall that influencing shopping behaviour of  people in Jakarta. Masive growing of shopping mall in Jakarta made Jakarta to be a city with the most malls in the World, and it make the traditional market reduced. Leisure and completeness of a  shopping mall influenced the  Attractiveness of shopping mall and can be seen with the number of visitors in malls. Many factors of shopping mall considered by customers for choosing their favourite mall. The of the location of the shopping mall, mall shopping behaviour and also factors that make a mall or shopping center becomes more attractive to costumers. Abstract

Abstract- The author performed a valuation of PT Holcim Indonesia Tbk. PT Holcim Indonesia Tbk is a member of Holcim Group who holds majority and minority interests in more than 70 countries on all continents. Valuation of a company can help determine the worth of an asset by the process of linking risk and return, valuation can be applied to expect streams of benefits from bonds, stocks, income properties, and so on. Different methods were utilized in the research to estimate the value of the company. First is Discounted Cash Flow method, second is Asset Based Method, and the third is Market Approach. Three scenarios are used in the discounted cash flow method which was optimistic scenario, most likely scenario, and pessimistic scenario to generate a more actual result and more realistically illustrated the company’s condition. Results of the company’s valuation may differ for each method due to different focus and theory. Analysis of optimal capital structure of the Company is applied to find the optimal proportion of debt, equity, and the capital of the company, after finding the optimal proportion it is used by the author to know how the company could enhance its value. Theoretical stock price is also generated from the calculated company value. The theoretical stock price generated will be compared with the market value by the author to determine the status of the company’s share price and determine whether it is undervalued or overvalued, by PT Holcim Indonesia Tbk share price, the author made a series of analysis on how PT Holcim Indonesia Tbk could enhance its value, how the company can use it as a strategy to get a higher valuation, funding options, and investment choice. Keywords: Company Valuation, Discounted Cash Flow Method, Optimal Capital Structure

Abstract

Abstract- This research focuses on capital structure with the objective to examine the effect of several determinants of capital structure of listed plantation companies in Indonesia. The factors influencing capital structure analyzed in this research are asset tangibility, growth, firm size, and profitability. The research is conducted by observing financial data of 10 listed plantation companies in Indonesia from period 2006 the earliest to 2012 the latest. Panel data regression technique is used in this research and random effects assumption is chosen as the best to be applied on the capital structure determinants model, and so the model is constructed by using Generalized Least Square method. The capital structure determinants model constructed in this research shows that asset tangibility and growth of the firm (represented by asset growth) do not have significant effect on debt to equity ratio. It is most likely that these two aspects are not taken into account by listed plantation companies in Indonesia in making their capital structure decision. However, firm size (represented by natural logarithm of total asset) and profitability (with net profit margin as proxy) are proven to have significant negative effect on capital structure. If firm size increases by 10%, debt to equity ratio will decrease by 1.42%; and if profitability increases by 10%, debt to equity ratio will decrease by 4.87%. From the result of this research, it can be concluded that only firm size and profitability that have significant relationship with capital structure for the case of listed plantation companies in Indonesia. These aspects thus should be put into consideration by management and investor or other concerned party when assessing capital structure policy of the companies. Abstract

Abstract—Quiddity of a man as social being, supporting human to live together and perform trading. Trading activity which continue to evolve, driven human to create trading instruments, one of which is the market, and more specifically, traditional market in Indonesia. It is believed that the Traditional Market is a driven factor of the economic wheel. Development of traditional market began to found barriers because of many factors underlying, starting from consumer lifestyle changes to the not-representative infrastructure condition. It is feared that the traditional market will die in the future. Revitalization of Limbangan Traditional Market Project hosted by the Local Government of Garut is a project that engages the sustainable development. The author conducted a study of community development planning activities to be carried out by PT. Elva Primandiri. As a company, PT. Elva Primandiri has social responsibility that must be met in addition to activities that aim to financial profit. Social responsibility is something that is associated with engagement with stakeholders and local communities. The author conducted an applied research with qualitative method which is social mapping that aimed to plan a program. This research includes the capability of the project, society ethnography, social network analysis, and focus group discussion (FGD). Abstract

Abstract- Having a supercar, a high-performance sports car is the dream of every car enthusiasts. But not everyone can buy supercar because of its very expensive price. Even though more people can buy a supercar nowadays, but still a lot of considerations have to be made before buying supercar because of its price. To overcome this, supercar sellers are creating a supercar community consists of supercar owners as their member. The existence of the community is advantageous for supercar seller, community can help increase the supercar’s brand image to the customer and decrease the risk that the buyer can think about. To know the buyer’s behavior in deciding to buy supercar, this research revolves in finding what factor influence the buyer’s purchase intention, and what factor that influenced by buyer’s purchase intention. Including the purchase intention itself, there are 12 variables that used in this research. The data collection method that used in this research is using questionnaire and spread to 40 supercar owners that joins supercar community in Jabodetabek area, Bandung, and Bali. After all the data collected, the data analyzed using reliability test, factor analysis test, ANOVA and regression test. After spreading the questionnaire for a month, the data is analyzed. The result of the data analysis is brand recognition does not influence brand image, perceived risk and word of mouth does not influence purchase intention. The rest of the hypothesis is correct and shows significant influence. The core variable, Purchase Intention is influenced by Brand Image, Brand as Self, and Brand Loyalty Behavior with the level of each significance are 0.05, 0.009 and 0.009 Keywords: Supercar, Brand Community, Purchase Intention, Brand Image, Brand Loyalty Behavior

Abstract

Abstract – Bank Perkreditan Rakyat (BPR) play very important role in Indonesian economy. Therefore, it is accelerated to always be “healthy”. Financial sustainability is one of the critical aspects in microfinance and financial performance is highly correlated with integration and coordination across risk. Therefore, it is important to study the impact of risks towards BPR’s financial sustainability. Major risks in MFIs are asset-liability management risks, which include credit risk, liquidity risk, interest rate risk, and foreign exchange risk. However, BPR do not perform foreign exchange transactions and there are no available data for liquidity risk. But the indicators analyzed and proposed by the author may be used by BPR to monitor their performance. Therefore, the author examines the relationship between credit risk and interest rate risk towards financial sustainability, from 2010 until 2012, in Middle Java BPR with asset below 10 billion rupiah (type A), between 10 to 100 billion rupiah (type B), and above 100 billion rupiah (type C). To determine the relationship, the author uses canonical correlation analysis with cross-sectional data. The result shows that Non-Performing Loan, representing credit risk, has negative and medium significant relationship with financial sustainability in all the cases. Reserve Ratio, representing credit risk, has negative and medium significant relationship with financial sustainability in BPR Asset Type A and C; and negative and low significant relationship in BPR Asset Type B. Net Interest Margin, representing interest rate risk, has positive and low significant relationship with financial sustainability in all the cases. Abstract-Rapidly changing environment requires organizations to respond quickly to these changes in order to remain in the global competition. Organizations often have to change the structure and form of organization in order to respond the environmental changes as well as internal and external pressures. In despite of pressures from internal and external environment, companies must focused on motivating their employees. With the aim of motivating their employees, the company delivers benefit to their employees. Somehow, the benefit from the company not in accordance with employee values and needs. This phenomena trigger the intention to quit from the company or employee turnover. PT. Melati is now one of the biggest National oil and gas companies in Indonesia. Of course this can not be separated from the role of employees is very important to manage and promote the company. In this situation, keep employees in order to stay motivated to work is a must for PT. Melati. There are four major factors according to the theories and exit interview, salary, advancement opportunities (career development), company benefit and job challenge. Four factors are of particular interest to understand and analyze by the writers to prove the corellation with the increase in the employee turnover rate PT. Melati. In the research, the methodology used is the quantitative methods that will give a general view about the influence of motivation with employee turnover. Questionnaire will distribute to the employee and processed by SPSS v.18. Once done with quantitative method by using SPSS program version 1.8, it can be concluded that there are two factors that affect the motivation of employee turnover and two factor motivation that have no effect on employee turnover in the case of organization of PT. Melati. Variable salary and career development are two of the most variable influenced on employee turnover. Two variables are the two main factors that affect employee turnover at PT. Melati. Abstract

Asbrtract- In order to become a developed country, Indonesia needs approximately 12 million entrepreneurs to fulfill the requirement that developed countries of at least 2% of the population are entrepreneurs. Bank Mandiri as a Government Bank makes a company social responsibility programs such as Wirausaha Muda Mandiri. Wirausaha Muda Mandiri awarded to young entrepreneurs who succeed in business. This program is success to increase the interest of young people to become entrepreneur and hoped young generation can success in business field.WMM has produced young entrepreneurs since 2007. Since 2007 there’s no measurement who measure the Wirausaha Muda Mandiri Performance. By using Strategic Factor Analysis Summary, this research aims to determine the performance of the Young Entrepreneur duo mainly regional winners in 2012 .After interviewing eight regional winners and by using the theory of Strategic Factor Analysis Summary showed that 3 of the 8 winners WMM has a below average value and potential bankruptcy. The results obtained are also the majority of these young entrepreneurs have the core competencies to compete. Abstract

Abstract-PM’s workplace condition is very dynamic so IM need to evaluate the intensive training implementation periodically in order to the trained material to PM appropriate with the needs. This research aim to evaluate intensive training implementation which was gave to PM batch fourth. This research focus on evaluation of training PM batch fourth. Result from the research will be recommend to IM to be a consideration for the next training design. This research use qualitative method which use primary and secondary data. The primary data was gathered by interview and the secondary data was gathered from journal published, internet and data from IM which related with the research. Based on the data analysis, the results showed that there is a gap between the materials needed with the material that has been given at the intensive training. There are several competencies need more training, those are pedagogical understanding, knowledge about condition of the placement, survival skills, and leadership skills. Abstract

Abstract- The main topic of this research is finding problems and gap using training evaluation model in PT Bank Tabungan Negara (Persero) Tbk, then coming up with a way to reduce it. In order to know whether the training is successful or not, it is needed to evaluate the training, one of the methods is Kirkpatrick’s the four levels training evaluation model. In this research, the training evaluation program in BTN is analyzed by interviewing the learning division manager and also by comparing the existing training evaluation design used by BTN with the theory that is stated by Kirkpatrick. The training evaluation program is analyzed to see the behavioral change in behavior level of evaluation. This research will show the result of the listing problems that happened in behavior level of evaluation, and also will state the gap that occurred between the theory and the implementation in BTN current training evaluation design.
