Abstract

Abstract- Rumah Kepemimpinan, as a Non-Profit Organisation, has been running for more that a decade, however, they face the same problem regarding to their performance every year. They have a problem in reaching their annual donation inflow target and they seem that they cannot overcome the problem. It was finally found that they do not have a good performance management system. Therefore, this research is conducted to identify the performance variables that help Rumah Kepemimpinan to improve their organisation’s performance. There are three research objectives in this paper, analyse the current vision and mission of Rumah Kepemimpinan to meet the criteria of good vision and mission, identify the new strategies for Rumah Kepemimpinan, and identify the Performance Variables of RK in 2016 based on IPMS Framework. The method used to develop the performance management system is by analysing the vision and mission, assessing the current external and internal condition, identifying the critical success factors, and defining the performance variables based on IPMS Perspective. The data is gathered by discussion with the management, explore information through internet and look to the internal document of Rumah Kepemimpinan. The data analysis shows that the vision and mission of Rumah Kepemimpinan has met the criteria of good vision and mission. The current external-internal condition assessment shows that Rumah Kepemimpinan should apply the “Hold and Maintain” strategy. The discussion with the management and analysis of current external-internal condition of Rumah Kepemimpinan are resulting sixteen Critical Success Factors (CSFs). They are the factors which determine the success of Rumah Kepemimpinan. The CSFs are broken down into performance variables. There are forty-three performance variables that have been identified. Abstract. PT. Bina Rekacipta Utama is an engineering consultant company at oil and gas industry. The owner of the company stated that the employee turnover rate was high and the owners wants fix the problem. The aim of this research was to analyzed motivation level of the employees because individual motivation has significance relation with turnover rate and employee performance. Since PT. Bina Rekacipta Utama is a service company, the engineers are the core of the company. If the employee performance of the engineers can be increase, the company performance also will increase. This research conducted using descriptive analysis and quantitative analysis for the correlation each variable to employee performance. To improve the management system, the researcher wants to analyze the engineering division because this division is the core of the company. The researcher tries to analyze 3 level of organization; Organization level, Team Level, Individual level. And create an organization model for PT. Bina Rekacipta Utama by using the data that have been gathered from the company as an evaluation material to fix its organization model. The researcher used 7S McKinsey organization model because it is the most simple and popular organization model to apply it at PT. Abstract

Abstract – In 2016, Asean Economic Community (AEC) will effectively begin. The purpose of this international collaboration is to enforce economic power in South-East Asia region to become single market and production base. However with policies that may apply according to AEC agreements, there will be challenges for each country in South East Asia region especially because of the tighter competition that might occur. The purpose of this research is to see the readiness of national company to compete in Asean level and to give recommendations to company’s future improvement.. Author chooses PT Adhi Karya (Persero) Tbk. as the object of this research because they have statement in their vision to become the leading company in South East Asia. Moreover, PT Adhi Karya (Persero) Tbk is a company that involved in the industry of construction, one of the most strategically critical industries in developing country like Indonesia. To assess the readiness of PT Adhi Karya (Persero) Tbk., author use analysis of financial ratios to determine the current financial performance of the company. In addition, author also use BUMN framework scoring to get more information about company financial performance. As a benchmark, 3 companies in Indonesia and 3 companies from foreign country in Asean region. The analysis shown that PT Adhi Karya (Persero) Tbk. have many rooms to improve in their current financial performance. The company needs to increase their efficiency. Currently they need averagely 65 days to collect their receivables, which is considerably too long. The company also has to utilize their asset more efficiently since the findings shown that their significant increase in asset did not followed by high increase on sales. For leverage, PT Adhi Karya (Persero) Tbk could increase their debt to increase their financial leverage. They also could considering to merger or joint venture with foreign company from South-East Asia to prepare the competition of AEC since there are some foreign companies that perform well in construction industry, Keywords: Finance, financial performance, financial ratio analysis, construction industry, state-owned enterprises, Asean Region.

Abstract

Abstract. Along the years, we can not deny that coffee shop become a fast-growing business in Indonesia especially in urban city such as Jakarta, Bandung, Medan, Surabaya, and other cities. There is a really huge market this sector since drinking coffee is not longer a necessity but lifestyle. Bridge Coffee is on of those coffee players which produce premium roasted Indonesian coffee beans and other beverages for cafes, restaurant, corporation, and especially for end-customer. They are currently planning to open their first coffee shop in Bandung, which they named it Bridge Coffee Boutique and Dining. Coffee shop is a very competitive business, and attracting new customers is a consistent challenge. One of the best ways to attract new customers to Bridge Coffee Boutique and Dining is to offer something of value to change their "normal" behavior and encourage them to try something new. Therefore, this research has the objective to examine experiential marketing program from Bridge Coffee’s potential customers and give recommendation to Bridge Coffee Boutique and Dining on the things the should do. To gather the data, focus group discussions were done three times. The result of this study shows that the customer already recognized some uniqueness of experience in Bridge Coffee Boutique and Dining. It highlights the coffee gallery, which show many information about coffee, coffee beans and coffee equipment showcase as the first experience that given to visitor. Another result is that Bridge Coffee Boutique and Dining overall service admitted higher than average compared with other cafe or restaurant. Abstract

Abstract. PT. Kartina Trisatria is a nationwide company centered in Tanah Abang (the head office recently moved to Tanah Kusir, Jakarta) that has 83 direct employees and also has business partners (for production) with more than 1000 employees and also had implemented the employee engagement strategy, which is a concept that became very important human resource management strategy in companies worldwide, for their daily business activity. But even with the implementation of employee engagement, the employee turnover of PT Kartina Trisatria is still quiet high averaging 11.735% in 2009-2013 (PT. Kartina Trisatria, 2014). The purpose of this research is to find out which factor that affect the employee engagement in PT Kartina Trisatria and in the end will analyze about factors that need more improvements, in order to maintain the employee engagement within employees in the company. The employee engagement model this research will use is based on the American Society for Training and Development (ASTD) because it is suitable with the internal condition of the company to identify which driver variables of employee engagement needed to be improved. This research primary data was taken from questionnaire and interview with the employees in PT Kartina Trisatria. Then the questionnaire data was analyzed using the frequency test method with SPSS software. The interview was explained using narrative in the project. The analysis of the data showed this research that the driver variable that has the lowest score was the hygiene factor, which consists of resources and job salary given by the company. These researches gave suggestions about the improvement of the compensation system and also add some variables, which is position allowance, vehicle allowance, merit pay, and family allowance. Keywords: employee engagement, PT Kartina Trisatria, ASTD, compensation, Herzberg

Abstract

Abstract. The number music festival in Bandung has increase rapidly in recent years and the competition that tighter than before. In accordance with growth of music festival in Indonesia and Bandung both in numbers and creation, it is not enough for creating event that made the visitor felt satisfied, they have to be delighted. Having a delighted customer will leads into higher loyalty level of customer more than satisfied customer. Hence, this research is intended to analyzing the journey of customer delight formation and took a case of Focal Point 2015. Focal Point is a bi-annual thematic music festival that took picnic as the theme that has ambition to grow in the future. Hence, it is not enough to create an event that make visitors feel satisfied, they have to be delighted. To know the journey of customer delight in Focal Point 2015, author combining several concept of customer delight into a conceptual framework for measuring customer journey since there is no exact variables in measuring customer delight. The variables are consists of surprisingly positive performance, positive affection, level of satisfaction, and customer delight. Qualitative research is applied for this research in order for knowing deeper of what visitors really think and feel towards experience given by Focal Point 2015. Purposive case is used to map out the surprise elements that triggering customer delight on each person and conclude it based on the saturated pattern of data. Fifteen respondents were interviews for generating the customer delight journey. Positive surprise elements are found as the catalyst to delighted customer. Of the entire positive surprise element, atmosphere and picnic activity as Focal Point 2015 theme were indicating as the most memorable when visitor recalled the moments. Abstract

Abstract. Body image is perception of personal physical appearance that can be positive or negative and also leading to body satisfaction or body dissatisfaction. Body satisfaction or dissatisfaction affect individuals in all ages and also have potential to impact lifestyle choices. Most individuals expressed dissatisfaction on their body weight and specifically in their abs area. Through film and various types of advertising both in Indonesia and the world, people are introduced to the figures with high slim women and muscular man. The mass media also create an image as if the slim women and muscular man better than people who fat. In movie, actress that have slim body is the main character. Sometimes women which is overweight and not fashionable, often becoming bullied by the people around but it will eventually turn into a slim beautiful girl that like by the men. This is happened in the movie series Yo Soy Betty la fea in 2000s, which was popular in Indonesia. Fashion  consumption influenced by the body image because from the previous research said that, when consumers’ bad body image, if their status is lower too, then their self-brand connection with fashion brands is higher than that of the high status; and when consumers’ self-esteem level is high, the result is opposite. Another variable that is involved in fashion, which also affects the consumption of fashion products, adapted from previous studies, are value consciousness and self-expression through the brand. This research method is the interview for exploratory research and questionnaires with Likert scale, the population is young adults in Indonesia aged between 18-25 years. This research result using exploratory research to define the beauty and body image means among young adults in Indonesia. From the exploratory research, the body image definition in young adults in Indonesia is supported the previous research which is  perception of  personal physical appearance that can be positive or negative and also leading  to body satisfaction or body dissatisfaction. In Indonesia people concern about their body shape, appearance, and also their face and skin. The beauty standard in young adult in Indonesia is when have good inner and outer beauty which means not only physically beautiful or handsome but also have a good personalities. The descriptive research result is that fashion consumption positively influenced by body image, fashion involvement, and self-expression through brand. Variables are adapted from several research with framework, furthermore this research is includes value consciousness which was predicted to positively influence towards fashion consumption turns out to negatively moderate the relationship. Abstract. This research objective to know the marketing mix of DK Donut Company and the influence of marketing mix toward purchase decision donut. Variables that used are variable marketing mix and variable reseller purchase decision. Questionnaire was done toward 78 respondents that take randomly and be analyzing using SPPS. Researcher also had done observation on production place. The results of this research are DK Donut Company had set marketing mix (product, price, place, and promotion).In product variable, DK Donut Company had produced a product with brand DK Donut. DK Donut’s reseller can use their brands and sell the product with reseller price.In price variable, DK Donut Company decided its product price based on competition based pricing (competitor’s price). In place or distribution variable, DK Donut Company has some reseller who distribute company’s product. DK Donut production place is not strategic so the location is not easy accessible reseller especially reseller by a car. In promotion variable, DK Donut had built billboards to promote the product and brands DK Donut to the reseller/consumer. Variable product and price gives positive influence toward purchase decision significantly. Recommendation to DK Donut Company to make the production place strategic by replace production place (by rent a shop store) which is accessible to all kind of reseller. Abstract

Abstract- The main themes  of this  research on the "location  housing, ease of getting loans, income, house prices, facility and public facility and legal aspect of the home purchase decision in Banyu Herang Garut Regency". The method used in this research is quantitative research methods to approach the problem formulation descriptive and verification. In this study, the data used is primary data. The statistical test used in this study multiple linear regression method. Results of research are based on a statistical calculation results of multiple regression analysis, it can be concluded that, partially, the variable housing Locating affect the Home Purchase decision, and for variable Ease of Getting Loans no effect on the Home Purchase decision, variable income does not affect the Home Purchase decision and also variable House Prices affect the Home Purchase decision, Facilities variable does not affect the Home Purchase final decision and Legal Aspect variables affect the Home Purchase decision. For analysis together simultaneously variables simultaneously housing Locating variable (X1), Ease of getting loans (X2) Income (X3) House prices (X4) Facilites (X5), and Legal aspect (X6) effect on variable Home Purchase Decision (Y) with a total effect of 92.5%, while the remaining 7.5% is influenced by other factors not observed. Keywords: Locating housing, Easy of getting loans, Income, House prices, Facility and public facility and Legal aspect of the Home Purchase decision.

Abstract

Abstract. Mining sector is the 4th largest economy sector in Indonesia. It contributed to around 16-20% of the country’s GDP and export. In 2009, the government introduced Mining Act law to improve the mining sector and Indonesia’s economy as a whole. Although well-meant, it introduced a myriad of problems in the industry, which impacted the sector as a whole. In addition, falling selling prices, weakening rupiah and lack of infrastructure resulted in decreasing financial performance for mining companies in Indonesia. Enter PT Cakra Mineral Tbk, a new mining company in Indonesia since 2012. It was an agriculture company  specializing in cassava and palm oil before it decided to change its business core to iron ore mining in 2011, based on a feasibility study it conducted since 2010. The company performed terribly for the past years, which is very different compared to the expected performance of its feasibility study. In comparison, many leading mining companies in Indonesia maintained profitability in the last 5 years despite various problems and limitations in Indonesia’s mining industry. As such, this study aims to assess this company’s financial performance and value, compare it with the aforementioned leading mining companies and provide recommendation to be used by its management and investors.The results of this study is that PT Cakra Mineral performed terribly in the last 5 years compared to benchmark companies. In addition, the company generated zero revenue in 2010-2011, rendering DuPont analysis unusable in those years. Market multiples valuation turned out to be inconclusive due to unique circumstances surrounding its stock (CKRA). Discounted cash flow valuation revealed that CKRA is overvalued in base, optimistic and pessimistic scenarios. In conclusion, this study recommends that the company focus more on zircon sands mining, improve mining asset utilization, and acquire more debts if and when the company turned around to become profitable. For investors, it would be wise not to invest in the company at least for the next 5 years, and to stay away from the mining industry in the foreseeable future. Keyword : Financial performance, valuation, discounted cash flow, mining industry.
