Abstract

The purpose of this study is to formulate strategies and to develop appropriate scenario for the management of an industrial area towards Eco Industrial Park. Analytical Hierarchy Process (AHP) is used as the analytical method. Industrial actors in an industrial area can jointly improve environmental, economic, and social performance, through the minimization of environmental impact and also has the ability to make products with competitive advantage in the market, based on the results of gap analysis between existing conditions and the ideal concept and Eco Industrial Park benchmarking. The analysis and interviews with several experts showed that, in the industrial estate management of the Eco Industrial Park, the most important objective that needs be achieved is environmental and ecological sustainability.

Abstract

The City of Sawahlunto was previously recognized by its coal mining activities. Since the decline of mining production in Sawahlunto, the city became a new administrative area which is divided into old and new town areas. This paper discusses the changing identity of Sawahlunto. Urban involution characterizes the town condition; the population number increases but without the expansion of urban character. Some parts of the town are small settlements with strong local identity. Thus, this condition affects "the breakdown" or "the duality" of Sawahlunto identity represented by old town and Talawi city.

Abstract

A piece of land located strategically in the downtown of Bulukumba City covering 11.440 sq meters, owned by Bulukumba Regency, has been left unoccupied for more than 8 years. The land is formerly occupied by Bulukumba central market which was relocated 8 years ago. Since then the land was remain unmanaged and no effort has never been made to develop it for instance by permitting generating income activities or even social activities to exploit the land. The paper aims to determine the best use of that piece of land. The best land use is obtained by employing Highest and Best Use Method. This kind of method needs land market value as indicator assuming that the highest value reflects the best use of land. The highest land value for specific kind of land use is obtained by involving land residual technique and cash flow method. The result will then be compared by the land value for the same land in vacant condition by using direct market comparison method. The research concludes that the highest and best use of the land, which formerly used for central market in Bulukumba city, is shopping centre. This kind of land use may create market land value as high as Rap. 2.000.000,-/m².

Abstract

It seems that Export Base Theory particularly in the natural resource export base case is considered as an obsolete theory and barely discussed again in planning journals. This paper tries to revisit the application of economic base concept for Arab Saudi case. Data, references and observation of Saudi Arabia case, strongly proof that Saudi Arabia has developed successfully implementing development concept that heavily rely on this theory. The five year development plans of Saudi Arabia shows a very strong influence of the theory. Many regions in Indonesia show similarity to Arab Saudi in which has prosperous natural resources. They can take lessons to imitate the succes of Arab Saudi.

Abstract

The trend of tourist activities has changed in the last ten years, particularly on the awareness about environmental quality, education and involvement of local community. This paper discusses the ecotourism area that has become a tourist attraction as well as environment conservation. Part of ecotourism concept has been applied in the development of Capollaga except for the rest of the areas. Local community has not been intensively involved and has not obtained the optimum benefits from ecotourism in the area. Ecotourism has not contributed much in stimulating the economy of local community as well as of local income. In order to meet the criteria of ecotourism concept, efforts particularly involvement of local community is needed.
