Abstract

Penjadwalan mengatur jumlah waktu yang tersedia untuk menyelesaikan setiap aktivitas proyek yang diperlukan hingga mencapai hasil yang optimal dengan mempertimbangkan batas-batas yang ada. Keterlambatan sebuah proyek dapat menggunakan alternatif crash program berupa menambahkan sumber harian, seperti tenaga kerja atau peralatan, agar aktivitas proyek dapat selesai diwaktu yang lebih optimal. Pada penelitian ini alternatif yang digunakan pada proyek pembangunan Gedung Perkuliahan Terpadu IAIN Sultan Amai Gorontalo adalah dengan penambahan tenaga kerja untuk memperoleh waktu dan biaya optimal. Dari hasil analisis pada penelitian diperoleh efisiensi waktu sebesar 29% dengan pengurangan sebanyak 11 hari dari durasi normal 38 hari. Sementara total biaya berubah menjadi Rp. 1.867.028.999,60 sehingga mengalami pengurangan biaya sebesar Rp. 9.873.332,60 dari total biaya awal sebesar Rp. 1.876.902.332,20 dengan nilai efisiensi biaya 1%.

Abstract

Bore pile foundations are a type of deep foundation that does not displace surrounding soil, commonly used alongside pile foundations. Key elements in construction projects are cost, time, and quality, making the evaluation of cost and time crucial to meet project plans without sacrificing quality. This study focuses on: (1) calculating bore pile productivity, (2) determining the volume of completed work, (3) assessing the unit price of bore pile foundations, (4) comparing the unit price using the AHSP Cipta Karya Permen PUPR No. 28 of 2016 with field conditions, (5) identifying delays in bore pile work, and (6) comparing project timelines using the S curve. The analysis shows that the total cost based on AHSP is Rp. 3,676,848,177.59, while the field cost is Rp. 4,266,992,505.98. The AHSP schedule estimated 77 days, but the field completion was 84 days, indicating a 7-day delay. Factors contributing to these discrepancies include differences in pricing, project and material delays, equipment issues, and weather conditions.

Abstract

One of the main aspects in building construction projects that significantly impacts the cost and duration of the project is beam work. The large volume of this work contributes to the overall cost and time of the project. Therefore, improving labor productivity is crucial to optimize cost and time expenditure. The parameters analyzed in this study include productivity analysis and unit price analysis. The final results of this study show that the daily productivity rate for beam formwork work based on the Unit Price Analysis (AHSP) of the Ministry of Public Works Regulation No. 28 of 2016 is 2.943 m²/day. In contrast, the field method achieved a productivity rate of 3.727 m²/day, resulting in a 21.04% difference between productivity according to AHSP 2016 and field performance. The cost comparison for beam formwork work, derived from the Unit Price Analysis (AHSP) of the Ministry of Public Works Regulation No. 28 of 2016, indicates a cost of IDR 106,456.00 per m². Using the field method, the cost is IDR 81,391.60 per m², showing a cost difference of approximately 23.54% between AHSP 2016 and field costs. Factors causing differences in cost and productivity include work methods, job supervision, labor quantity, coefficients, and variations in material usage.

Abstract

Value Engineering is a method as an effort to save costs by changing the previous design on a particular job with a more economical design in terms of cost but still maintaining the function, quality, and value of a building. In this study, Value Engineering analysis applies six stages, namely the information stage, the function analysis stage, the creative stage, the evaluation stage, the development stage, and the presentation stage. The object of this research project is the Construction of the Gorontalo State Administration Building. The application is carried out on architectural work, namely on wall, floor, and ceiling work. The results of the study showed that there were savings on wall work of Rp. 147,273,333.24 or 6.45% of the initial cost, and on floor work there were savings of Rp. 67.430.567,75 or 6,31% of the initial cost, and on ceiling work there were savings of Rp. 8,124,051.08 or 1.14% of the initial cost. The total savings from all selected work was Rp. 222.840.013,38 or 5,48% of the initial cost of Rp. 4,063,844,279.62

Abstract

A project is a series of activities aimed at achieving specific objectives within limited time, resources, and constraints. In complex construction projects, such as dam and bridge construction, proper planning, execution, control, and monitoring are crucial to ensure timely completion. Delays in such projects can lead to increased costs and missed targets. This study focuses on the time acceleration of the Owata Bridge construction, which is part of the Bolango Ulu Dam Package III Project. The method used in this research is the crashing method, a project management technique used to shorten project duration at the lowest possible cost. The analysis was carried out on the foundation and abutment work components of the bridge. Based on the crashing analysis through the addition of workforce on critical path activities, the total project duration was successfully reduced by 17 days or 9.39%, from an initial duration of 181 days to 164 days. However, this acceleration led to an increase in total project cost from Rp. 4,125,666,382.00 to Rp. 4,153,661,940.15, resulting in a cost difference of Rp. 27,995,558.15, or an increase of approximately 0.7%. These findings indicate that time efficiency can be achieved with minimal cost implications using the crashing method. This research contributes to better project planning and decision-making in infrastructure development, especially in projects with tight deadlines and significant social-economic impacts.

Abstract

The tender process in construction project procurement is pivotal for determining the success of infrastructure development A vital part of this process is the method of determining the bid price used by contractors to secure a probability of winning while also achieving optimum profit. This study aimed to analyze and compare the mark-up value, win probability, and expected profit using two bidding strategy models the Friedman Model and the Gates Model in the construction project bidding process at the North Bolaang Mongondow Regency LPSE for the 2022-2023 period. The method used was a statistical approach involving the processing of secondary data from completed project bid data. The analysis was conducted on mark-up data. and the probability of winning and expected profit were calculated for each model The analysis results revealed that each model had distinct characteristics in determining the best bidding strategy The Friedman Model tends to produce more cautious mark-up values with a stable win probability, while the Gates Model offers a bolder approach in its expected profit calculation. Thus, this study has been able to notify construction practitioners in formulating policies on the importance of selecting a bidding strategy method that aligns with market conditions and the number of competitors, thereby enhancing effectiveness in the construction project tender process.

Abstract

This study presents an in-depth analysis of the impact of the Time-Cost Trade-Off (TCTO) method on the time and cost efficiency of a project for the construction of septic tanks and their supporting facilities in Boalemo Regency. This construction project is part of the implementation of a Presidential Instruction (Inpres) aimed at improving domestic wastewater management in the region, with the project carried out in five subdistricts: Paguyaman, Paguyaman Pantai, Wonosari, Botumoito, and Mananggu. The research methodology utilized relevant secondary data, including the Budget Plan (RAB), the predetermined project duration schedule, and technical implementation records from the field. These data were comprehensively analyzed using Microsoft Project software and manual calculations to identify the critical path, as well as to calculate the crash duration, crash cost, and cost slope. Several acceleration scenarios were tested by adding 2, 3, and 4 hours of overtime. The results indicate that the addition of 2 hours of overtime achieved the most efficient balance, shortening the project duration to 72 days with a total cost of IDR 12,570,663,957. Meanwhile, the 3-hour overtime scenario reduced the duration to 70 days at a cost of IDR 12,639,692,694, and the 4-hour overtime scenario cut the duration to 69 days with a cost of IDR 12,708,721,431. These findings demonstrate that acceleration through overtime offers flexible options for project managers to achieve efficiency while considering the associated cost implications.

Abstract

Based on the Decree (SK) on the Change of Slum Locations in Bone Bolango Regency, Dutohe Village in Kabila District was designated as one of the areas experiencing a decline in residential quality and classified as a light slum area. The existing condition shows that the average damage level of neighborhood roads reaches 40.03%, and the drainage system is not yet optimal with an average value of 33.19%. This study aims to plan infrastructure improvements in the slum settlement area of Dutohe Village and to estimate the cost of planning road and drainage infrastructure as an effort to create a more livable and sustainable settlement area. The research method used is a mixed method, combining quantitative and qualitative approaches through field surveys, interviews, and technical design analysis (Detail Engineering Design). The research results indicate that the proposed technical plan includes the construction of neighborhood roads using paving blocks with a total length of 3,038 meters and drainage channels using U-Ditch and stone masonry with a total length of 3,994 meters. The total estimated cost required is IDR 3,671,111,028.53, consisting of 84.93% for road works and 15.07% for drainage works. The project implementation period is planned for approximately five months (155 days) based on the network planning analysis. The improvement of road and drainage infrastructure is a top priority to reduce slum conditions in Dutohe Village. It is recommended that the local government allocate budgets gradually and involve community participation to ensure sustainable settlement management and improve residents’ quality of life.
