Abstract

Successful execution of a construction project on time is one of the most important goals, for both owners and contractors. As in the construction of terracotta cafee renovation work which regressed to week 14, causing inaccuracies between the planning schedule and the construction implementation schedule. This study aims as an evaluation to get the fastest time acceleration using the CPM (Critical Path Method) cut and crashing method. From schedule data, RAB, and analysis of wage prices and weekly progress, a network is created and determines the critical path to then be cut and crashed. From the results of the study, it was found that the acceleration of the project can be done up to 77 days 6 days faster than normal days, which are 83 days with an acceleration cost of Rp. 337,649,065.79 or an increase of Rp. 20,125,000 from the normal cost of Rp. 317,524,065.79. The percentage of comparison due to the acceleration of the project using the critis cut and crash path method, that is, for an acceleration time of 5.59% faster than normal time. Meanwhile, the acceleration fee is 6.34% greater than the normal cost. So with this research, the costs incurred become more expensive, but the project completion time becomes shorter and more concise. It done on July 2rd, 2023.

Abstract

The intersection of Jalan Sukomulyo and Jalan Kyai H. Syafii is one of the 3 unsignalized intersections with quite high traffic levels. So it is necessary to conduct research on the performance of the intersection. This type of research was conducted using field observation methods. The primary data collection is done by making direct observations at the Sukomulyo road intersection and Kyai H. Syafii road. The LHR survey was carried out for one week by directly recording vehicles passing through the planning location at 15-minute intervals. When the data have been obtained, it analyzed based on the Directorate General of Highways MKJI 1997. The results of the analysis of the performance of the intersection at the Sukomulyo road intersection and Kyai H. Syafii road show quite good results even though many vehicles pass it. Morning traffic volume is 4220.8 pcu/hour, afternoon is 2071.6 pcu/hour, in the afternoon is 3741.3 pcu/hour. The morning intersection capacity is 6552.74 pcu/hour, the afternoon is 4805.38 pcu/hour, in the afternoon is 5500.06 pcu/hour. The degree of saturation in the morning is 0.64, afternoon is 0.43 and afternoon is 0.68. Morning delay is 7.79 seconds/hour, afternoon is 3.98 seconds/hour, in the afternoon is 8.57 seconds/hour. Probability of queuing in the morning with an upper limit of 35.22% and lower limit of 16.98%, Probability of queuing in the afternoon with an upper limit of 20.44% and a lower limit of 8.5%, Probability of queuing in the afternoon with an upper limit of 38.78% and a lower limit of 18.98% .

Abstract

In construction projects, particularly in the development of the Co-Working Space in Lamongan Regency, discrepancies between the planned schedule and actual outcomes often occur, both in terms of time and cost. This is generally caused by ineffective planning and control during project execution. This study aims to analyze cost and time management of the project to achieve more efficient and timely implementation. The research method applies the Critical Path Method (CPM) as the primary approach to determine the critical path and minimum project duration, complemented by the Program Evaluation and Review Technique (PERT) to estimate time uncertainties. The results show that using CPM, the critical path involves activities A, B, D, F, G, E, V, X, AA, AB, AD, AE, AG, AK, AT, BA, AU, AV, AY, BB, BD, AZ, BH, and BE with a total duration of 136 days, saving 22 days from the initial plan of 158 days. Using PERT with the same critical path, the project is estimated to be completed in 148 days, saving 10 days, with a cumulative distribution value of 3.7, indicating a 99.98% probability of project completion before the target date. In conclusion, CPM and PERT are effective for controlling project cost and time, with CPM providing greater time efficiency.

Abstract

The Warehouse and Musholla Development Project for the Mainsub Tuban II-IV Area is scheduled to be completed within 18 weeks with a contract value of Rp1,543,013,748.08. The purpose of this study was to determine the cost and time performance and the factors that caused the delay and progress of the project. The method used in this study is the Earned Value method which uses elements of cost and time as well as physical performance of the work. Data obtained from the project include the project Time Schedule, Budget Estimate Plan (RAB), weekly project reports, and actual costs, then cost, schedule, variance, performance index analysis was carried out by explaining the problems that emerged during the study. From the results of the analysis, it is known that the costs incurredare lower than the budgeted costs (costs are more efficient than planned) and the completion of the project is according to schedule, which is 18 weeks. However, there was a delay in progress in the 5th and 6th weeks indicated by the SPI (Schedule Performance Index) values of 0.766 and 0.934, which means that the implementation time is slower than the planned schedule caused by technical problems with the implementation of soil excavation that is not in accordance with the plan. The delay in progress can be pursued by accelerating in the 10th week to the 15th week with quite significant progress. The estimated final cost calculation result of the project is Rp1,492,777,469.16 with a completion time of 18 weeks.

Abstract

In a building construction project, of course, there are many methods used to schedule a job as well as the cost budget. The purpose of this research is to determine the results of time and cost analysis on the Satnarkoba Police Lamongan Building Construction project. This research uses Critical Path Method (CPM) and Project Evaluation and Review Technique (PERT) with the help of Ms Word 2010 application program to analyze cost and time management. From the results of the analysis, a Network Diagram was found in which there was a series of critical work. Cost analysis is obtained by processing RAB and AHSP data. From this data, the volume, coefficient and wages of workers are obtained as a reference for processing workers' wage data. Based on the results of the analysis found, the critical trajectory, namely with work codes A, E, D, C, G, J, K, N, AF, and AE on a project that lasts for 180 days, gets an acceleration result of 144 days, so the chances of the project can be completed within 144 + 36 = 180 days, with a probability of 4.02%. Based on the results obtained, the average level of probability is greater than 4.02%, this is included in the very high category. In terms of costs incurred from each development, it shows optimal cost efficiency.

Abstract

Time and cost management play an important role in the success of a construction project. Therefore, project planning and scheduling must be done carefully before implementation begins. The Soko – Karangbinangun road improvement project faces a number of challenges, especially in terms of time management. In this project, the work that was supposed to start on September 3 according to the contract, was delayed and only started on September 23. This condition has the potential to cause delays in project completion. This study aims to compare the results of theoretical calculations with the factual conditions in the field, and to evaluate the possibility of accelerating the project schedule without sacrificing cost efficiency. The acceleration method used in this study is the overtime system with variations in duration of 1, 2, and 3 hours. Ms. Project is used as a tool to identify the critical path in the project. The results of the analysis show that out of 9 initial work items, there are 8 items included in the critical path. With a variation of 1 hour overtime, the project duration can be accelerated to 68 days, 10 days shorter than the normal duration of 78 days, with a crashing cost of Rp. 1,233,684,874.50 from the normal cost of Rp. 1,229,803,328.00. For 2-hour overtime, the work can be completed in 59 days, 19 days faster than the normal duration, with a crashing cost of Rp. 1,246,809,926.00. While for 3-hour overtime, the project can be completed in 51 days, or 27 days faster than the normal duration, with a crashing cost of Rp. 1,264,842,460.50. From the results of the analysis that have been known, it can be concluded that the 2-hour overtime variation method is more effective to apply.

Abstract

Investasi merupakan penundaan pengeluaran saat ini untuk mengalokasikan dana ke dalam aktiva produktif dalam jangka waktu tertentu. Investor sebagai pelaku investasi memerlukan analisis kelayakan sebelum melakukan investasi. Properti seperti rumah tidak hanya berfungsi sebagai tempat tinggal tetapi juga sebagai aset yang bernilai ekonomis. Penelitian ini bertujuan untuk menganalisis kelayakan finansial investasi pembangunan rumah tipe 30/60 di Kebet Residence Lamongan dengan menggunakan metode Benefit Cost Ratio (BCR). Selain itu penelitian ini juga mengevaluasi perencanaan anggaran yang dibutuhkan dalam proyek tersebut. Data diperoleh dari pembangunan rumah tipe 30/60 sebanyak 30 unit dengan total biaya sebesar Rp3.192.616.000. Hasil perhitungan BCR menunjukkan nilai sebesar 1,27 yang menunjukkan bahwa investasi ini layak secara finansial karena manfaat yang diperoleh melebihi biaya yang dikeluarkan. Dengan demikian pembangunan rumah tipe 30/60 di Kebet Residence Lamongan dinyatakan layak untuk dilaksanakan.

Abstract

Keberhasilan melaksanakan proyek konstruksi tepat waktunya adalah salah satu tujuan terpenting, baik bagi pemilik maupun kontraktor. Seperti pada pembangunan pekerjaan renovasi cafee terakota yang mengalami kemunduran sampai minggu ke 14 sehingga menimbulkan ketidak-tepatan antara jadwal perencanaan dan jadwal pelaksanaan pembangunan Penelitian ini bertujuan sebagai evaluasi untuk mendapatkan percepatan waktu yang paling cepat dengan menggunakan metode CPM (Critical Patih Method) cut dan crashing. Dari data schedule, RAB, dan analisa harga upah dan progres mingguan dilakukan pembuatan jaringan kerja dan menentukan jalur kritis untuk kemudian dilaksanakan cut and crash. Dari hasil penelitian didapatkan bahwa percepatan proyek dapat dilakukan hingga 77 hari atau atau 13 Minggu 6 hari lebih cepat dari hari normal yaitu 83 hari atau.14 Minggu dengan biaya percepatan sebesar Rp. 337.649.065,79 atau menggalami kenaikan Rp. 20.125.000 dari biaya normal Rp. 317.524.065,79. prosentase perbandingan akibat adanya percepatan proyek menggunakan metode jalur critis cut and crash yaitu, untuk waktu percepatan sebesar 5,59% lebih cepat dari waktu normal. Sedangkan untuk biaya percepatan ialah 6,34% lebih besar dari biaya normal. Sehingga dengan dilakukan penelitian ini, biaya yang dikeluarkan menjadi lebih mahal, akan tetapi waktu penyelesaian proyek menjadi lebih singkat dan lebih ringkas. Sehingga dengan adanya penelitian ini, pekerjaan dapat terselesaikan pada tanggal 2 Juli 2023.
