Abstract

Pontianak city, which has a unique geographical character due to its location on the equator and the presence of the Kapuas River, shows significant tourism potential. Its strategic position, directly bordering Malaysia, also drives an increase in international tourist arrivals each year. This positive trend, coupled with rising hotel occupancy rates, indicates a market gap in accommodation that is not only functional but also capable of representing the richness of local culture. The strong Malay culture, particularly in the coastal areas, is a primary attraction that has not been optimally utilized within the hospitality sector. In response to this need, the design of a Boutique Hotel is proposed as the most suitable solution. Located on an 11,120.34 m² site, the project addresses the demand for accommodation while serving as a medium for cultural preservation. The plan includes two six-story towers with a total required building space of 6,520 m². The design will adopt elements of Malay architectural heritage, specifically through a secondary skin on the facade inspired by the shape of the tanjak (a traditional Malay headdress). To respond to the Gley soil (peatland) conditions by the river, the building structure will utilize a concrete pile foundation (cerucuk), with the expectation that the hotel will strengthen Pontianak's image as a competitive cultural tourism destination.
