Abstract

Evaluating the functional feasibility of existing structures is crucial to ensure public safety. This study aims to evaluate the seismic performance of a 7-story office building in Manado based on SNI 1726:2019 and SNI 2847:2019 provisions, and to formulate retrofitting recommendations utilizing Building Information Modeling (BIM). Overcoming the drawbacks of assumptive modeling, the actual concrete compressive strength (fc' = 25 MPa) was established through calibrated field Non-Destructive Test (NDT) data. The physical geometry was modeled in Autodesk Revit and exported to Robot Structural Analysis Professional (RSAP) for dynamic response spectrum computations and capacity evaluations. Global performance analysis indicates adequate lateral stiffness: the mass participation ratio exceeds 90%, story drifts are within safe limits, and P-Delta effects are negligible. The consequences of four horizontal irregularities were successfully accommodated through design eccentricity amplification. However, the local performance evaluation of Special Moment Resisting Frame (SMRF) elements revealed significant vulnerabilities. Based on the Demand/Capacity Ratio (DCR) and minimum ductility requirements, 101 beams (39%) and 46 columns (34%) were classified as critical due to internal force capacity deficits, slenderness instability (δ > 1.40), and inadequate longitudinal reinforcement ratios (ρg < 1%). To mitigate software interoperability limitations and reverse transfer errors, the retrofitting recommendations were reintegrated into the BIM model semi-manually. The utilization of custom parameters and view filters in Revit successfully converted complex matrix data into an interactive 3D color-coding representation map. This mapping precisely localized the application of Fiber Reinforced Polymer (FRP) and confining beams, demonstrating the effectiveness of BIM as a reliable spatial navigation instrument for existing building maintenance.   Keywords: structural evaluation, Non-Destructive Test, Building Information Modeling, Demand/Capacity Ratio, retrofitting
