Abstract

The rise of sharing economy platforms has created a competition between hotels and Airbnb accommodations in filling the city space. Airbnb's accommodation concept is highly efficient in utilizing unused assets, aligning with SDG Goal 11. A large number of tourist visitors causes the development of Airbnb in The Special Region of Yogyakarta. An exploration of the preferences of Airbnb accommodation users will show the characteristics of tourists in terms of tourism demand. Airbnb data is sourced from Airdna, an analytics platform of Airbnb. Airbnb data consist of spatial and non-spatial data. For non-spatial Airbnb data, content analysis was used to explain the preferences of Airbnb accommodation users through reviews. Content analysis was carried out by categorized information units for each review and grouped it in form of positive (satisfied) or negative (dissatisfied). For Airbnb spatial data, spatial analysis was performed based on distribution patterns, proximity to road access and tourist sites, and the associations between accommodations and surrounding objects. Airbnb accommodations in Yogyakarta City and its surrounding areas are distributed across the region, with higher concentrations in tourist zones. Content analysis findings indicate that host hospitality receives the highest proportion of positive feedback from Airbnb users. Spatially, it shows that Airbnb accommodations in the Jetis and Kraton sub-districts achieve the most favorable ratings for amenities, location, hygiene, host and staff performance, as well as room and toilet conditions. In contrast, factors such as price, calmness, and building remain relatively uniform across all surveyed areas.

Abstract

Tourism, as the backbone of the economy of Yogyakarta Municipality, is also the main source of demand for accommodation services. Under these circumstances, Airbnb penetrates the accommodation market in the Greater Yogyakarta Urban Region (GYUR). As a company using the principle of the sharing economy, it specialises in accommodation services. Airbnb has grown tremendously, as it acquired 1,164 accommodation partners in the GYUR in 2017. The hotel industry is probably among the most affected by the presence of Airbnb. The rise of the sharing economy platforms seems to create competition between hotels and Airbnb accommodations. This paper focuses on examining the competition between hotels and Airbnb accommodations in the GYUR both in spatial and temporal terms. This research was conducted based on secondary data analysis and field observations. Secondary data analysis was performed through mapping of the distribution of hotels and Airbnb accommodations to explore possible competition between the two. Field observations focus on describing the neighbourhood environments and the accessibility of both types of accommodations. The research shows that Airbnb accommodations are mainly concentrated in the densely populated areas in the urban centre and in tourism-associated areas. Hotels are located in the best part of the city and are situated in close proximity to the city centres, allied infrastructure, and facilities. The high demand for accommodation in the GYUR enables the locals to register their assets as Airbnb accommodation. This is also caused by the absence of regulations governing this home-sharing activity.

Abstract

Penelitian ini menganalisis pola spasial prevalensi stunting di Kota Pekalongan dan hubungannya dengan bencana banjir rob menggunakan pendekatan autokorelasi spasial. Data prevalensi stunting tahun 2023 dan 2024 dianalisis dengan Moran's I dan Local Indicator of Spatial Association (LISA) untuk mengidentifikasi klaster dan pola distribusi. Hasil menunjukkan nilai Moran's I yang lemah (-0,104 pada 2023 dan 0,073 pada 2024), mengindikasikan tidak adanya pola spasial yang kuat. Namun, pada 2024 teridentifikasi klaster tinggi (high-high) di Kelurahan Klego, yang diduga terkait dengan keterbatasan akses air bersih dan faktor kesehatan setempat. Wawancara dengan ahli gizi dan tokoh masyarakat mengungkap bahwa adaptasi ekonomi, seperti kerja di industri rokok, membantu mengurangi dampak banjir rob terhadap stunting. Temuan ini berbeda dengan studi sebelumnya yang menghubungkan banjir dengan peningkatan stunting melalui gangguan ekonomi dan akses gizi. Penelitian menyimpulkan bahwa di Pekalongan, hubungan antara banjir rob dan stunting bersifat lokal dan terbatas, dengan faktor adaptasi masyarakat memainkan peran penting.
