Abstract

Locally unwanted land uses (LULUs) impact differently over time. Prison is one of the LULUs that may influence nearby real estate prices. Yeongdengpo Old Prison is located at the center of Seoul, the capital city of South Korea. After the fast urbanization of Seoul, nowadays that area is covered by apartments with more than 10 stories. Therefore, city planners of Seoul designed a new prison location outside the Seoul city. We assessed the apartment prices before the rumor of prison relocation, during the rumor stage, after the public announcement and after the relocation happens. We used average price of apartment sale in 2000, constant price of apartment sales from 2006 to 2012 and the nominal price and transaction prices of apartments from April 2013 to June 2013 for GIS analysis to determine distance effect of the prison within 500m. We used hedonic regression model to test the effects of area, age, unit, and distance from prison of apartments to its prices. The effect of relocation was not big enough compare to the first announcement of the relocation. Therefore, the distance premium mostly effected by the first public announcement of the relocation and the effect gradually diminished until the relocation happen.

Abstract

The government as the provider of public services often creates dissatisfaction for the community, this shows that there is still a lack of implementation of good governance, which can lead to maladministration and harm the community. The purpose of this study was to describe the conditions of the implementation of Good Governance on the process of public services and the quality of public services provided by the District government to the community. The research method used is descriptive qualitative in order to explore the problems and modes of public service delivery in sub-district units. Based on the research findings, it shows that overall the implementation of public services observed from 9 aspects or elements in the four sub-districts in Pekalongan City can be said to be relatively good enough and even good in its implementation. In general, the problems that are obtained from the results of all observed aspects that occur in the four (4) districts are related to the 6th point of implementing competence, the 8th point of complaint handling, and the 9th point of infrastructure. The results of this study indicate that descriptively, the implementation of Good Governance which is observed from the aspects of transparency and accountability has generally been applied in the organization of the four sub-districts in Pekalongan City but has not been fully implemented properly. Meanwhile, inferentiallly the implementation of Good Governance has a positive and significant effect on public services in the four districts with different levels of influence in each District Office.

Abstract

This community service activity aims to map the potential of the village and establish zoning for the development of integrated organic areas in Patuk Village, Patuk Subdistrict, Gunungkidul Regency. The results obtained from this activity demonstrate that the residents of Patuk Village can comprehend the existing village potential, accompanied by mapping its various aspects. Additionally, this activity successfully enhances community knowledge and participation in determining zoning based on designated activities, facilitating the development of more targeted integrated organic areas. The mapped potential of Patuk Subdistrict includes physical and economic aspects (agriculture, plantations, animal husbandry, MSMEs). The proposed zoning for the development of integrated organic areas consists of Zone A as the center of subdistrict activities; Zone B as an organic training center; Zone C as an area for sustainable agriculture, livestock, and fisheries; and Zone D for waste processing and agricultural product processing.

Abstract

The government of Sleman Regency has been actively implementing the Smart Living concept within the Smart Regency framework where its key achievements include developing type C terminal facilities, creating a transport licensing management information system, and collecting data on public transport modes and routes. However, complete access and integration of public transportation with all government facilities, such as hospitals, schools, and offices, remain unrealized. Thus, this research examines the relationship between flow map analysis and residential density in Sleman Regency, based on data from local residents, to address these integration challenges. The analysis was conducted using quantitative methods, especially ArcGIS. Research data were collected through interviews, questionnaire distribution, and observation throughout the regency. The results showed that the current form of movement patterns originates from residential areas with a high density (in terms of population), which has been visualized using flow map analysis and tends to determine no relationship between the daily movement patterns and the residential density conditions. It is because the current form of movement patterns in high-density areas, which are based on the respondent's preferences of transportation mode, has yet to be served well by existing urban bus services. Therefore, the tendency to choose the location of a residential area is independent of the absence or availability of public transportation itself. In the future, all of the unserviced areas should be part of the government's concern so that the idea of connected communities can be implemented and the idealization of the Smart Living concept in Sleman Regency.

Abstract

The high population density in Yogyakarta has led to various economic issues and serves as an indicator of the rising level of depression in the Province of DIY. Urban facilities like Green Open Spaces (GOS) offer a potential means to reduce urban stress in the city. However, the GOS standards as a solution for urban stress recovery often do not align with current regulations. This study aims to assess the effectiveness of GOS at Wisdom Park UGM in mitigating urban stress among Yogyakarta residents. Using a quantitative approach, the research findings are presented deductively and descriptively. The results of the analysis highlight the potential and problems of each research aspect. The variables observed here are the goals of the visitors’ activities, the effectiveness of GOS management (including vegetation, cleanliness, design, infrastructure, and accessibility), and urban stress recovery activities within the research locus, based on a survey of 100 respondents aged 15 to 64 years old. The findings indicate that Wisdom Park UGM is fairly effective as a GOS to restore urban stress. The park’s strengths include the diversity of vegetation and fauna, convenient access via various transportation modes, affordable entry fees, and a comprehensive range of supporting activities and facilities.
