Abstract

One of the efforts to encourage the fulfillment of housing needs is the provision of housing both from the government and the private sector by considering the community's purchasing power. The background of this research is that the fulfillment of housing needs by both the government and the private sector has yet to be maximized while the demand for housing is relatively high. This research is still necessary because the demand for housing is still high. Increased housing demand will push house prices due to limited housing land. The problems faced focus on the relatively high demand for mortgages because even in the conditions of the COVID-19 pandemic, people still make houses their top priority. This study aims to analyze the effect of people's income, loan interest rates, the amount of housing finance, and dummy before and during the COVID-19 pandemic on housing demand mortgage. The data analysis technique in this study used multiple regression Partial Adjustment Model (PAM). The results showed that the variables of income as proxy for GDP and loan interest rates significantly affected housing demand mortgage. In contrast, the amount of housing finance and the COVID-19 dummy had no significant impact. The research implication that researchers can provide to the government is to provide policy recommendations regarding the  Housing Finance Liquidity Facility (FLPP) program, which is intended for low-income communities.

Abstract

The high price of houses causes a person to not be able to buy a home. The way that someone can own a house is by taking advantage of the credit offers provided by the bank. A mcroprudential policy needed that aims to overcome financial system instability, one of which is the policy on easing the loan-to-value (LTV) ratio for housing loans (KPR). The adjustment of LTV ratio aims to increase the potential demand for property, especially housing and household appliances, in line with an increase in the incomes of the lower middle class, and to control risks in the property sector. This study analyzes the impact of savings, loan interest rates, property sector NPLs, and the number of housing loans before and after a LTV policy revision. The data analysis used the Paired t-test, Wilcoxon signed-rank test, and multiple linear regression. The study results showed that there were differences between savings, loan interest rates, property sector NPLs, and the number of mortgages before and after a LTV policy change. Savings and NPLs in the property sector have no impact on the demand for housing loans while loan interest rates and LTV policy significantly affect the demand for housing loans.

Abstract

As time goes by, the development of technology and the internet is increasingly rapid in the midst of the Industry 5.0 era, accompanied by the digitalization of banking, which has a positive impact on industry players, but negative impacts also appear to be felt by MSME players. The change in system and culture requires them to re-adapt to these conditions. This research aims to analyze the relationship between the amount of electronic money in circulation, the number of fintech players, and the number of peer-to-peer lending bank accounts and their influence on MSME financing in Indonesia in the industrial era 5.0. This research adopts a quantitative approach, analyzing secondary time series data from January 2018 to August 2023. This study reveals a positive and significant impact of both electronic money circulation and peer-to-peer lending accounts on MSME financing. This suggests that higher levels of e-money and peer-to-peer lending accounts potentially promote MSME growth in industry 5.0. However, the number of fintech players did not exhibit a significant influence, indicating its lack of association with MSME development in this context.

Abstract

Nanti Kita Sambat Tentang Hari Ini (NKSTHI) is a social media platform that develops a merchandise store called Sumber Sambat. Several problems remain unresolved in the business process, including the lack of an inventory management information system, the production process still relies on third parties, and product photography continues to rely on natural light, which is hindered by weather conditions. Based on the background and discussion above, this Community Partnership Program will be implemented to address data management and production issues at Sumber Sambat. This program is implemented through the use of an inventory management information system to enhance the efficiency and accuracy of production data. Additionally, the optimisation of production equipment is carried out to expedite the work process and reduce dependence on third parties in fulfilling product demand. Procurement of product photography lighting equipment is also carried out to expedite the work process and enhance the quality of visual marketing. The results of the activity demonstrate increased efficiency through the implementation of a management information system, as measured by the System Usability Scale (SUS), with a value of 70.625, which falls within the "good" category. The production process becomes faster and more planned thanks to the optimisation of the equipment used. The procurement of product photography lighting equipment has also led to an improvement in the quality of promotional visuals on social media.
