Abstract

To improve the efficiency and effectiveness of activities in the construction field, we need a basic means of calculating the unit cost i.e. Construction Cost Analysis. The Construction Cost Analysis, known among, are BOW analysis, SNI and Field/Contractor. To get the expected unit price, the three methods are compared to provide an efficient estimated cost , to plan and to control resources such as material, labor, equipment and time. In analyzing the unit price of reinforced concrete work in Batang Anai Irrigation II project, to perform the unit price, data of images bestek, RAB offers contractors, RKS, a list of materials and wage rates in the study area are needed. From the calculation of unit price analysis is found the unit price comparisons of materials, wages and employment of reinforced concrete between SNI method, BOW and field. The dominant component that is become an equation in the calculation of the unit price is in determining the unit price index of the material which is based on the number of materials used per unit of work and labor index work which is based on daily wages and employment and labor productivity in completing the work per unit, while the dominant component of distinction is the wage unit price. Results of calculation of unit price for the concrete work are Rp. 5,610,812.294 for BOW method, Rp 3,704,145.996 for SNI and Rp 4,197,553.963 for Field Method, where the the largest unit price is seen in the unit prices of materials and wages concrete. so it can be concluded that the components of reinforced concrete work that is most significantly affect the unit price is concrete work and the most effective method is the SNI method.

Abstract

Risiko adalah peritiwa yang tidak kita harapkan namun terjadi secara alami dan ini adalah tantangan yang harus dihadapi oleh pengusaha jasa konstruksi sebagai bisnis beresiko tinggi. Manajemen risiko merupakan Pendekatan yang dilakukan terhadap risiko yaitu dengan memahami, mengidentifikasi dan mengevaluasi risiko suatu proyek. Waktu adalah batasan pelaksanaan proyek konstruksi yang menjadi ikatan dan pedoman dalam pelaksanaan kontrak konstruksi. Manajemen waktu pelaksanaan proyek adalah eksekusi estimator berdasarkan pengalaman, alat, metoda,alam dan lingkungan lokasi proyek. Metode yang digunakan adalah studi literatur tentang manajemen risiko dan manajemen waktu pada proyek konstruksi dengan mengacu kepada teori-teori yang relevan. Hasil studi menunjukkan bahwa manajemen risiko ditinjau dari sisi waktu sangat penting dilakukan bagi setiap proyek konstruksi untuk menghindari kerugian atas biaya, mutu,jadwal penyelesaian proyek dan pemutusan kontrak dengan denda yang memaksa. Melakukan tindakan penanganan yang dilakukan terhadap risiko yang mungkin terjadi (respon risiko) dengan cara: menahan risiko (risk retention), mengurangi risiko (risk reduction), mengalihkan risiko (risk transfer), menghindari risiko (risk avoidance).

Abstract

Metoda Value Engineering adalah suatu metoda yang menganalisa masalah – masalah suatu proyek melalui pendekatan yang sistematis dan terorganisir dengan menghilangkan biaya – biaya yang tidak diperlukan tanpa mengurangi fungsi, penampilan, kualitas dan keandalan dari proyek tersebut. Analisa Value Engineering dilakukan pada proyek pembangunan Gedung Kuliah IAIN Imam Bonjol Padang. Tujuan penelitian ini untuk mengetahui besarnya penghematan biaya pada pekerjaan kolom, balok dan pelat lantai. Proses Value Engineering dibagi menjadi 4 tahap, yaitu tahap informasi, kreatif, analisis dan rekomendasi. Tahapan – tahapan tersebut meliputi tahap pertama yaitu tahap informasi adalah tahapan dimana menerangkan semua informasi umum, kriteria desain dan fungsi dari bagian item pekerjaan yang akan dianalisis dengan cara perhitungan kembali dengan menggunakan bantuan progam komputer SANSPRO V.5.00. Kedua yaitu tahap kreatif tahap yang berisi alternatif – alternatif yang diusulkan. Tahap ketiga adalah tahap analisis yaitu pencarian bobot sesuai kriteria dan perhitungan biaya dan tahap keempat tahap rekomendasi yaitu tahap dimana berisi rencana awal, usulan, dasar pertimbangan dan hasil penelitian. Hasil analisis perhitungan alternatif struktur kolom, balok dan pelat lantai didapatkan hasil dengan memunculkan alternatif 2 yaitu dengan dihasilkan total penghematan sebesar Rp. 90.819.228,52 atau sebesar 6.08 % sehingga dapat disimpulkan bahwa aplikasi Value Engineering pada proyek pembangunan Gedung Kuliah IAIN Imam Bonjol Padang dapat memperkecil biaya pekerjaan yang direncanakan.KATA KUNCI: Value Engineering, Sanspro V.5.00, Kolom, Balok dan Pelat Lantai.

Abstract

To monitor and control the timing of the project needs to use one method that meets these goals is a network (network planning) concept of the value of the results ( earned value concept) in the form of a schedule of integrated (schedule variance ), which consists of three indicators , namely BCWS , BCWP , and ACWP , Research procedure begins with a feasibility study case , collecting data , and analyzing the results from the available data.

Abstract

The main resources limited to the implementation stage of a construction project are cost, quality and time. Planning, schedule and control are important steps to take in order for the objectives of the implementation of this project with limited resources to be achieved. The "Eaned Value" method is a control method used for project performance during a reporting period and provides information on the cost prediction required and the time for completion of the entire work based on performance indicators when reporting. The type of research used in this study is qualitative, qualitative research is research on research that is descriptive and uses analysis. Process and meaning are more prominent in qualitative research. The foundation of the theory is used as a guide for research according to the facts. During the review period from the beginning to the last week there is a difference from the calculation of BCWS and BCWP namely the addition and reduction of costs at certain points and in the calculation there is a faster volume of work completed and some who experience delays from the plan and benefit and losses from the peoggres-proggres. Based on the results of the analysis using Earned Value on the project Construction of Sediment Control Building Batang Kuranji And Its Tributaries (Upstream Segment) Padang City the time needed to complete this project 184 calendar days with a budget plan costing Rp 4,499,420,674.00 Last week in the project's work in a timely and targeted way with no reduction or addition of days and costs in its implementation , so that the workmanship can get 100% good workmanship on this project.

Abstract

In the implementation of the Strategic Area Building Structuring Project for the Great Mosque of West Sumatra, Padang City, it was carried out with careful planning so that the project was completed in accordance with a predetermined time period. In fact, projects always encounter obstacles so that the project does not go according to plan. Therefore we are required to be able to control costs and scheduling so that the project implementation goes according to plan. Many obstacles in the field result in delays in work in the field. In the contract document, sanctions are given with a stipulation of 1/1000 of the contract price (before VAT), referring to the PUPR Ministerial Regulation Number 31 / PRT / M / 2015, attachment I of standards and guidelines for procurement of single construction work SSUK article 66.4 letter c. And applying the CPM method in rescheduling the building arrangement project in the strategic area of the Grand Mosque in West Sumatra, Padang city by using the CPM method, it was obtained 203 days to complete the work. While the scheduling planned by the executor of the 210 day job.
