Abstract

Dalam proyek konstruksi di Indonesia sebagian besar mengalami deviasi. Deviasi muncul karena adanya ketidaksesuaian antara pekerjaan yang ada dilapangan dengan kontrak yang telah tertuang. Dengan adanya permasalahan yang ada dilapangan oleh penyedia jasa yang tidak sesuai dengan kontrak awal menimbulkan kerugian. Penelitian dilakukan dengan pengumpulan data data Lembaga yang memiliki kewenangan terhadap permasalahan ini yaitu : PPK, BPK, dan Inspektorat daerah. Data didapatkan juga melalui kuisioner yang telah diisi oleh responden mengenai jenis deviasi, dampak deviasi, penyebab deviasi, dan pelaku deviasi. Pengolahan data dilakukan menggunakan metode Delphi untuk melakukan kuisioner dan metode Multiple Deviasi Analysis untuk pengolahan dan penggolongan data proyek yang mengalami deviasi. Hasil pengolahan data diperoleh hasil urutan jenis deviasi tertinggi hingga terendah, yaitu aspek teknis sebesar 85%, aspek hukum sebesar 10%, dan aspek administrasi sebesar 5%. Untuk dampak dari terjadinya deviasi diperoleh hasil urutan dari tertinggi hingga terendah , yaitu dari Scope sebesar 34%, Cost sebesar 31%, Time sebesar 22%, Quality sebesar 13% dan Safety sebesar 0%. Besaran proyek konstruksi terjadi deviasi menurut hasil pengolahan yaitu sebesar 5,51%. Untuk penyebab terjadinya deviasi berasal dari ketidaksesuaian pekerjaan volume yang dikerjakan dilapangan dengan kontrak yang telah tertuang. Pelaku utama dalam terjadinya deviasi adalah dari pihak kontraktor.

Abstract

This research aims to analyze the influence of occupational safety on work productivity, the influence of occupational health on work productivity, the influence of occupational safety and health simultaneously on work productivity, as well as analyzing the dominant factors that influence the productivity of construction project workers. This research uses quantitative methods with multiple linear regression analysis. The population in this study were all employees and workers of the UGM FKKMK Microbiology Building Construction Project. The research results show that occupational safety and health have a partial or simultaneous effect on work productivity. The results of the dominant test analysis show that the occupational safety variable is more influential than the occupational health variable, namely 55.9%, while the occupational health variable is 45.9%.

Abstract

The Kediri Airport development project encountered challenges related to underground ducting work. The design of Kediri Airport adheres to international standards, which led to the use of materials not readily available in Indonesia, specifically pipes and duct spacers. Duct spacers are tools used to arrange ducting pipes according to their formation and prevent them from floating during concrete pouring due to buoyancy. The SKEP/114/VI/2002 serves as a reference for underground cable installation, involving direct burial of cables at a depth of 70 cm, covered with a 5 cm layer of sand above the cable surface. These two approaches significantly differ, necessitating problem-solving solutions. To address this issue, research was conducted to find suitable duct spacers in Indonesia. Two alternative materials were considered: PVC and lightweight hollow steel. The study compared costs and time associated with these materials. PVC duct spacers would be imported and be fabricated in Indonesia, while hollow steel duct spacers would be fabricated on-site. The research focused on three aspects: ducting work methods, duct spacer design, and cost-time analysis. Given tight installation spaces and busy schedules, duct spacers needed to be compact, simple, and adaptable to various pipe formations. The design for hollow steel duct spacers aimed for simplicity to reduce on-site construction work. However, care was taken to avoid potential injuries from exposed bolts on the hollow steel frame. The PVC duct spacer design utilized Polytam PF 1000 material, with a nominal shear strength of 399 kg and a nominal moment of 266 kg·cm—sufficient to withstand saturated soil loads up to 162 cm but not vehicular loads. Analyzing procurement time, PVC duct spacers from Indonesian manufacturers were the quickest, taking only 56 days due to no port clearance delays. The fastest completion time for the project was achieved using PVC duct spacers, taking 122 seconds—three times faster than hollow steel duct spacers. While lightweight steel was the most cost-effective option for on-site procurement, combining cost and time analysis favored PVC duct spacers. The minimal cost difference allowed for accelerated production, minimizing the risk of delays

Abstract

The Bocimi Toll construction project in the Bogor - Sukabumi area is one of the national strategic projects initiated by the government, according to (Indonesiabaik.id, 2017) this project costs an investment of Rp. 7.77 trillion. With these conditions, the need for aggregate material should be large and this quarry business is attractive to run, but in the process the quarry built by PT. TS experienced operational closures, therefore the author wants to evaluate and conduct an analysis related to the investment made.This analyzes using the formula (Net Present Value), (Internal Rate Of Return) and (Payback Period) and identifies the risks that will occur in a quarry construction so that it can be a decision maker when a construction project or someone will open a quarry. In the research conducted, the total investment value was obtained of Rp. 2,300,000,000 and this business process is planned to run for 5 years, the NPV value was obtained with an Interest value of 10.94% positive Rp.34,848,413,722, the IRR value of 51% is greater than the MARR value determined at 15% and the Payback Period value of 0.7 years this business is considered feasible, then conducting a literacy study and interviews obtained 26 variables, there are 9 variables classified as medium risk and 17 high risk variables, Risk response based on probability and impact values ​​there are owners who have 4 variables with the status of risk avoidance, 3 transfer variables and 1 risk reduction variable. The implementer has 3 risk avoidance variables, 6 risk transfer variables and 1 risk reduction variable. The community has 3 risk avoidance variables.Consumers/project owners have 3 risk avoidance, 1 risk transfer and 1 risk reduction. After the variables from the risk analysis are known, they are re-sorted where the risk factors that can increase the cost burden in investment are then analyzed and the costs incurred are known to be Rp. 1,004,222,260 of that value adds to the capital value, then the NPV value is obtained of Rp. 30,127,078,830 has a positive value, the IRR value is known to be 49% is said to be feasible because it exceeds the MARR value, and after calculating the Payback Period value, it is obtained 1.1 years, analytically it can be said that it is still feasible to run. In this study, risk factors that cannot be assessed are also expected to be a reference for ongoing investment considerations, this is to avoid a loss in the construction of the quarry.

Abstract

The need for adequate parking space is one of the main challenges for the Muhammadiyah University Magelang Campus along with the increasing number of student and staff vehicles. The current parking facilities are not able to accommodate the volume of vehicles, especially on days with high campus activity. This condition demands an effective parking management solution to optimize the use of available land and meet future parking needs. This research aims to analyze the management of parking space requirements on the Muhammadiyah University Magelang Campus as an alternative in handling parking facilities. This study uses systematic research methods, starting from reviewing previous research, problem identification, surveys, data collection from written references, to data processing and drawing conclusions. The analysis results show that the need for vehicle parking spaces on campus is greatest on Wednesdays, with a total requirement of 1,293 SRP, while the currently available parking capacity is only 839 SRP. This indicates that the existing parking capacity is not sufficient for the needs of vehicles parked on campus. Projections for the next five years show the need for parking spaces of 1,600 SRP in 2025, 1,468 SRP in 2026, 1,462 SRP in 2027, 1,383 SRP in 2028, and 1,348 SRP in 2029. Based on these data, it can be concluded that this will happen parking shortage on campus in the next five years. As a solution, this research recommends increasing parking capacity through the construction of new parking lots by increasing the number of parking floors on campus. In particular, it is planned to build a multi-storey parking building for motorbikes and additional parking spaces for cars with a more effective and efficient 60° angle parking pattern.

Abstract

Proyek konstruksi bangunan gedung sering kali mengalami masalah yang terjadi pada proses pelaksanaan terutama menyangkut perselisihan antara rencana dengan realisasi, masalah tersebut menimbulkan terjadinya perubahan pada pekerjaan yang biasa disebut Contract Change Order (CCO). Perubahan kontrak pada proyek bangunan gedung sering terjadi karena kesalahan estimasi volume dan penambahan atau pengurangan item pekerjaan yang disebabkan oleh perencanaan yang kurang baik. Penelitian ini dilakukan untuk mengetahui besar pengaruhnya terhadap kinerja biaya, mutu dan waktu. Penelitian ini menggunakan data dari responden dari kontraktor dengan cara memberikan kuesioner untuk penilaian besar pengaruh CCO dengan menggunakan metode analisa rank dan korelasi. Hasil dari penelitian memberikan kesimpulan bahwa yang paling berpengaruh adalah terhadap kinerja mutu, lalu yang kedua terhadap kinerja biaya dan yang ketiga terhadap kinerja waktu. Hasil analisa korelasi memberikan hasil semakin bertambahnya nilai CCO maka akan semakin memperburuk kinerja mutu, semakin bertambahnya nilai CCO maka kinerja biaya juga akan buruk atau biaya mengalami peningkatan, tetapi hasil dari korelasi pengaruh terhadap waktu hasilnya kecil atau tidak signifikan karena waktu dapat dinegosiasikan kepada pemilik proyek untuk menyelesaikan pekerjaan dengan waktu yang relatif cukup.

Abstract

Road drainage channels as complementary road structures in Magelang City in the form of U-shaped concrete channels made using the Factory Precast method and the In Situ method.This study analyzes the work of U-shaped concrete channels using the Factory Precast method and carried out in situ by calculating the Unit Price Analysis of the Work. Price Analysis is calculated based on the Circular Letter of Director General of Construction Development No:68 / SE / Dk / 2024 concerning Procedures for Compiling Cost Estimates for Construction Work in the Public Works and Public Housing Sector.The Unit Price Analysis of Work also refers to the Circular Letter of the Director General of Highways, Ministry of Public Works and Public Housing, Number 16.1/SE/Db/2020 concerning the General Specifications of Highways 2018 for Road and Bridge Construction Works (Revision 2), which stipulates that payment for U-shaped channel work must be paid according to the contract price per unit of measurement for the payment item, where the price and payment must be full compensation.The study also calculated the level of risk for problems that could arise during the implementation of precast U-shaped concrete channel work from manufacturers and in situ.Research data was taken through a survey of material prices and workers' wages, as well as filling out questionnaires by taking samples of respondents from Supervising Consultants and Field Supervisors.The research results show that the price per meter of length of U-shaped concrete channel work with full compensation payment using the In Situ method is cheaper than the Factory Precast method. In the In Situ method, the unit price per meter of length for U-shaped concrete channel work Size 40/60 is Rp. 1,129,889.83 and for size 50/70 is Rp. 1,325,344.70. Meanwhile, in the Precast Factory method, the unit price per meter length for size 40/60 is Rp. 1,443,028.48 and the unit price per meter length for size 50/70 is Rp. 1,617,195.15Based on the research results, although In situ is cheaper than Pre Cast, it has a higher level of risk for potential problems that can arise, namely the quality of the concrete is not in accordance with the specifications, the dimensions of the channels are not in accordance, the work time is long, the finishing of the work is not neat, and the concrete reinforcement steel is not in accordance with the specifications so that stricter supervision is needed so that the results of the construction work are good.

Abstract

Occupational safety is a crucial aspect in the oil and gas industry, especially in the high-risk field construction sector. This study aims to analyze the influence of work culture on the perception of safety in field construction workers, especially in the work area of Riau province. The method used was a qualitative and quantitative approach by distributing questionnaires to 108 workers in oil and gas construction projects. The data were analyzed using linear regression to measure the relationship between work culture and safety perception. The results of the study showed that work culture has a positive and significant influence on safety perception, where work culture contributes to safety perception by 45.9%. These findings indicate that a strong work culture can improve the perception of safety, thereby reducing the risk of accidents. Therefore, companies in the oil and gas industry are advised to consistently foster a work culture that supports safety to minimize the risk of work accidents

Abstract

The Upala Villa Kedaton complex at Jogja Eco Wisata is meticulously designed to offer world-class comfort, featuring a Balinese home concept. Upala Villa Kedaton Jogja Eco Wisata is intended to become a new destination for shopping, education, culinary experiences, and recreation. The location is at Jl. Bulus II, Candibinangun, Pakem District, Sleman Regency, Special Region of Yogyakarta 55582. After collecting all the necessary data, it was organized and analyzed using various calculations according to standard formulas. These calculations included NPV (Net Present Value), IRR (Internal Rate of Return), BCR (Benefit Cost Ratio), PP (Payback Period), ROI (Return on Investment), and ROE (Return on Equity) to determine the project's feasibility. The analysis results yielded an NPV (Net Present Value) of 207.88 billion Rupiah. The IRR (Internal Rate of Return) was 30.11%, which is higher than the MARR (Minimum Attractive Rate of Return) of 15%. The BCR (Benefit Cost Ratio) was 1.2584, indicating that the ratio of income to expenditure is greater than 1, making it viable. The Payback Period was calculated to be 1.017 years, or approximately 12.2 months, or 366 days, meaning investors can expect to recover their money in that timeframe. The Return on Investment was 15.32%, and the Return on Equity was 39.65%. From these calculations, we can conclude that the Upala Villa Kedaton Jogja Eco Wisata housing project is a viable investment. This conclusion is based on the positive NPV of 207.88 billion Rupiah, an IRR of 30.11% which is higher than the initial MARR of 15%, a Benefit Cost Ratio of more than 1 at 1.2584, a Return on Investment of 15.32%, and a Return on Equity of 39.65%.
