Abstract

In the development of industrial area, the first step needed is to find out about the current conditional supportiveness on the smallest area unit. In terms of Regency or Municipality, its smallest unit is Subdistrict. The setting of this study is Bangkalan Regency while its smallest area units studied are the Subdistricts of Kamal, Labang, Kwanyar, Modung, Tanah Merah, Tragah, Socah and Burneh. Why these Subdistricts are chosen is because of their common access from Kamal harbor and Suramadu Bridge. The method used is SWOT analysis which considering internal factor constructed in IFAS (Internal Strategic Factor Analysis Summary) table and external factor constructed in EFAS (External Strategic Factor Analysis Summary) table.The highest IFAS values are Kamal’s and Modung’s, while EFAS values are assumed to be equal because the competitors condition are relatively similar. Based on IFAS and EFAS values, the quadrant position will be derived in SWOT matrix whose x axis is IFAS and y axis is EFAS. There are 4 quadrants in SWOT matrix, they are S-O (Strengths – Opportunities), W-O (Weakness – Opportunities), S-T (Strengths - Threats), and W-T (Weakness – Threats). The results of this current study suggest that from 8 Subdistricts we studied, there are 7 (seven) Subdistricts in S-O quadrant and 1 (one) in W-O quadrant. Based on the position of these subdistricts in SWOT quadrant, the appropriate strategy for each Subdistrict in developing their area in order to support the development of industrial area will be determined.

Abstract

Hedonic is a model for estimating the land value based on the identified factors that can influence the value of land. There are there (3) factors that influence the value of the land; i.e.; its structure, neighbourhood and location. The current study tries to establish a Hedonic Model that used to determine the land value as guarantee for bank credit. For structure factors, it uses 4 variables, they are the extent of total are, the front width, the direction and the index of the shape. The neighbourhood factors uses 2 variables; i.e.; the number of the sport facilities in radius of 1000 meters and the number of the hospitals in radius of 1250 meters. While the location factor uses 2 variables; i.e.; the nearest distance to the center of the city and the nearest distance to the main road. Statistical analysis used is regression analysis toward land lot sale value of the sample in 2005 as many as 2009 lots.  The analysis result suggest that five variables are significant at the stage of α = 0,05, they are extent, shape index, the number of sport facilities in the radius of 1000 meters, hospital facilities in radius of 1250 meters and the distance to the main road. As a whole, this model is able to explain 59,6% of the land value, while the rest 40,4% is explained by other variables outside this model.Hedonic model, Land value, Structure and Location.

Abstract

Retail Banking (BPR) in Jetis Ponorogo has interest in its business survival partly because of the high loyalty of its customers. Therefore, it is essential to know what factors influence the customer’s loyalty. The appropriate method for addressing the above-mentioned problem is factor analysis. Data collected from a sample of 155 respondents and there are 12 variables used in this study. The results are from 12 variables, all of them are usable and grouped into five new factor based on eigen value more than 1 (> = 1). The five factors are: Humane Products Factor has eigen value of 2,597 with variant percentage of 21,643%; Trust Factor has eigen value of 2,096 with variant percentage of 17,463%; Sincerity Factor has eigen value of 1,536 with variant percentage of 12,797%; Hospitality Factor has eigen value of 1,261 with variant percentage of 10,506%; Professionalism Factor has eigen value of 1,067 with variant percentage of 8,888%. From correlation matrix, we get value from Bartlett’s Test of Sphericity (BTS) of 433,290, which suggest that on correlation matrix there are correlation between factors supported by Kaiser-Meyer-Olkin (KMO) value of 0,606 and variant cumulative value of 71,298%.Based on the results, it is suggested that it would be better for the company to develop some humane product factor analyzed in this study because it is the predominant factor in affecting the customers’ loyalty. The customers’ loyalty is an important factor in guarantee the survival of Retail Banking (BPR) in Jetis Ponorogo.

Abstract

Pertumbuhan kola diseluruh dunia, khususnya di negara-negara herkembang seperti Malays ia telah mengakibatkan timbulnya pros es pem ekaran kota (urban sprawl). Proses tersebut berkaitan langsung dengan alokasi penggunaan tanah dan lanskap kota serta kawasan sekitarnya. Tanpa adanya pengendalian yang sempurna maka akan terjadi pergeseran tata-ruang yang akan menyulitkan pemhangunan jangka panjang sebuah kota. Untuk itu perlu diwujudkan indikator yang menunjukkan tingkat pembangunan sebuah kota. Ada banyak indikator yang dapat diciptakan, misal:  indikator ekonomi, sosial, budaya dan sebagainya, namun dalam kajian ini akan difokuskan pada indikator ruangan.Alat dan kaedah penggunaan tanah merupakan hal penting bagi pemerintah kota dalam tugasnya mengukur menilai  dan memantau perubahan guna tanah. Kertas kerja ini mencoba melihat peranan yang dapat dilakukan oleh informasi Ijin real estate (Ijin Pengembangan. Real Estate) dalam mewujudkan indikator pembangunan berkelanjutan dalam perspektif "ruangan. Sistem lnformasi Geografi akan digunakan sebagai alat untuk membantu analisis dan pemaparan indikator yang dihasilkan pada skala ruang.

Abstract

The users of financial information need financial statements of company to analyze their financial conditions and performances. Financial ratios are useful measure for predicting the stock price. The study focused on the usefull of financial ratios in predicting stock price. The aim of the study is to examine whether  financial statements of company that are price earning ratio, price to book value, current ratio, debt to equity ratio, debt ratio, operating profit margin, net profit margin, total assets turnover, and return on asset simultaneously can influence the stock price and which ratios, partially can influence the stock price. The sample of this study is the telecommunication companies that listed in Jakarta Stock Exchange. Using purposive sampling, there are two companies that become sample that are PT Telekomunikasi Indonesia Tbk and PT Indosat Tbk. The study period is 10 years (1994 up to 2004). The data were analysed by multiple linier regression.The study show that financial statements of company that are price earning ratio, price on book value, current ratio, debt ratio, operating profit margin, net profit margin, and total assets turnover  simultaneously can influence the stock price. Partially price on book value, current ratio dan total asset turnover influence the stock price.

Abstract

This study aimed to identify and analyze the effect of leadership and spirituality styles on organizational commitment and performance of Balai Yasa Surabaya. The population were all staff in the production unit that were determined using non-random sampling. The technique sampling was saturated sampling; and the samples were 155 respondents. While the analysis technique applied SEM (Structural Equation Model). As the results, this study indicated that the leadership style had a significant effect on organizational commitment, that the spirituality had a sigificant effect on organizational commitment, that the organizational commitment had a significant effect on employee performance, that the leadership style had a significant effect on employee performance, and that the spirituality had a significant effect on employee performance. Furthermore, the organizational commitment mediated the effect of  leadership style on employee performance; and the organizational commitment mediated the effect of spirituality on employee performance.              Penelitian ini mempunyai tujuan untuk mengetahui dan menganalisa pengaruh gaya kepemimpinan dan spiritualitas terhadap komitmen organisasional dan kinerja karyawan Balai Yasa Surabaya Gubeng. Teknik penentuan sampel yang digunakan yaitu sampling jenuh, semua anggota populasi dijadikan sampel yakni sebanyak 155 responden. Populasi penelitian ini menggunakan penentuan non random sampling dimana respondennya merupakan karyawan bagian unit produksi dan unit penunjangnya. Teknik analisis yang digunakan dalam penelitian ini adalah analisis SEM (Structural Equation Model). Hasil pengujian menunjukkan gaya kepemimpinan berpengaruh signifikan terhadap komitmen organisasional, spriritualitas berpengaruh signifikan terhadap komitmen organisasional, komitmen organisasional berpengaruh signifikan terhadap kinerja karyawan, gaya kepemimpinan berpengaruh signifikan terhadap kinerja karyawan, dan spiritualitas berpengaruh signifikan terhadap kinerja karyawan. Abstract

Pertumbuhan ekonomi Jawa Timur sekitar 3,4 % pertahun tidak mampu mengatasi persoalan pengangguran, karena jumlah angkatan kerja terus bertambah setiap tahun. Dampaknya terasa pada pondok pesantren yang berada di Jawa Timur, yang berakibat lulusannya sulit untuk mendapatkan pekerjaan, karena dari segi iptek dan keterampilannya belum memadai. Sekolah Tinggi Ekonomi Indonesia (STIESA), atas permintaan dari pihak pondok pesantren, membantu menyelesaikan masalah limbah peternakan dan sampah yang ada di lingkungan pondok pesantren dengan memanfaatkannya. Cara yang diusulkan dan dipraktikkan adalah mengolah limbah dan sampah tersebut menjadi produk pupuk dengan teknologi tepat guna.

Abstract

Gate automation (entrance automation) is a strategic plan that will be implemented at PurabayaBus Station Surabaya. An automation technique with Radio Frequency Identification(RFID) is a method that can be used to store or receive data remotely using RFID tags ortransponders. The purpose of this study was to determine the quadrant position in the SWOTdiagram of the gate automation plan and determine the most appropriate strategy in accordancewith the position of the quadrant on the SWOT diagram. Respondents who were usedto measure strengths and weaknesses included fifty employees of the Purabaya Bus StationSurabaya, while to measure opportunities and threats were fifty drivers and automotive businessmenwho currently use the bus station. Data were analyzed using SWOT in which thescores of internal factor (Internal Factor Analysis Summary-IFAS) and external factor (ExternalFactor Analysis Summary-EFAS) were calculated. The results showed that score ofinternal factor and external factor were greater than 2. Hence, the position of SWOT for thegate automation was located in quadrant 1, suggesting that a company has strength to takean advantage of the existing opportunities.

Abstract

Land value is used for collateral valuation in Indonesia. This system is considered officially stamped on a property tax. In addition, the property tax uses Land Value Zone (LVZ) for land valuation. The purpose of this research is to produce a land valuation method, namely individual valuation based on enviromental situation in certain land location. The research produced three models namely structural model, location model and spatial model. The results showed that structural factor contributed to land value variation at 56.5% and location factor contributed to land value at 36.7%. Furthermore, spatial model represented a combination of structural and location models. Tha spatial model contributed to land value variation is at 73%. The remaining 37% was influenced by non-spatial factors such as legality, economic situation and another factors. The iimplication of this research is that, there is more fair land assessment because it is an individual one. However, the main problem in this case is that it needs different models for different areas. Suggestion for future research is simplifying the variables that are used in order to make them able to be applied in a certain wider area. The variable simplification is important because the data supply in Geographical Information System (GIS) is expensive
