Abstract

Education is an important thing. Beside formal education in schools, parents also play role in shaping the character and mindset of their children. In fact the guidance of parents is hard to fulfill because of busyness, so it is necessary for the existence of an institution that could reflect parental figures. In Lippo Village there are housing, universities, schools, and offices therefore day care business prospects in Lippo Village is estimated quite well. This feasibility study of Fun Day day care centre is focused on six aspects, market aspects, marketing aspects, technical aspects, management aspects, legal aspects, and financial aspects. In market aspect, Fun Day potential market are workers and residents in Lippo Village that supported by the results of the questionnaire obtained. In marketing aspects, market segmentation, targeting, and positioning were carried out and marketing mix strategy was planned. Technically, Fun Day will be established in Ruko Asia Millenium Lippo Village and supported by learning material adapted to the development and achievement of children by age. The number of nannies and teacher adjusted by the ratio that have been set by the Government, discussed in the management aspect. The business legally complies with the requirement in accordance with the Law and other applicable regulation. In financial aspects both of optimistic and pessimistic calculation say Fun Day is feasible and the capital needed is Rp. 370.935.046,25. NPV Rp.55.945.713,26 with 15,91% IRR, and 49 months of payback period, the value of MARR is 12,15%. Based on the results of a study from the six aspects, it is confirmed this business is feasible.

Abstract

The development in business and tourism has been growing rapidly in various areas due to the high mobility rate of people in Indonesia. The circumstances increase the needs of accommodation and positively affecting the market for hotel in various areas, including Semarang. Neo Candi Hotel is one of several hotels which has target market of people with high mobility. Along with huge opportunity in good market area, many new hotels appear and will become threat for Neo Candi Hotel as competitor. The other threats are government policy which cause in reducing number of meeting in hotel. So, the objective of this research paper is to formulate strategy to improve occupancy. The method used in thus strategic management research are defining position of hotel among competitor with competitive profile matrix, internal factor evaluation matrix, external factor valuation matrix and then formulate the strategy using SWOT Matrix and Internal External Matrix. Beginning with identifying hotel condition, facility and type of customer are defining. The research continue with comparation among hotel competitor using critical success factor as variable is resulting second place for Neo Candi Hotel. After that, internal analyzing phase begin with internal factor evaluation for define internal strength and internal weakness and following by external factor evaluation that define external opportunity and external threats. Then, internal external matrix states to hold and maintain using market penetration and product development strategy. Based on those result and using SWOT Matrix, the formulation strategy to increase occupancy is focus in social media marketing, saving energy campaign, vallet parking service, and electronic marketing.

Abstract

Two stories kafe merupakan salah satu usaha yang bergerak dalam bidang kuliner. Untuk dapat memenangkan persaingan, perusahaan dituntut untuk memberikan pelayanan yang maksimal agar dapat mendapatkan loyalitas pelanggan. Loyalitas pelanggan dapat tercapai setelah pelanggan merasa puas dengan pelayanan yang ditawarkan oleh perusahaan. Untuk meningkatkan kepuasan pelanggan, perusahaan harus meningkatkan kualitas pelayanan karena kualitas memberikan suatu dorongan kepada konsumen untuk menjalin ikatan hubungan yang kuat. Oleh karena itu dibutuhkannya penelitian lebih lanjut agar dapat memberikan usulan perbaikan kepada perusahaan untuk meningkatkan kualitas di kafe two stories khususnya dalam pelayanan yang ditawarkan. Metode yang digunakan adalah metode service quality (Gap 1), importance performance matrix, dan house of quality. Data penelitian diperoleh dengan menggunakan kuesioner kepada konsumen kafe two stories dengan jumlah 126 kuesioner. Dengan menggunakan metode yang digunakan menghasilkan usulan perbaikan yang dapat diberikan oleh perusahaan yaitu memperluas rentang penerimaan posisi sebagai koki, mengadakan ketentuan berkaitan dengan seleksi penerimaan posisi koki, diberikannya pelatihan dan evaluasi secara berkala, melakukan pembagian kuesioner tentang penilaian pelayanan kafe secara konsisten, menetapkan standar pada saat pendinginan bahan baku, dan membuat SOP mengenai penyimpanan bahan baku.
