Abstract

Kendari is the capital city of Southeast Sulawesi Province which administratively has 11 sub-districts and 65 villages. In 2023, the population of Kendari City reached 351,051 people which is increasing from year to year. This increase in population causes the need for houses as a basic need for housing for the community to also continue to increase from year to year. The house as a residence is certainly the key to the comfort and safety of its inhabitants. This comfort and security cannot be separated from efficient and effective house construction planning so that these goals can be achieved properly. The purpose of this research is to obtain detailed specifications of innovative implementation methods and materials that can make the construction of residential houses with a Budget Plan (RAB) that becomes effective and efficient and prioritizes aspects of quality and high quality. The data studied in this research is a residential house with an area of 7m x 9.5m located in Kendari City, Southeast Sulawesi Province. The results obtained are the calculation of the Cost Budget Plan (RAB) of Rp318,419,000 and the innovations applied to achieve the effectiveness and efficiency of residential construction, namely the calculation of the quantity of work items by prioritizing good waste management aspects, the use of high-quality products, casting using mini ready mix concrete with maintained quality, and innovative use of technology such as SketcUp 3D and Microsoft Project for efficient project execution and scheduling methods.

Abstract

Penelitian ini membahas mengenai perencanaan pembesian pada Gedung X pada wilayah Jawa Tengah. Material konstruksi adalah elemen dasar yang digunakan dalam pembangunan, mulai dari struktur utama hingga detail finishing. Besi adalah salah satu material utama dalam proyek konstruksi, namun rentan terhadap karat jika tidak disimpan dengan benar. Rantai pasok konstruksi mencakup koordinasi semua bagian dari pemasok, kontraktor dan pengguna jasa. Rantai pasok konstruksi mencakup 5 sumber utama yaitu manusia, peralatan, metode, dan pendanaan. Konstrol biaya meruapakan bagian dari manajemen biaya konstruksi yang harus dijalankan secara terus-menerus. Kontrol biaya dapat memberikan gambaran berupa progress pekerjaan, hubungan biaya dengan schedule pekerjaan, identifikasi potensi masalah dan milestone valid sesuai dengan rencana kerja. Besar voleme pengadaaan pembesian selama masa konstruksi 12 bulan pada Gedung X sebesar 540.272,49 kg dengan total biaya sebesar Rp 7.004.092.612,22. Proses pengadaan material ke area konstruksi memerlukan tahapan untuk membantu kontrol, tahapan tersebut menimbulkan siklus pengadaan material konstruksi. Siklus atau tahap akan berjalan dengan baik dan benar jika dilakukan secara bersama-sama oleh seluruh pihak yang terlibat.

Abstract

Depok City as a city with significant population growth every year requires vertical housing infrastructure to meet the needs of housing. The construction of a 3-storey house requires a strong structure and is in accordance with user safety rules so that it can support vertical and lateral loads and is efficient in terms of work procedures and cost factors. Therefore, the selection of implementation methods for structural work is a crucial thing that needs to be studied in terms of quality factors and costs that will be incurred. This study provides alternative recommendations for selecting implementation methods for 3-storey house structural work items with an evaluation of the methods implemented and the costs incurred. The implementation methods provided include structural work using instant concrete, mini mix concrete, steel structures, and containers. From the results of the evaluation carried out, in terms of the cost of structural work, the recommended implementation method is to use instant concrete with a total cost of Rp157,254,996.90. This method is recommended because the costs incurred are more economical, there is no need for mobilization of heavy equipment such as cranes and truck mixers, and it does not have the potential to interfere with access for residents around the construction site. The implementation methods that are less recommended are using mini mix concrete with a total cost of Rp150,190,417.15, steel structures with a cost of Rp292,455,790.28, and containers with a cost of Rp76,900,000.00 taking into account access to the project location, mobilization of heavy equipment, and the costs incurred.
