Abstract

ABSTRACT This study aims to analyze the effect of price discount, convenience, interactivity, and involvement on impulsive buying intention with perceived enjoyment as an intervening variable on live streaming at e-commerce platform. Previous research on e-commerce live streaming focused on impulse purchases consisting of several factors, but there were still few and differing significance in using the price discount variable on impulsive buying. Therefore, this research gathered 159 respondents from people who watch and buy product during live streaming e-commerce. The sampling method used is purposive sampling by distributing questionnaires to the respondents. In this research, a theoretical model was developed by proposing five hypotheses that will be tested using a Structural Equation Modeling (SEM) analyzer operated through the SMART PLS 3.0 program. With the result of the research showed that price discount, convenience, interactivity, involvement have significant impact on impulsive buying intention with perceived enjoyment as an intervening variable on live streaming at e- commerce platform

Abstract

The Land Certificate (SKT) made by the Kechik can be used as a basis for rights by the Land Deed Making Officer (PPAT), but the PPAT as the issuer of the Land Sale and Purchase Deed must be more careful in examining the land certificate. Many cases of land disputes arise due to the PPAT's carelessness in examining the land certificate used as the basis for making the sale and purchase deed. This carelessness often results in disputes that end up in court, so the PPAT must be more careful and observant in looking at the basis for the right to land ownership in making the sale and purchase deed. This study aims to explain the position of the land certificate made by the Kechik in making the sale and purchase deed, as well as the legality of the land certificate made by the Kechik in the dispute. The method used is normative juridical with a conceptual approach and a statutory approach. The data collection technique used is the survey book method or library research. The results of this study indicate that the SKT serves as one of the legal data components required to obtain a certificate. If the certification process is not yet complete, residents can use the SKT as proof of land ownership and utilization. However, since the enactment of Government Regulation Number 18 of 2021, the status and status of the SKT have been reduced, and it is only used as a guideline. The legality of the Kechik SKT, based on the latest government regulations, can only be used as a guideline. In a judicial context, the Kechik SKT can in some cases be accepted as written evidence used by parties to prove or defend their rights to control or utilize land. [Surat Keterangan Tanah (SKT) yang dibuat oleh Kechik dapat dijadikan alas hak oleh Pejabat Pembuat Akta Tanah (PPAT), namun pihak PPAT selaku yang menerbitkan Akta Jual Beli Tanah harus lebih hati-hati dalam memeriksa surat keterangan tanah tersebut. Banyak kasus sengketa tanah yang muncul disebabkan oleh ketidak hati-hatian PPAT dalam memeriksa surat keterangan tanah yang digunakan sebagai alas hak untuk dijadikan dasar dalam membuat akta jual beli. Dari ketidak hati-hatian tersebut tidak jarang menimbulkan sengketa yang berakhir ke pengadilan, sehingga PPAT harus lebih teliti dan jeli dalam melihat dasar alas hak atas kepemilikan tanah dalam pembuatan akta jual beli. Penelitian ini bertujuan untuk menjelaskan tentang kedudukan surat keterangan tanah yang dibuat oleh Kechik dalam pembuatan akta jual beli, serta legalitas dari surat keterangan tanah yang dibuat oleh Kechik dalam sengketa. Metode yang digunakan adalah yuridis normatif dengan pendekatan konsep dan pendekatan undang-undang. Teknik pengumpulan data yang digunakan yaitu metode survey book atau liberary research. Hasil penelitian ini menyatakan bahwa SKT berkedudukan sebagai salah satu syarat komponen data yuridis untuk memperoleh sertifikat, apabila proses sertifikasi belum usai maka warga dapat mempergunakan SKT sebagai tanda bukti penguasaan dan pemanfaatan tanah. Namun sejak adanya Peraturan Pemerintah Nomor 18 tahun 2021 terjadi penurunan status dan kedudukan, SKT hanya dijadikan sebagai petunjuk. Legalitas SKT Kechik berdasarkan regulasi pemerintahan terbaru hanya dapat digunakan sebagai alat bukti petunjuk. Dalam konteks peradilan, SKT Kechik dalam beberapa kasus dapat diterima sebagai alat bukti tertulis yang digunakan para pihak untuk membuktikan hak atau mempertahankan hak atas penguasaan atau pemanfaatan atas tanah.]
