Abstract

Permasalahan yang umum terjadi pada sebuah proyek konstruksi ialah sebuah keterlambatan, yang dimana akan mengakibatkan pekerjaan konstruksi yang lain mengalami penundaan. Oleh karena itu, untuk mengatasi permasalahan tersebut diperlukan adanya manajemen waktu, biaya, serta mutu yang baik dari pihak kontraktor. Pada penelitian tugas akhir ini penulis akan menerapkan penggunaan metode Line Of Balance untuk membuat percepatan jadwal pelaksanaan pada pengerjaan proyek perumahan Central Park Middle East Ring Road. Pada proyek konstruksi Pembangunan Perumahan Central Park Middle East Ring Road yang memiliki karateristik berulang (Repetitive) yang dimana pada tahap pembangunan yang melakukan pekerjaan – pekerjaan yang sama dan berkelanjutan pada satu proyek atau pekerjaan yang berulang (Repetitive) sehingga kebutuhan akan pemakaian sumber daya juga berkelanjutan. Pada proyek ini menerapkan penggunaan metode penjadwalan Bagan Balok (Barchart), kelemahan barchart adalah dalam penyajian informasi cukup terbatas. Penerapan metode Line of Balance (LOB) adalah salah satu penerapan metode percepatan yang selaras pada pembangunan perumahan Central Park Middle East Ring Road. Metode Line of Balance (LOB) merupakan salah satu metode penjadwalan yang dapat diaplikasikan pada proyek yang memiliki karateristik berulang (Repetitive). Keuntungan utama dari metodologi LOB adalah menyediakan tingkat produktifitas dan informasi durasi dalam bentuk format grafik. Penggunaan Line of balance dapat memberikan kemudahan untuk mengatur penggunaan sumber daya yang berkelanjutan tanpa adanya penundaan antar pekerjaan sehingga akan memberikan efisiensi jumlah tenaga kerja dan alat pada proyek.

Abstract

The development of a country's road or toll road infrastructure can be used as a benchmark to judge a country's economic development at both macro and micro levels. The location of toll exits has a significant impact on labor absorption and the creation of new business activities. Projects are dynamic, so contractors must adapt to changing project situations and conditions if they are to succeed in achieving optimal profits. Today's highly competitive aspects of construction planning require high levels of accuracy, efficiency, effectiveness and economy in project analysis. In the world of construction projects, there is much that can be done, including controlling costs. In cost control, efforts can be made so that the realization of costs incurred is consistent with implementation needs and is not excessive, such as efforts to limit costs, that is, to realize savings without does not reduce quantity or quality. The earned value method is used to determine the project's performance in terms of cost at a certain time, determine the project's performance in terms of progress/time at a point in time. certain, estimate the cost to complete the project after the evaluation period and estimate the cost to complete the project after the evaluation period. Project completion time after evaluation. In this study, the author performed a cost analysis using the earned value method for the conservation of Pandaan Malang Section 5 toll road. The schedule variance value is Rp1,652,192,521 with the time performance index value of 1.139743112 or SPI value > 1, meaning this project has arrived at week 17, the implementation is faster than planned.The estimated project completion date or Expected Schedule (EAS) is 278 days, 22 days faster than the total contract period of 300 days.

Abstract

Delays in project completion are something that any project contractor must avoid. Because apart from having a negative effect on the credibility of the project contractor, delays in project completion also cause penalty costs to be borne by the contractor, so that the profits to be obtained are reduced.Earned Value Method. This method is used to determine project performance in terms of costs at one time, determine project performance in terms of schedule/time at one time, predict costs to complete the project after the evaluation time and predict the time to complete the project after the evaluation.By using this method in the Kediri airport access road construction project, it was found that the project was delayed from the plan. The ETC (estimate to complete) value obtained was the estimated budget value required for completion was IDR 17,470,510,292.77, while the EAC (estimate at complete) value obtained was the final total cost estimate. project is IDR 32,509,153,464.05. TE Value Results (Time Estimate) to complete the project to completion in 89 calendar days or 5 days later than the contract time of 84 calendar days.

Abstract

The construction of the East Surabaya Hospital is a multiyear project, starting from 2023 to 2024. The project has a contract value of Rp. This 494,603,098,000 is funded by the Regional Revenue and Expenditure Budget (APBD) of the Surabaya City Government. This research aims to analyze the cost and time performance of the project. The method used is the earned value method. The results of the cost and time performance analysis using the Earning Value method show that the cost performance and time performance of the East Surabaya Hospital Construction in the 22nd (twenty-second) week is considered not good. This result is shown by the Cost Variance value of Rp. - 608,118,565 and Schedule Variance value Rp. - 44,410,784,255. The Cost Performance Index value of 0.996 and the Schedule Performance Index value of 0.76 also shows that the cost and time performance of this project in the 22nd (twenty-second) week is not in good condition.

Abstract

Kerobokan Bali Parking Building is one of the buildings that uses steel material as the main structure. The building which has a height of 13.97 meters, a width of 32.8 meters, and a length of 16.18 meters has a construction plan duration of 248 calendar days starting from July 2023. Known critical trajectory activities will be carried out a crashing program analysis with the aim of accelerating time by using one method, namely overtime work with a duration of 4 hours. Based on the analysis that has been carried out with the help of the Microsoft Project 2019 application, there are 16 lists of activities included in the critical trajectory. In writing this thesis, it will be mentioned in the form of a line code in Microsoft Project 2019, namely 569-573-579-580-581-606-585-586-590-591-595-596-600-601-602-612. In addition to knowing the list of critical path activities, this thesis also accelerates the duration with an additional 4 hours of overtime and calculates the total cost of the acceleration. After acceleration, it is known that the duration decrease is 61 days with a normal duration of 248 days to 187 days and shows a time efficiency of 0.245%. The total initial cost with normal duration is Rp 8,822,280,000.00 while if the project is accelerated, the project cost becomes Rp 8,901,216,104.5 by showing an additional cost of Rp 78,936,104.47.

Abstract

Factory is an Industrial Building that processing raw material. This Light Weight Brick Factory Constructions will help the region to develop their economies further. In this case, the Lightweight Brick Factory Constructions have several problem that cause construction delays. This research was carried out because of delays in the lightweight brick factory construction project in Lamongan which was scheduled for completion in the 15th week with a contract value of IDR 1,835,474,186. in week 10 there was a delay of - 42.73%, week 11 there was a delay of - 42.66%, week 12 there was a delay of - 44.84%, week 13 there was a delay of - 48.08%, week 14 have a delay of -46.18%, and week 15 have a delay of -44.68% from the planned schedule. The results of the research analysis of the project Schedule Performance Index (SPI) at the 15th week of review were 0.55, indicating that the project was have a delays. These results show that the project was 11 weeks late out of the planned 16 weeks. The factor that made the project late in completion was the contractor or vendor because there were other problems that created a lack of cash flow

Abstract

A factory is an industrial building that designed for processing raw materials into products, such as Light Weight Brick Factory that produce light weight brick and other products. The construction of a Lightweight Brick Factory plays a significant role in fostering regional economic development. However, the construction process for this factory has faced several issues leading to delays. This study focuses on the delays encountered in the lightweight brick factory construction project in Lamongan, which had a planned completion timeline of 15 weeks and a contract value of IDR 1,835,474,186. By week 10, the project was delayed by -42.73%, followed by delays of -42.66% in week 11, -44.84% in week 12, -48.08% in week 13, -46.18% in week 14, and -44.68% in week 15 compared to the planned schedule. The project cost performance index (CPI) of 1.32 shows that the actual project costs are smaller than budgeted, The primary factor contributing to the delay was attributed to the contractor or vendor, who faced cash flow issues due to other ongoing challenges.

Abstract

Road maintenance is a strategic effort to support community mobility and economic development. This study aims to determine the optimal duration and analyze the cost impacts of implementing the Time Cost Trade Off (TCTO) method. The method is applied through critical path analysis and adding overtime hours to reduce the project duration. Data is collected from project documents such as daily reports, S-curves, and cost budget plans, then analyzed using Microsoft Project software. The results show that the project duration can be shortened to 117 days with an additional cost of IDR 176,614,724.00, which is lower than the potential delay penalty of 1% per day. This adjustment leads to a time savings of 8.6% without causing significant changes to the project's organizational structure. The TCTO method proves to be a practical solution for addressing delays while maintaining a balance between time and cost.

Abstract

Prolonged road damage disrupts community mobility, logistics activities, and reduces road user safety. The road maintenance project on Jl. Ir. Soekarno in Blitar City, which was planned to be completed in 120 days with a budget of Rp1.16 billion, experienced a delay of 8 days due to time management constraints. This study aims to evaluate the use of the Time Cost Trade Off (TCTO) method to accelerate project completion without reducing the quality of work. The TCTO method is used to analyze the relationship between time and cost. This research proposes additional overtime working hours of 2 hours per day with the assumption of resources according to the Cost Budget Plan (RAB). The results show that with this method, the project can be completed in 117 days at a total cost of Rp1,342,177,724. Although it requires additional costs, this acceleration allows the project to be completed faster than the previous condition

Abstract

Air merupakan sumber daya alam yang sangat vital dan diperlukan untuk menentukan keberlanjutan kehidupan seluruh makhluk hidup di muka bumi ini. Masalah yang dihadapi adalah sistem air bersih ke daerah tempat tinggal penduduk tidak lancer. Dibutuhkan jaringan distribusi, pengelolaan sistem air bersih yang baik serta mampu melayani kebutuhan air bersih bagi penduduk. Demi mewujudkan hal tersebut maka dibutuhkan investasi yang cukup besar berupa penambahan kapasitas sistem penyediaan air baku. Berdasarkan latar belakang yang disebutkan, maka judul dari penelitian ini adalah Analisis Kelayakan Investasi Sistem Air Bersih Perumda Air Minum Wae Mbeliling, Kecamatan Lembor. Metode penyelesaian dalam perhitungan ini untuk Analisis Investasi Kelayakan dengan menggunakan metode Nett Present Value (NPV), dan metode Internal Rate of Return (IRR). Dari hasil analisis di peroleh Diperoleh nilai NPV sebesar Rp. 678.904.405.208 (NPV > 0).  Jadi investasi pengembangan kapasitas produksi dan jaringan air bersih Perumda Air Minum Wae Mbeliling, Kecamatan Lembor, layak untuk diteruskan. Nilai NPV yang positif atau lebih besar dari (> 0) menunjukkan bahwa penerimaan lebih besar dibandingkan dengan nilai yang diinvestasikan. Diperoleh nilai IRR 15,61 % > 10 % (tingkat bunga minimal yang diharapkan), maka investasi pengembangan kapasitas produksi dan jaringan air bersih Perumda Air Minum Wae Mbeliling layak untuk dijalankan.
