Abstract

Effective construction project management necessitates adherence to cost, quality, and timeline objectives. However, delays frequently challenge project success, impacting both schedule and budget. This research investigates the causes and consequences of delays within the Grha JST building renovation project, exploring mitigation strategies. Utilizing the Earned Value and Crashing methods, the study analyzes project performance to identify efficient delay management approaches. Recommendations are provided to enhance future project execution and mitigate delays effectively.

Abstract

Setiap proses pengerjaan suatu bangunan dalam suatu proyek tidaklah lepas dari segala bahaya resiko kecelakaan kerja terhadap para tenaga kerja. Maka, dalam suatu perusahaan diperlukannya program Keselamatan dan Kesehatan Kerja (K3) guna mengurangi dan mencegah kecelakaan kerja. Penelitian ini dilakukan dengan cara menyebarkan kuesioner pada proyek konstruksi di Kota Bekasi. Dengan hasil penyebaran kuesioner di proyek pembangunan konstruksi dengan jumlah 30 responden yang memiliki peran /tugas masing-masing dalam proyek konstruksi tersebut. Analisis data dilakukan pada microsoft excel yang selanjutnya pengolahan data menggunakan hitungan mean untuk mengetahui nilai rata-rata dari penyebaran kuesioner tersebut untuk mengetahui keberhasilan penerapan Keselamatan dan Kesehatan Kerja (K3) dan RII (Relative Importance Index) untuk mengetahui faktof-faktor yang mempengaruhi penerapan Keselamatan dan Kesehatan Kerja (K3). Nilai tingkat keberhasilan penerapan untuk semua variabel diambil rata-rata dengan nilai indeks adalah 54%. Berdasarkan hasil penelitian, maka dapat kita simpulkan bahwa hasil dari evaluasi penerapan Keselamatan dan Kesehatan Kerja (K3) mencapai nilai 54% dengan kategori penilaian cukup. Faktor-faktor yang menghambat Keselamatan dan Kesehatan Kerja (K3) pada proyek pembangunan office PT. S2J Narogong, mencakup program yang menjadi penghambat yaitu: kedisiplinan dan biaya. Kedisiplinan, karena kurangnya kesadaran diri para pekerja untuk mengikuti aturan-aturan yang berlaku. Biaya, tingginya biaya untuk penerapan program SMK3 sering diabaikan. Sehingga untuk implementasi K3 dalam Alat Pelindung Diri (APD) tidak terealisasi.

Abstract

Accurate cost estimation during the conceptual stage is crucial in ensuring effective budget allocation and reducing financial risks in government building projects. In Indonesia, especially Jakarta, the cost estimation process for government buildings is essential to optimize resource distribution. However, challenges persist in improving the precision of these estimations, particularly regarding how building area and construction cost impact the estimation process. This study employs multiple regression analysis to examine the relationship between the building area, construction cost, and the accuracy of conceptual cost estimations in Indonesian government building projects. The study was conducted using a sample of 100 completed projects in Jakarta. The regression analysis results reveal that both the building area and construction cost significantly negatively impact cost estimation accuracy, with a combined explanatory power of 58%. An increase in the building area and construction cost corresponds to more significant deviations in the estimated cost from the actual figures. The study highlights the need for more advanced estimation methodologies and standardized practices to improve accuracy in cost estimation. The findings offer practical recommendations to policymakers and construction professionals, suggesting ways to enhance cost estimation accuracy in the public sector, ultimately leading to better resource allocation and more successful project outcomes.

Abstract

Penelitian ini bertujuan mengevaluasi estimasi biaya tahap konseptual terhadap nilai pagu anggaran pada pekerjaan konstruksi proyek pasar ikan modern (PIM) Muara Baru di Jakarta Utara, dan mencari parameter yang berpengaruh terhadap keakuratan estimasi biaya tahap konseptual. Data tersebut sebelumnya di uji validitas dan uji reabilitasnya, lalu setelah dinyatakan valid dan reliabel, dianalisis menggunakan metode RII (nilai relative important index) untuk menentukan peringkat faktor berpengaruh, dan untuk memaksimalkan hasil analisis agar mengetahui parameter apa saja yang berpengaruh pada keakuratan estimasi biaya, data tersebut dianalisis dengan regresi linier berganda. Metode parametrik menjadi model analisis biaya pilihan yang menghasilkan perkiraan biaya, durasi, dan upaya pada penelitian ini. Parameter yang berpengaruh berdasarkan berdasarkan hasil analisis regresi linier berganda yang telah dilakukan, keakuratan estimasi biaya (Y) rendah bila luasan lebih kecil atau sama dengan 400 m2 (X3.1).
