Abstract

This study discusses wage payment practices at PT. Pundi Agro Makmur, Subah District, focusing on two payment methods: bank transfer and cash payment. This study uses a qualitative approach with field research methods and an empirical sociological approach, collecting data through observation, interviews, and documentation. The results of the study indicate that wage payments via bank transfer are more efficient and there are no deductions, because the company only needs to provide wage recipient data and employee account numbers. In contrast, cash payments require rounding or deductions due to the difficulty in obtaining denominations below Rp. 1,000. However, the company does not provide information to employees regarding the deductions, and the results of the deductions are returned to the company through the KTU. From an Islamic law perspective, wage payments via bank transfer are permitted because they do not violate sharia. However, cash payments involving deductions without notification to employees are considered inconsistent with Islamic law. In conclusion, wage payment practices at PT. Pundi Agro Makmur need adjustments, especially in the cash payment method to comply with the principles of Islamic law.

Abstract

This research departs from the phenomenon of pricing carried out by the fauzi collection shop in Sintang which sets a selling price of 35 thousand. This shop is experiencing very rapid development. The existence of this shop has a very good impact so that it can be felt by the middle to lower economic community. Thus, this journal has a research focus, namely: (1) How is the mechanism for determining the selling price at the Sintag collection fauzi shop? (2) How is the Islamic economic review of the mechanism for determining the selling price? (3) What is the impact of setting the selling price. This research uses a qualitative descriptive analytical approach and type of field study research. Data collection techniques through interviews, observation and documentation. Data analysis includes data reduction, data display, and verification / conclusion drawing. The results of the discussion show that the mechanism for determining the selling price at the all-round shop 35 fauzi collection Sintang is based on capital, employee wages, rental space, electricity costs, and distribution costs. In setting prices, there are six procedures carried out by the all-round shop 35 fauzi collection Sintang, namely choosing objectives in pricing, determining demand, estimating costs, analyzing costs, prices and competitor offers, choosing pricing methods, setting the final price. The type of strategy used is competition based pricing / competitive pricing strategy. The Islamic economic review of the selling price setting mechanism carried out by the owner of the all-round shop 35 fauzi collection Sintang is in accordance with Islamic economics, prices do not harm sellers and buyers. The price is in accordance with the benefits of the goods provided. The impact of pricing carried out by the owner of the all-round shop 35 fauzi collection Sintang is a positive impact that can be felt by the middle to lower class people.

Abstract

Abstract : This research was conducted at the Grand Cesar Residence Housing. The community's need for houses with sharia principles continues to increase along with the number of newlyweds. The focus of this study is the Sharia-based housing procurement mechanism at the Grand Cesar Residence Housing, Sintang Regency and the Islamic economic review of the Sharia-based housing procurement mechanism at the Grand Cesar Residence Housing, Sintang Regency. This study uses a qualitative descriptive approach and the type of research uses a case study. This research was conducted at the Grand Cesar Residence Housing, Sintang Regency, located at Jalan Mensiku Jaya, Kapuas Kiri Hulu Village, Sintang District. The primary data sources used include the Owner and Housing Developer and consumers. Data collection techniques are interviews, observation and documentation. Data analysis techniques are data collection, data reduction, data presentation and drawing conclusions/verification. Data validity checking techniques include credibility, transferability, dependability and confirmability. The results of the study show that (1) The mechanism for procuring sharia-based houses at the Grand Cesar Residence Housing Complex in Sintang Regency applies the principle of ta'awun (mutual assistance) with the al-qard (loan) contract, namely that each consumer helps each other with their respective installments for building a house. (2) The Islamic economic review of the mechanism for procuring sharia-based houses at the Grand Cesar Residence Housing Complex in Sintang Regency is by carrying out no usury, no fines, no seizure and tadlis. However, there is still gharar, and gharar in this case is small gharar, meaning that according to the majority of scholars, small gharar is permitted because of something that cannot be avoided, such as the delay in the time of building a house because there are consumers who are not on time in paying installments. Abstrak : Penelitian ini dilakukan pada Perumahan Grand Cesar Residence. Kebutuhan masyarakat akan rumah dengan prinsip-prinsip syariah terus meningkat seiring banyaknya pasangan pernikahan baru.  Fokus dalam penelitian ini adalah Mekanisme pengadaan rumah berbasis syariah pada Perumahan Grand Cesar Residence Kabupaten Sintang dan Tinjauan ekonomi Islam terhadap mekanisme pengadaan rumah berbasis syariah pada Perumahan Grand Cesar Residence Kabupaten Sintang. Penelitian ini menggunakan pendekatan kualitatif deskiptif dan jenis penelitian menggunakan  studi kasus. Penelitian ini dilaksanakan di Perumahan Grand Cesar Residence Kabupaten Sintang yang beralamat di Jalan Mensiku Jaya, Kelurahan Kapuas Kiri Hulu, Kecamatan Sintang. Sumber data primer yang digunakan diantaranya Owrner sekaligus Developer perumahan dan konsumen. Teknik pengumpulan data yaitu wawancara, observasi dan dokumentasi. Teknik analisis data yaitu pengumpulan data, reduksi data, penyajian data dan menarik kesimpulan/verifikasi. Teknik pengecekan keabsahan data meliputi credibility, transferability, dependability dan confirmability. Hasil penelitian menunjukkan, (1) Mekanisme pengadaan rumah berbasis syariah pada Perumahan Grand Cesar Residence Kabupaten Sintang menerapkan asas ta’awun (tolong-menolong) dengan akad al-qard (pinjaman) yakni setiap konsumen saling membantu dengan angsurannya masing-masing untuk pembangunan rumah. (2) Tinjauan ekonomi Islam terhadap mekanisme pengadaan rumah berbasis syariah pada Perumahan Grand Cesar Residence Kabupaten Sintang yaitu dengan mengusung tanpa riba, tanpa denda, tanpa sita dan tadlis. Namun masih terdapat gharar, adapun gharar dalam hal ini yaitu gharar yang kecil, artinya menurut jumhur ulama gharar kecil dibolehkan karena sesuatu yang tidak bisa dihindari seperti mundurnya waktu pengerjaan rumah karena terdapat konsumen yang tidak tepat waktu dalam membayar angsuran.

Abstract

This study is based on the phenomenon that sharia property has emerged as an option for the community, especially for those who want to buy a house or just invest, making the community, especially Muslims, feel much more comfortable because they can avoid usury which is prohibited in Islam. The focus of this study is: 1) What is the Form of Sharia Economic Transformation in the provision of Landed Houses for MBR at PT. Herijaya Asri Sentosa? 2) How is the Review of Sharia Economics on the Transformation of Sharia Economics in the provision of Landed Houses to Low-Income Communities at PT. Herijaya Asri Sentosa? This study uses a qualitative approach and a case study research type. Data collection techniques through interviews, observation and documentation. Data analysis uses an interactive analysis model that includes data reduction, data display, and verification/drawing conclusions. The results of the study show the following: 1) The Form of Sharia Economic Transformation in the provision of Landed Houses for MBR at PT. Herijaya Asri Sentosa is to have a murabahah/sale and purchase agreement. Where, the owner of PT. Herijaya Asri Sentosa sells finished housing units through Conventional Banks/BNI Bank. Then, PT. Herijaya Asri Sentosa applies a sharia system to its consumers by not applying usury, tadlis and gharar in its sales process. The process of buying and selling houses based on sharia principles uses a sale and purchase agreement agreed upon between the owner and the buyer. 2) Review of Sharia Economics on Sharia Economic Transformation in the provision of Landed Housing to low-income communities at PT. Herijaya Asri Sentosa is in accordance with sharia economics. Where in this case, there are no elements of usury, tadlis, and no elements of gharar in the transaction process or its implementation. There is no interest or fine given to consumers, only a take over system if the consumer is unable to pay for more than 3 times due. This is because interest and fines are not in accordance with applicable Islamic law.
