Abstract

The high demand for dormitories at Astra Polytechnic will keep rising in tandem with the growing student body. Investment for another tower building is required and also will have an impact on dormitory rental prices. The purpose of this study is to find out the evaluation of the feasibility of building a new dormitory building in terms of financial aspects and to calculate the appropriate dormitory room rental price for the dormitory building using a forecasting method. The research results show that the project is declared financially feasible because the IRR value is greater than the MARR, which is 7.8% > 6.875%, and the payback period is 19.38 years. The results were obtained with an adjusted rental price, where rental rates increase by 10% per year from the second to the fifth year. Following the development of the second dormitory tower in the sixth year, rental prices must increase by 20% annually until the end of the investment period in the 20th year

Abstract

Project control is a very important function in implementing a construction project. In project implementation, there may be delays, acceleration, or in accordance with the project plan schedule. Delays or acceleration of projects can provide advantages or disadvantages. One method that can be used to avoid losses in a project is to use the earned value method. This method involves the use of cost budget plans, unit price analysis and project progress reports to obtain BCWS (Budgeted Cost of Work Schedule), BCWP (Budgeted Cost of Work Performance), and ACWP (Actual Cost of Work Performed). Research begins with collecting data, carrying out analysis, and concluding the results from the collected data. The purpose of this research is to estimate the time and costs that will be required and to project the costs and time required to complete the project. From the calculation results of applying the earned value method, it is known that the results of the review up to the 40th week showed that the BCWS value = Rp. 172,020,918,000.- ; BCWP = Rp. 147,714,360,000.-; ACWP = Rp. 120,240,052,674.-, while the schedule variance value up to week 40 is negative and the cost variance value is positive. For the calculation results, the estimated final completion time is 56 weeks with an estimated completion time of 54 weeks and the calculation results estimate the final completion cost of Rp. 186.130.112.499.- with a planned budget of Rp. 206,000,000,000.00. From the results it is known that the work was late but experienced cost savings.

Abstract

Proyek Pembangunan Rusunawa Petahunan Kota Pasuruan terdiri dari dua gedung masingmasing 5 lantai dengan luas 1152 m2 per gedung. Proyek tersebut menggunakan struktur beton bertulang sistem pra-cetak fabrikasi lapangan dengan menggunakan bekisting kayu kelas II. Dengan dana pembangunan yang terbatas maka diperlukan suatu optimasi diantaranya adalah optimasi bekisting dan juga diperlukan suatu inovasi desain yaitu menggunakan bekisting baja. Penelitian ini bertujuan untuk mengoptimalkan bekisting pelat baja dan menentukan jumlah maksimal bekisting yang dapat diproduksi dengan memperhatikan kendala yang ada dan optimasi jumlah bekisting menggunakan program linier. Hasil analisis diperoleh pembuatan bekisting baja menggunakan pelat baja dengan tebal pelat 5mm, plat strip 19 mm x 50 mm, dan plat siku 50 x 50 x 6. Umur penggunaan bekisting baja lebih lama dibandingkan dengan penggunaan bekisting kayu. Biaya yang dibutuhkan dari bekisting kayu berdasarkan perhitungan RAB sebelum dioptimasi sebesar Rp. 92,502,040 dan biaya yang dibutuhkan dari alternatif bekisting baja sebelum dioptimasi sebesar Rp. 237,380,819. Biaya bekisting kayu setelah dioptimasi dan dikalikan dengan jumlah pergantian bekisting sebesar Rp. 342.153.654, sedangkan biaya bekisting baja setelah dioptimasi dan dikalikan dengan jumlah pergantian bekisting sebesar Rp. 163.149.015
