Abstract

Badan Pusat Statistik (BPS) memiliki peran krusial dalam menyediakan data untuk menentukan arah kebijakan pembangunan negara. Untuk menjalankan tugas besar tersebut, BPS sangat bergantung pada kinerja pegawainya. Namun, kinerja pegawai dipengaruhi oleh berbagai faktor, sehingga penting untuk mengidentifikasi variabel yang paling berpengaruh di lingkungan kerja BPS. Penelitian kuantitatif ini bertujuan untuk menganalisis dan menguji secara empiris pengaruh gaya kepemimpinan, budaya organisasi, dan kompetensi pegawai terhadap kinerja pegawai, serta meninjau peran mediasi dari motivasi kerja. Sebanyak 100 pegawai aktif di kantor pusat BPS dipilih sebagai responden menggunakan teknik pengambilan sampel acak. Data primer dikumpulkan melalui kuesioner dan dianalisis menggunakan metode Structural Equation Modelling (SEM) dengan program SmartPLS, mencakup pengujian validitas, reliabilitas, dan model struktural. Hasil penelitian menunjukkan bahwa kompetensi pegawai memiliki pengaruh langsung dan signifikan terhadap kinerja. Sebaliknya, gaya kepemimpinan dan budaya organisasi tidak memiliki pengaruh langsung yang signifikan. Temuan menarik lainnya adalah peran motivasi kerja sebagai mediator. Budaya organisasi terbukti berpengaruh signifikan terhadap kinerja pegawai ketika dimediasi oleh motivasi kerja, menunjukkan bahwa budaya kerja yang baik dapat mendorong kinerja jika disertai dengan motivasi yang tepat. Namun, pengaruh gaya kepemimpinan dan kompetensi tidak menjadi signifikan terhadap kinerja ketika melalui motivasi kerja.

Abstract

Pandemi Covid-19 memberikan dampak signifikan terhadap berbagai sektor ekonomi, termasuk industri telekomunikasi yang berperan penting dalam mendukung aktivitas komunikasi dan digitalisasi selama pembatasan sosial. Perubahan kondisi pasar akibat kebijakan work from home dan pembatasan mobilitas berpotensi memengaruhi kinerja keuangan perusahaan subsektor telekomunikasi. Penelitian ini bertujuan untuk menganalisis perbedaan kinerja keuangan sebelum dan selama pandemi Covid-19 pada perusahaan subsektor telekomunikasi yang terdaftar di Bursa Efek Indonesia periode 2017–2022. Metode penelitian yang digunakan adalah kuantitatif dengan pendekatan komparatif. Sampel penelitian ditentukan melalui teknik purposive sampling, sementara analisis data meliputi statistik deskriptif, uji normalitas, dan uji beda Wilcoxon Signed Rank Test. Hasil penelitian menunjukkan bahwa tidak terdapat perbedaan signifikan pada rasio likuiditas dan profitabilitas, sedangkan rasio solvabilitas dan aktivitas menunjukkan perbedaan yang signifikan sebelum dan selama pandemi Covid-19. Temuan ini mengindikasikan bahwa meskipun perusahaan mampu mempertahankan kemampuan likuiditas dan profitabilitasnya, tingkat ketergantungan terhadap pendanaan utang meningkat dan efisiensi operasional mengalami perubahan selama pandemi. Hasil penelitian diharapkan dapat menjadi masukan bagi manajemen perusahaan dalam merumuskan strategi pengelolaan keuangan yang lebih adaptif terhadap situasi krisis serta memberikan referensi bagi peneliti selanjutnya dalam mengkaji kinerja keuangan pada sektor yang terdampak pandemi.

Abstract

In the era of globalization and increasingly intense business competition, investment decision-making has become a key aspect of managing business operations efficiently and sustainably. Investing in office building construction is a strategic move that requires thorough planning and meticulous analysis. Poor investment decisions in such projects can have significant impacts on a company's financial stability and long-term viability. Therefore, the investment in the “Yodya Tower Office Building Construction Project in Makassar” necessitates a financial feasibility analysis based on capital budgeting methods, utilizing investment feasibility indicators such as Net Present Value (NPV), Internal Rate of Return (IRR), Profitability Index (PI), Discounted Payback Period (DPP), and Payback Period (PP). Based on the financial feasibility calculations for the Yodya Tower Office Building Construction Project with an investment horizon of 20 years, the analysis yielded an NPV of IDR 15,737,034,946, an IRR of 9.73%, a PI of 1.15, a DPP of 18.4 years, and a PP of 11.9 years. According to these five investment parameters, the Yodya Tower Office Building Construction Project is considered financially feasible. Additionally, a sensitivity analysis was conducted to identify the variables that most significantly affect the investment feasibility indicators. This was further elaborated through three possible business scenarios: optimistic, normal, and pessimistic. The analysis revealed that an increase in construction costs is the most sensitive factor impacting the project's cash flow, leading to changes in NPV and other feasibility indicators. Furthermore, the capital structure analysis indicated that utilizing 30% equity and 70% debt financing would result in the most optimal NPV outcome.

Abstract

The rapid expansion of café businesses in Indonesia reflects changing consumer lifestyles characterized by increased social dining and leisure activities. However, intensified competition has created challenges for establishments that fail to prioritize customer-centric approaches, potentially leading to customer defection and reduced referral behaviors. This study investigates the determinants of referral intention in the café industry, specifically examining how service quality, pricing, and customer satisfaction influence customers' willingness to recommend establishments to others. The research employed a quantitative methodology utilizing survey data from 100 customers of Jajan Doeloe Café in Bogor, Indonesia. Data analysis was conducted through Partial Least Squares Structural Equation Modeling (PLS-SEM) version 3.0 to test the proposed hypotheses. The measurement instruments incorporated established scales including SERVQUAL dimensions for service quality assessment and validated constructs for pricing perception, customer satisfaction, and referral intention. The empirical findings reveal significant variations in the influence of different factors on referral intention. Customer satisfaction emerged as the strongest predictor of referral behavior (β=0.526, p<0.001), followed by pricing perceptions (β=0.276, p=0.002). Surprisingly, service quality demonstrated no significant impact on referral intention (β=0.005, p=0.937). These results suggest that in the café context, customer satisfaction and perceived value through appropriate pricing strategies are more critical for generating positive word-of-mouth recommendations than traditional service quality dimensions. The findings provide strategic guidance for café management prioritization and resource allocation decisions.

Abstract

The development of Transit-Oriented Areas (TOD) has been established provisions and regulations related to the requirements and rules of implementation through the Minister of Agrarian Regulation number 16 of 2017 and DKI Jakarta Governor Regulation number 67 of 2019. Submission of an area for the TOD Area can be submitted by the landowning community to the Governor of the DKI Jakarta Provincial Government, it is also possible to cooperate with BUMN or BUMD which have obtained the right to manage the TOD Area from the Governor of DKI Jakarta Province. TOD Areas that are integrated with the Public Transport System will have a positive impact on the Community, in the form of transportation cost efficiency, ease of reaching the terminal location, equipped with pedestrian and cycling facilities. With the increasing need for land, especially around Mass Public Transport Facilities, incentives are given in the form of an increase in the Building Floor Area Coefficient (KLB) in the TOD Area according to the established TOD typology. Regulations regarding the increase of Building Floor Area Coefficient in TOD Area along with the procedure and the amount of incentives obtained are regulated in Governor Regulation number 31 of 2022. TOD areas that are integrated with Public Transport Facilities will improve the quality of urban space utilisation, increase property values by involving stakeholders.
