Abstract

This study aims to examine the influence of spatial planning policies, infrastructure, and accessibility on land prices in Tangerang City. As one of the rapidly growing urban areas, Tangerang experiences continuous shifts in land values driven by economic expansion and urban development. To address this issue, the research employs multiple linear regression analysis to measure the extent of each variable’s effect. The findings reveal that well-structured spatial planning can significantly enhance property values, while adequate infrastructure plays a vital role in strengthening the attractiveness of an area. Accessibility also emerges as a crucial factor, as locations that are easier to reach tend to have higher land prices. Overall, these three variables show strong individual as well as combined impacts on land values. The study highlights the need for consistent spatial planning, equitable infrastructure development, and improved accessibility to ensure controlled land prices while fostering sustainable economic growth and supporting sound property investment decisions.

Abstract

The Community Service International (CSI) program is a form of cross-border community service that aims to increase the capacity of MSMEs through a knowledge sharing and service digitization approach. This activity was carried out at one of the noodle-based culinary MSMEs in Malaysia which is still facing operational and technological constraints, such as the unavailability of QR codes for menus and orders, uncomfortable space layouts, the absence of a cash register so that transaction recording is still done manually, and an inefficient ordering flow because it uses a writing method on paper. Different from academic research that emphasizes theoretical analysis, PKM activities focus on solving real problems through socialization, technical direction, mentoring, and the creation of direct solutions that can be implemented by MSMEs. The results of the activity showed an increase in operational efficiency through the implementation of QR codes, the use of digital cashier applications, the improvement of business layouts, the preparation of simple SOPs, and an understanding of digital marketing. These findings show that knowledge-sharing-based Community Service International can be an effective approach in empowering culinary MSMEs in Malaysia to face modernization and digitalization challenges.

Abstract

Micro, Small, and Medium Enterprises (MSMEs) play a strategic role in Indonesia’s economy, including in the Cikarang Selatan region. However, many MSME actors still face challenges in digital marketing, particularly in utilizing video content as a promotional tool on online marketplaces. According to data from the Ministry of Cooperatives and SMEs, MSMEs contribute up to 60.5% of Indonesia’s GDP, emphasizing their position as the backbone of the national economy. Meanwhile, a study by Wyzowl shows that 86% of marketers use video as a marketing tool, and 92% consider it effective, highlighting the urgency to enhance MSMEs’ digital capabilities. MSMEs in Cikarang Selatan often lack the skills to produce engaging video content, develop compelling promotional scripts, understand marketplace algorithms, and edit videos professionally. These limitations result in low product exposure and weakened competitiveness in the digital ecosystem. This community engagement program aims to strengthen MSMEs’ abilities in producing and marketing video content through several interventions: video marketing training, hands-on workshops on video production using smartphones, video editing training using user-friendly applications such as CapCut and Canva, marketplace optimization strategies, as well as evaluation and promotional simulations. The program will be implemented over seven months using interactive training, practical sessions, and mentoring by digital marketing practitioners and professional videographers. Expected outputs include improved digital skills among MSME participants, production and upload of at least 10 promotional videos, development of a training module, and increased engagement and sales potential for participating MSMEs. Through this program, MSMEs in Cikarang Selatan are expected to optimize the use of video content, enhance competitiveness, and expand market reach in the digital era.
