Higher education institutions are required to provide learning environments that support students’ academicsuccess. In the era of digital transformation, service quality is determined not only by physical facilities but alsoby digital services and campus security. This study aims to analyze the influence of physical facilities, digitalservices, and security—both partially and simultaneously—on the learning experience of students at UniversitasPamulang. A quantitative approach with a causal associative design was employed. Data were collected throughquestionnaires distributed to 50 active students using purposive sampling and analyzed using multiple linearregression with SPSS. Results indicate that physical facilities (sig. 0.003), digital services (sig. 0.000), and security(sig. 0.006) each have a significant positive effect on the learning experience. Simultaneously, all three variables significantly influence learning experience, with an Adjusted R² of 0.650, indicating 65% of variance explained.Digital services proved to be the most dominant variable. This study provides strategic recommendations forUniversitas Pamulang to improve the quality of academic facilities and services
