Abstract

Flooding that occurred in the Makassar City is 23 % of the total area of the city, that is 4086 ha. This floodwaters research is focused on Tamalanrea districts, which constitute the largest districts hit by floods about approximately 1684.59 ha. The spot selected region is BTN Hamzy, Antara ,and Asal Mula Housing. Flooding that occurred in this region is caused by changes in land use, poor drainage, sloping contours and form a basin area, and impermeable soil so that runoff contributes high . High rainfall can also cause floodwaters at this location. An understanding of the process and the amount of runoff and the influenced factors are very necessary as a reference in dealing with flood control. The purpose of this study was to determine the rate of surface runoff, extensive flooding, and flood inundation predictions, the effect of changes in rainfall intensity on surface runoff. Analysis procedure is conducted to calculate the rate of runoff using USSCS 1973 rational methods with variables: land cover, soil type, and slope contour, area, and intensity of rainfall. The results of these calculations are compared with the volume of land each contour and intensity of rain to predict floodwaters and the effect of rainfall intensity on surface runoff.

Abstract

The existence of minimarket as the one of consumer goods retail activities around settlement residents needs to be considered, especially in its spread and radius service. It isoutlined in the SNI No. 03 Tahun 2004 about “Tata Cara Perencanaan Lingkungan Perumahan di Perkotaan” that is for the grocery store/stall (minimarket) can serve 250 people with 300 meters radius achievement. There are 15 minimarkets (2013) that lie at Bumi Tamalanrea Permai settlement and Telkomas Housing in Makassar City, it’s radius is not appropriate with standard and also don’t concern with traditional consumer goods. The main focus in this research are analyze the consumer goods retail typologyand correlation levelbetween the variablesinelection of retail locations. Descriptive and Map Overlay (GIS) analysis explain the consumer good retail typology that consists of 3, modern minimarket, semi minimarket, and stall. Correlation analysis explains the correlation levelbetween the variables inelection of retail locations, age, walking distance, income, hospitality services, and minimarket location are very significant. Based on that results, it will be required the appropriate idea of the consumer goods retail spreading so that prevalent radius service will take place.

Abstract

The growth of cities is in line with the development of transportation technology. Land use change, especially residential area tend to follow the availability of the transport network. Transportation and land use are closely related and have specific purpose in planning. The purpose of transportation system planning is to provide facilities for the movement of passengers and goods from one place to another. While the purpose of land use planning is to achieve the function of the buildings. Mamminasata region, the one of metropolitan cities in Indonesia, including Makassar City, Sungguminasa City, Maros Regency and Takalar Regency, should have an integrated planning for transportation sector. Development of Mamminasata region led to the new activity centers and new settlements such as the new Hertasning road. New Hertasning Street is the corridor that connect Makassar City and Sungguminasa City (Gowa Regency) in the southeast of the Mamminasata Region. The development of the new road changed agriculture uses to residential uses. This study examines the effect of development of new road toward land use changes. Land use changes using three variables: changes in land use, land use intensity and land price. This study used data inventory, comparative and mapping overlay analysis. The result of this analysis indicates the development of new road caused land use change along the corridor.

Abstract

The increasing of the population growth is proportional to the demand of built up land. This happens to the settlement where the construction of various facilities continues to increase, so that the area of land for green open space increasingly limited. The lack of the green open space is caused by the land conversion to the built up area. In addition, it has a lot of construction that do not pay attention to the Building Coverage Ratio (BCR) and the Green Grounds Coefficients so that the availability of the green open space in the house yard is very limited. The reduced and even the loss of the green open space area which should be available impact on various problems incidence, such as air pollution, floods, and the rising of the temperature of town. This happens in Bumi Tamalanrea Permai settlement where the availability of the green open space decreased along with the increasing of built up land growth. This research aims to knowing the characteristic and functions of the green open space in Bumi Tamalanrea Permai settlement that for each type is varies and influenced by its widely and locations, then to determine the ratio of green area per resident in which it is not reached the standard that is 20 meter square per resident. The analysis is conducted by qualitative and quantitative approaches. From the results of analysis conducted, there are several problems relate to the green open space in Bumi Tamalanrea permai settlement, so that the green development direction is a solution in order that availability of the green open space is still exist even though with the limited land.
