Abstract

This study aims to examine the structural analysis of wall elements in the LINAC room of the Radiotherapy Building construction project at ODSK Hospital, Manado, and to determine the estimated cost required for the wall element work based on the structural analysis results. The research was conducted on the Radiotherapy Building construction project at ODSK Hospital from August 2024 to December 2024. The research methods included structural analysis of the walls, estimation of the Bill of Quantity (RAB), and analysis using ETABS software. The data used were secondary data obtained from the project and processed using Microsoft Excel and ETABS. The analysis results show that the LINAC bunker walls modeled as reinforced concrete structures meet the strength and stiffness requirements based on the analysis of axial forces, shear forces, bending moments, and structural displacement. The main material requirements consisted of 668.768 m³ of concrete, 4,423.47 kg of D16 reinforcement, 323.12 kg of P10 reinforcement, and 402.96 m² of formwork. The cost analysis resulted in a total construction cost of IDR 1,281,464,449 before VAT and IDR 1,422,425,538 after 11% VAT. Compared with the project RAB of IDR 2,358,932,981, there was a difference of IDR 1,077,468,532, or approximately 45.68%, with the estimated RAB from the analysis being lower. The cost difference was influenced by concrete strength specifications, unit prices, work volume, and the calculation basis used.

Abstract

Time delays in construction projects are a common issue that significantly impacts both project costs and overall success. This study aims to optimize the duration of a four-story shop-house construction project in the Malalayang area of Manado City by applying the crashing method. This technique is employed to accelerate activities along the critical path through the addition of overtime work hours, without compromising the quality of the output. The analysis was conducted using the Critical Path Method (CPM) to identify critical project activities, followed by a quantitative simulation of schedule acceleration. The results indicate that the project duration can be reduced from 175 days to 148 days—an acceleration of 27 days—with an additional cost of IDR 32,723,678.95. This additional cost is considered acceptable given the time efficiency gained. These findings demonstrate that the crashing method is an effective and feasible strategy for schedule optimization in the management of building construction projects

Abstract

The construction of the Mapanget Sub-district Office, funded by the Manado City Regional Budget (APBD), experienced an initial 7-calendar-day delay caused by the late handover of the old building land/asset by the project owner. This study aims to analyze the project's time and cost performance and to obtain the final cost estimate and completion schedule estimate using the Earned Value Management (EVM) method. This is a descriptive quantitative study using primary data (observation of delay factors) and secondary data (weekly reports, budget plan, and S-curve), with a contract value (BAC) of Rp4,899,568,000 and a planned duration of 150 calendar days. The analysis at week 7, the point of greatest deviation, showed a Schedule Performance Index (SPI) of 0.53 and a Cost Performance Index (CPI) of 0.58, with a projected completion (S-EAC) of 240 days and a final cost estimate (B-EAC) of Rp8,442,472,253. Project performance improved consistently through week 22, reaching an SPI of 0.99 and a CPI of 1.01, with an actual cost (ACWP) of Rp4,840,437,940, Rp59,130,060 lower than the contract value. The results conclude that despite the initial external delay, the application of the Earned Value method successfully detected performance deviations early, enabling corrective action, so the project was ultimately completed nearly on schedule and at a cost more efficient than the contract budget.
