Abstract

Penelitian ini bertujuan mengidentifikasi jenis material konstruksi yang menyebabkan terjadinya pemborosan dan menghitung volume dan biaya sisa material serta mengidentifikasi faktor-faktor yang mempengaruhi sisa material konstruksi pada Proyek Pembangunan Perumahan XYZ di kabupaten Darmasraya. Berdasarkan hasil pengolahan data, diperoleh biaya sisa material sebesar 0,68 % atau Rp. 15.288.050,00 dari total biaya rencana material sebesar Rp.2.250.172.054,00 artinya pemborosan material relatif sangat sedikit dan faktor-faktor penyebab sisa material pada studi kasus adalah kondisi material yang rusak akibat pengangkutan kelokasi proyek dengan bobot 0,091; kesalahan perencanaan kuantitas material dengan nilai bobot 0,088; pengukuran dilapangan tidak akurat sehingga terjadi kelebihan volume dengan nilai bobot 0,085; kesalahan pekerjaan/pemasangan yang dilakukan oleh pekerja dengan nilai bobot 0,082 ; informasi gambar tidak detail dengan nilai bobot 0,079. Upaya-upaya yang sebaiknya dilakukan oleh kontraktor dalam mengurangi sisa material adalah memonitor pengangkutan material di lokasi, melakukan analisis kembali kebutuhan material, menyediakan pekerja yang lebih berpengalaman dan memiliki skill serta sebaiknya agar kontraktor melakukan survey awal di lokasi kerja sebelum melakukan perhitungan ulang untuk kuantitas pekerjaan.

Abstract

Defects are something that must be identified in the implementation of quality management. Defects can potentially lead to construction failures and injury. This study aims to identify and analyse the causal factors of building construction defects based on the perspective’s project stakeholders. This research is quantitative-descriptive research conducted through questionnaires distributed to the purposive respondents. Then, conduct statistical analysis and evaluate the causal factors of construction defect using Failure Mode and Effect Analysis (FMEA). Based on the results, the critical causal factors of building construction defects are lack of communication within the project environment with a value of 33.6; poor performance of the project management team with a value of 30.3; improper design and specification with a value of 27.88; lack of supervision in the site with the value of 24.60 and lack of competency of the construction labour with the value of 23.04. Project stakeholders are expected to pay more attention to critical causal factors as preventive measures to prevent structural failure and injury.

Abstract

Pengaplikasian Baja ringan sekarang ini sudah seperti kayu, yang tidak hanya digunakan untuk pembuatan Rangka Atap saja. Penggunaan baja ringan kini telah menjadi sebuah tren tersendiri. Banyak produsen baja ringan yang tersedia. Namun terkadang akibat banyaknya produsen baja ringan, persaingan di pasar tidak seimbang. Misalnya, beberapa produsen yang menyediakan baja ringan dengan harga yang lebih murah, namun mutu bajanya dikurangi. Penyimpangan yang terjadi di industri baja ringan tidak sedikit mengakibatkan runtuhnya konstruksi yang menggunakan baja ringan. Kegagalan tersebut disebabkan oleh kegagalan sambungan, kegagalan elemen, dan kesalahan pengerjaan. Salah satu penyebab terjadinya kegagalan tersebut adalah karena belum adanya standar maupun prosedur khusus untuk baja ringan di Indonesia.

Abstract

A green home is defined as a residential concept designed with attention to the principles of sustainability in design, starting from energy efficiency, water management, selection of environmentally friendly materials, to the creation of good indoor environmental quality. The development of green housing in Padang city has begun to increase over time, but the success of a green home housing is indicated by the level of satisfaction of its residents. This study aims to identify and analyze the level of satisfaction of residents of residential houses with a green home concept. Data were collected based on a questionnaire survey and used the Customer Satisfaction Index (CSI) method to analyze the level of satisfaction of residents. Natural lighting, air circulation in the house and comfortable room temperature, design with efficient use of energy and water, the availability of green open space, noise control, waste management, and the use of quality and environmentally friendly materials are the main factors that influence the level of satisfaction and are important for residents of residential houses with a green home concept. The results of the CSI calculation of the three green home concept housing surveyed were 76.69% which is interpreted as a "satisfaction" level although there are still shortcomings in certain aspects that are used as evaluation material for improving the quality of green home housing and the expectations of residents in the future.
