Abstract

Pulau Panggang merupakan salah satu Pulau hunian terpadat di wilayah Kabupaten Administrasi Kepulauan Seribu,DKI Jakarta dimana saat ini pulau tersebut terus mengalami penurunan kualitas lingkungan akibat tingginyakepadatan penduduk yang mencapai 354 jiwa per Ha. Pada kegiatan pengabdian yang dilakukan sebelumnya adalahmemberikan usulan alternatif pengembangan kawasan hunian di Pulau Panggang yang mempertimbangkanpertambahan jumlah hunian yang diperlukan selama 20 tahun yang akan datang. Melalui studi sebelumnya, diketahuibahwa penyediaan kawasan hunian perlu diseleraskan dengan penyediaan infrastruktur dan utilitas yang dapatmendukung kegiatan masyarakat sehari-hari. Karena terletak di kepulauan, penyediaan infrastruktur dan utilitas diPulau Panggang menjadi sulit dan dan terbatas. Sehingga pemahaman mengenai pembangunan infrastruktur yangdapat diaplikasikan di pulau menjadi penting, dan pengetahuan tentang utilitas dasar (air bersih, sampah, listrik, dandrainase) menjadi menjadi penting yang dikaitkan dengan kemajuan teknologi di bidang tersebut. Sehingga studiperencanaan infrastruktur dan utilitas di Pulau Panggang memerlukan studi yang mendalam dan komprehensif sertamemerlukan partisipasi dari masyarakat serta berbagai pihak yang terlibat dalam pengembangan Pulau Seribu.

Abstract

The banking business stands as a service-oriented enterprise rooted in the principle of trust, where the banking sector heavily relies on service delivery to manage customer trust, thereby ensuring that clients continue to entrust their funds and financial matters to a bank. Within the realm of banking, Key Account Management (KAM) plays a crucial role in maintaining the trust of clients, particularly those classified as Key Accounts (KA). Given the broad spectrum of banking services such as funds deposit and disbursement and considering that bank clients may range from individuals (B2C) to corporations (B2B), banking services must be always delivered at an optimal level. KAM serves as a frontline entity in managing relationships with clients, especially KAs, who are vital for the success of the banking business. This study aims to identify the factors influencing the performance of KAM in the banking sector, for which an in-depth interview was conducted with three Key Account Managers (KA Managers) in the banking industry in Indonesia. The findings reveal both intrinsic and extrinsic factors impacting the performance of KA Managers, with Trust and Solution, as well as Personal attributes, being identified as the primary factors.

Abstract

Part of Surabaya Industrial Estate Rungkut (SIER) Area is planned to become Central Business District (CBD) in accordance with the direction of the Surabaya City Government. The land use is changed due to the decrease of carrying capacity of the infrastructure in the environment around SIER, caused by density increase since Middle East Ring Road (MERR) was opened in 2012. In addition, some of the areas that became CBD areas are part of the PT SIER area (97.4 Ha). Aim: This study was aimed to determine alternative land functions. Methodology and results: Since CBD is generally dominated by commercial properties, this research focuses on commercial property development programs carried out within the scope of the Highest and Best Use (HBU) Study. This research was conducted through location, site, and market analysis, completed with recommendation for property type in SIER location. Conclusion, significance and impact study: Based on macro market analysis, supply of retail, hotel and apartment property is increasing, while supply of office is decreasing. The results of this study are the best and highest value proposals for the development of commercial property functions (apartments, offices, shopping areas, and hotels), so that the investment is not high risk. In addition, the result can be used as a policy orientation for all interested parties, especially PT SIER in the development of CBD in its area, related to the development stage that is adjusted to the interests and market conditions.
