Abstract

Developer policy in this case PT. Metropolitan land, Tbk for the availability of entertainment facilities in the region is the right choice to increase profits in addition to selling home products. This strategy is considered appropriate because of the lack of entertainment in the area around housing which is seen from the rapid population from year to year. Service providers bear a large risk burden at the operational stage, To avoid cost overrun, in the calculation of the operating cost budget it is necessary to include costs due to risks. Risk costs are allocated to the identified risks. This study aims to identify the dominant risk factors that affect operational investment costs from the point of view of other long-running operational management. The research used qualitative methods when conducting studies on previous research which then obtained 48 risk factors that affect investment costs. Validation of the 48 risk factors was carried out by 3 (three) experts and produced 30 risk variables which then became questionnaires that would be distributed to respondents. Quantitative methods are used to assess probability and impact using a rating scale. The probability and impact values are converted into values in the probability-impact matrix, after the risk value is calculated and sorted from the highest value, 4 dominant risk factors are obtained, namely, Leaking on the walls and floor of the pool, Damage to playgrounds, Damaged plumbing systems, and Pumping machines are off or damaged.

Abstract

In the development of the port, there are potentially risk factors that are not identified during its implementation, which can affect work delays and add to unforeseen costs, thus requiring handling in accordance with the classification of risks that occur. The risk is in accordance with the type of activity and the environment of the construction project implemented. The study aims to analyze the influential risk factors during the work carried out, based on the perspective of service providers (consultants and contractors) and owners as well as how to handle risks (mitigation) and the effect of the implementation of the Saumlaki Port Facility Construction work on controlling the timing of work. Identifying risks - risks encountered in the study using the interview method against potential risksthat are likely to occur. The survey results show that there are three risks that have a high risk classification from the perspective of service providers that have the greatest impact on project delays. Theconclusion in the research is the need to apply risk management to the implementation of development to minimize delays and reduce unforeseen costs.

Abstract

The risk of delay is very likely to occur in a construction project. Especially in large-scale infrastructure projects that are accompanied by high complexity. Careful planning and prediction both related to aspects of design, implementation, including scheduling are very important. Problems that often arise in large-scale and complex construction projects are early predictions related to delays in the final completion of a project. This study aims to predict the occurrence of delays in project completion. Based on secondary data obtained from construction contractors and by using appropriate analytical procedures, the result is that the CSS-Apartment project is predicted to experience a delay of 57 weeks from the planned 146 weeks. The data is obtained directly from the project site. After all the data has been obtained, the processing is carried out using the Earned Value Method. Literature study is done by reading literature related to this writing Based on the case of an apartment project called CSS-Apartment Project in Surabaya - Indonesia, and using the Earned Value method.

Abstract

The South Sumatra Light Rail Transit (LRT) is a short-term solution to welcome the 2018 Asian Games, but also as a long-term strategic step to overcome the transportation problem in Palembang, Indonesia. This research aims to understand the effectiveness of project governance and the obstacles faced in the implementation of the project. The data were collected through semi-structured interviews with stakeholders, direct observation at the project site, and document studies involving various official reports and regulations related to project governance. Data analysis was carried out by coding and identifying the main themes, then compared with international governance standards, namely ISO 21500:2012 and ISO 21502:2020, to assess the extent to which the project's governance was in accordance with applicable standards. The findings are expected to provide recommendations for improving project governance in infrastructure development across Indonesia, ensuring projects are completed on time, within budget, and with minimal social impact.

Abstract

Pelatihan ini diselenggarakan sebagai respon terhadap tingginya kebutuhan industri akanlulusan teknik yang memiliki kompetensi dalam penggunaan perangkat lunak desainteknik, khususnya AutoCAD. Permasalahan utama yang dihadapi mahasiswa adalahterbatasnya akses pelatihan berkualitas akibat biaya yang tinggi serta kurangnya integrasipelatihan software dalam kurikulum perkuliahan. Pelatihan ini dilaksanakan selama satubulan dengan empat kali pertemuan tatap muka di Universitas Dian Nusantara. Metodeyang digunakan meliputi penyebaran flyer digital, seleksi peserta melalui formulir online,pre-test, pembelajaran intensif, tugas akhir, post-test, dan pemberian sertifikat. Hasilevaluasi menunjukkan bahwa 80% peserta mampu memahami dan menguasai secara rinciproses pembuatan gambar detail struktur balok sederhana menggunakan AutoCAD,sedangkan 20% lainnya memahami secara umum konsep dan alur kerja penggambarannya.Model pelatihan berbasis praktik langsung ini terbukti efektif meningkatkan keterampilanteknis peserta, sekaligus membuka peluang wirausaha melalui jasa gambar teknik.Didukung oleh literatur yang relevan, pelatihan ini menjadi pendekatan aplikatif dan solutifdalam meningkatkan daya saing mahasiswa teknik di era digital. Kesimpulannya, pelatihanini layak untuk direplikasi sebagai program pengembangan kompetensi mahasiswaberbasis keterampilan perangkat lunak desain teknik.

Abstract

In Central Jakarta, work to normalize times every year is carried out but the available budget is insufficient to accommodate all proposals for normalization every year. This research aims to optimize the use of the budget in public works infrastructure in Central Jakarta through the application of the value engineering (VE) method. The focus is on the Sentiong River Normalization Project by finding the best creative ideas using VE. The Value Engineering method consists of seven stages, including function analysis, evaluation, and recommendations. Primary data was obtained through interviews, while secondary data was in the form of Budget Plans and literature studies. The results showed that by replacing the previous design using concrete sheet piles, it was possible to achieve a cost savings of 15.61% in a 50 year construction period.

Abstract

This study aims to analyze the need for reinforcement in conventional and prestressed beams in a residential project in South Jakarta. A quantitative descriptive approach is used, allowing for the systematic and measurable presentation of numerical data. Data were collected through direct field surveys, focusing on the analysis of work execution methods and the calculation of steel reinforcement requirements, particularly for ground floor structural elements. The case study was conducted on a conventional beam of type As 4' ; E - I with a span of 22.40 meters, which resulted in an iron demand volume of 991.77 kg for 25 mm diameter and 472.37 kg for 13 mm diameter. Meanwhile, for the prestressed beam As J; 3 - 8 with a cross-sectional size of 400 x 500 mm and a span of 14.30 meters, an iron requirement of 526.96 kg for a diameter of 22 mm and 295.00 kg for a diameter of 13 mm was obtained. The results of this study provide a detailed estimation of the material requirements for reinforcing the residential structure, which can serve as a reference for planning and controlling construction costs.
