Abstract

The area of Tamansari has a spesific historical background where the original function was for recreation and botanical garden. The growing number of population and its strategic location has changed the function of Tarnansari as high-density residential area, with a density of 535 persons/hectare (2000 figure). In relation with transportation problem is northern part of Bandung which is shown by traffic congestion in Siliwangi and Wastukencana roads, the government has designed a strategic development of fly-over which will pass the Tamansari area as an effort to solve the problem. This strategy is a good momentum for residential area redevelopment through redevelopment of Tamansari area

Abstract

Tourism is one sector development promoted by the government. Various efforts have been made such as Indonesia cooperation in economics, such as IMT-GT, IMS-GT, AFTA / AFAS, but still not very effective and satisfactory growth in the region in promoting such cooperation, because the disparity in growth. Perhaps that was one other limiting factor is the condition of the sub-region are varied so that the effect on accessibility. The uniformity of the tourism potential of Indonesia and other countries Indonesia makes tourism less popular, in addition to a lack of tourism promotion abroad. In addition, price competition and a lack of marketing of tourism in Indonesia has less in demand in the international market. The tourism sector is an important foreign exchange accounted for Indonesia. Until now Indonesia attraction yet fully explored. For example, in Pontianak itself, has a very good nature and attractive to tourists due to the attraction still original, exotic and diverse. However, these objects must be addressed properly to make it more beautiful and attractive place to visit ranging from complete facilities and infrastructure, and accessibility are still lacking support. Therefore, it is necessary to establish priorities and indications of tourism development programs in Pontianak that may be developed in the foreseeable datang.dengan using SWOT analysis. Analysis of the supply comes from ODTW analysis, requirements analysis of tourism facilities, tourism services needs analysis, estimation and analysis infrastructure and the environment. Analysis of supply and demand analysis is a matrix of strategic data to internal factors (IFAS) and external factors (EFAS) program as well as some recommendations for the development of Tourism for the City of Pontianak, the government participate in activities as their main duty to participate in the promotion of destinations, development of basic infrastructure in tourist objects are not managed by the private sector as a simple dock, toilets, mosque and construction of the entertainment / arts performances place. Abstract

ABSTRAKKondisi Sungai Cikapundung saat ini dalam keadaan sangat memprihatinkan yang diakibatkan adanya pencemaran yang relatif berat. Bantaran Sungai Cikapundung bagian tengah dipadati oleh bangunan permukiman kumuh. Salah satu kelurahan yang dialiri Sungai Cikapundung adalah Kelurahan Pasirluyu Kota Bandung. Kelurahan Pasirluyu khususnya RW 01 dan RW 02 sesuai dengan kriteria kumuh, diantaranya kepadatan penduduk dan bangunan tinggi, perekonomian yang rendah dan tidak memiliki jaringan air bersih maupun air limbah yang berkualitas sehingga berpotensi merusak ekologi sungai. Salah satu pendekatan yang dapat digunakan untuk mengatasi masalah tersebut adalah Water Sensitive Urban Design (WSUD) yang juga merupakan salah satu upaya untuk mewujudkan Sustainable Development Goals. WSUD merupakan salah satu bagian dari konsep pendekatan infrastruktur hijau. Konsep ini digunakan sebagai pendekatan perencanaan dan perancangan kota yang berhubungan dengan sumber air dan manajemen lingkungan. Tujuannya untuk meminimalisasi dampak yang ditimbulkan oleh keberadaan air di permukaan perkotaan. Artikel ini menyajikan konsep perancangan peremajaan kawasan dengan membangun hunian vertikal yang dilengkapi sarana pendukung dan rencana sistem pengelolaan air (air bersih, air limbah dan air limpasan). Untuk itu, dilakukan analisis daya dukung dan daya tampung lahan, analisis strategi peremajaan kota, analisis kebutuhan ruang, dan analisis kebutuhan utilitas. Hasilnya dapat menjadi alternatif konsep bagi pemerintah daerah dalam membuat kebijakan peremajaan kota. ABSTRACTThe current condition of the Cikapundung River is in poor condition due to relatively heavy pollution. The riverbanks of Cikapundung is filled with slums. One of the urban villages that is Cikapundung River is Pasirluyu Village in Bandung City. The Pasirluyu sub-district, especially RW 01 and RW 02, are in accordance with slum criteria, such as high population and building densities, a low economy and do not have clean water networks or quality wastewater infrastructure. This condition is potentially damaging the river's ecology. The approach that can be used to overcome this problem is the Water Sensitive Urban Design (WSUD) which is also one of the means to realize Sustainable Development Goals. WSUD is one part of the concept of a green infrastructure approach. This concept is used as an urban planning and design approach related to water sources and environmental management. The aim is to minimize the impact caused by the presence of water on the urban surface. This article presents the concept of area rejuvenation design by building vertical dwellings equipped with supporting facilities and plans for water management systems (clean water, waste water and runoff water). In this case, an analysis of carrying capacity and capacity of land is carried out, analysis of urban renewal strategies, analysis of spatial needs, and analysis of utility needs. The result can be an alternative concept for local governments in making urban renewal policies.

Abstract

Abstract. The market is an economic sector that can improve people's welfare and be used by Governments as a wheel of economy. Traditional market nowadays existence aside from the existence of modern market, Kiaracondong Market has a pontesi as a first class market, trader as much as 1058 and has easy access. However, there are problems in terms of visual, environmental and functional. To fix the problem there is a rejuvenation need to be done. The purpose of this research is to rejuvenate the traditional market area of Kiaracondong to be comfortable, safe, clean healthy and sustainable. The method used is a theoretical, normative, comparative, participatory, and description-statistical approach. By using site analysis, population, land support, space needs, building typology, building period, City rejuvenation strategy and the determination of functional elements. Thus obtained the direction of design concept based on the results of analysis that has been done in the form of land use plan, period building, circulation and parking, green open space, pedestrian path, support activities, utility networks and Recommendations. Abstrak. Pasar merupakan sektor perekonomian yang dapat meningkatkan kesejahteraan masyarakat dan digunakan oleh pemerintah sebagai roda perekonomian. Pasar tradisional saat ini keberadaannya tersisihkan adanya pasar modern, pasar kiaracondong memiliki pontesi sebagai pasar kelas satu, pedagang sebanyak 1058 dan memiliki akses yang mudah. Namun, terdapat permasalahan dari segi visual, lingkungan dan fungsional. Untuk memperbaiki permasalahan yang ada maka perlu dilakukan peremajaan. Tujuan dari penelitian ini ialah meremajakan kawasan pasar tradisional kiaracondong agar nyaman, aman, bersih sehat dan berkelanjutan. Metode yang digunakan berupa pendekatan teoritis, normatif, komparatif, partisipatif dan statistik deskripsi. Dengan menggunakan analisis tapak, kependudukan, daya dukung lahan, kebutuhan ruang, tipologi bangunan, tata masa bangunan, stategi peremajaan kota dan penentuan elemen fungsional. Sehingga diperoleh arahan konsep perancangan berdasarkan hasil analisis yang telah dilakukan berupa rencana tata guna lahan, tata masa bangunan, sirkulasi dan parkir, ruang terbuka hijau, jalur pejalan kaki, aktivitas pendukung, jaringan utilitas dan rekomendasi.

Abstract

Abstract. Urban sprawl is an unplanned urban development due to the tendency of residents to live in suburban areas. Bojongloa Kidul District is a sub-district located in a suburban area bordering Bandung Regency, where in 2005 Bojongloa Kidul District was the District with the lowest urban sprawl typology, and in 2018 it became the highest urban sprawl typology. The purpose of this study was to determine the effect of urban sprawl on the physical condition of the city in Bojongloa Kidul District. The method used in this study is a mixed method with quantitative and qualitative analysis techniques. The stages of the analysis method in this study are the analysis of the identification of the sprawl area, the analysis of the characteristics of the sprawl using population density analysis, analysis of building density, analysis of the distance to the center of the CBD, and analysis of development within the reach of the road network, analysis of the ANOVA statistical method. Based on the results of the study, it shows that the urban sprawl indicated urban sprawl in 2011 and 2021 are Cibaduyut, Cibaduyut Kidul, Cibaduyut Wetan, and Mekarwangi villages. The typology of urban sprawl in the Kelurahan indicated for sprawl in 2011 and 2021 is Typology I, Kelurahan Siteaeur and Kelurahan Kebonlega, which from 2011 was in typology II changed to typology I, typology II Cibaduyut and Cibaduyut Kidul Villages and typology III Mekarwangi and Cibaduyut Wetan Villages. There is an influence of urban sprawl typology on the variables of percentage changes in land use, road network patterns and changes in building functions. Abstrak. Urban sprawl merupakan perkembangan kota yang tidak terencana karena kecenderungan penduduk untuk bermukim di area pinggiran kota. Kecamatan Bojongloa Kidul merupakan Kecamatan yang berada di area pinggiran kota berbatasan dengan Kabupaten Bandung, dimana pada tahun 2005 Kecamatan Bojongloa Kidul merupakan Kecamatan dengan tipologi urban sprawl paling rendah, dan pada tahun 2018 menjadi tipologi urban sprawl paling tinggi. Tujuan dalam penelitian ini adalah untuk mengetahui pengaruh urban sprawl terhadap kondisi fisik kota di Kecamatan Bojongloa Kidul. Metode yang digunakan dalam penelitian ini adalah mixed method dengan teknik analisis kuantitatif dan kualitatif. Tahapan metode analisis dalam penelitian ini adalah analisis identifikasi kawasan sprawl, analisis karakteristik sprawl menggunakan analisis kepadatan penduduk, analisis kepadatan bangunan, analisis jarak ke pusat CBD, dan analisis pembangunan dalam jangkauan jaringan jalan, analisis metode statistik ANOVA. Berdasarkan hasil penelitian menunjukkan bahwa Kelurahan yang terindikasi urban sprawl pada tahun 2011 dan 2021 adalah Kelurahan Cibaduyut, Cibaduyut Kidul, Cibaduyut Wetan, dan Mekarwangi. Tipologi urban sprawl di Kelurahan terindikasi sprawl tahun 2011 dan 2021 adalah Tipologi I Kelurahan Situsaeur dan Kelurahan Kebonlega yang dari 2011 berada di tipologi II berubah menjadi tipologi I, tipologi II Kelurahan Cibaduyut dan Cibaduyut Kidul serta tipologi III Kelurahan Mekarwangi dan Cibaduyut Wetan. Terdapat pengaruh tipologi urban sprawl terhadap variabel persentase perubahan tata guna lahan, pola jaringan jalan dan perubahan fungsi bangunan.

Abstract

Abstract

Abstract. Land in North Bandung area, namely RW 15 in Citeureup Village, Cimahi City, where the construction was not in accordance with applicable policies and did not pay attention to environmental aspects which is a water conservation area that affects the Bandung Basin. Water Sensitve Urban Design (WSUD) which is one of the efforts to realize the Sustainable Development Goals (SDGs) with the aim of minimizing the negative impacts caused by the presence of water in urban areas. The study use various theories which include ecology, water sensitive urban design, urban rejuvenation, garden and green city and neighborhood units. The analysis include: site analysis, population analysis, analysis of carrying capacity and capacity of the land, analysis of space requirements, occupancy analysis, infrastrtucture analysis, functional relationship analysis, and analysis of urban rejuvenation strategies. After analyzing with various related theories, then we designing : land use patterns, circulation patterns, open spaces, building mass arrangements and KDB and KLB, infrastructure networks as well as preservation and conservation. The benefits of this research can be used as a reference as a model for structuring the North Bandung conservation area becoming a residential area that is safe, comfortable, healthy, and sustainable is achieved. Abstrak. Lahan di Kawasan Bandung Utara yaitu RW 15 Kelurahan Citeureup Kota Cimahi, dimana pembangunannya tidak sesuai dengan kebijakan yang berlaku dan tidak memperhatikan aspek lingkungan yang merupakan kawasan konservasi perairan yang mempengaruhi Kawasan Cekungan Bandung. Solusi yang akan diterapkan adalah peremajaan kota sebagai salah satu upaya agar penggunaan lahan menjadi lebih efektif, mengatasi dan mengantisipasi dampak negatif perkembangan kota. Water Sensitive Urban Design (WSUD) yang merupakan salah satu upaya mewujudkan Sustainable Development Goals (SDGs) dengan tujuan meminimalisir dampak negatif yang ditimbulkan oleh keberadaan air di perkotaan.Pendekatan tersebut dilakukan dengan berbagai teori yang meliputi ekologi, water sensitive urban design, peremajaan kota, garden city, green city, dan neighborhood unit. Metode analisis yang digunakan yaitu: analisis tapak, analisis kesesuaian lahan, analisis kependudukan, analisis daya dukung dan daya tampung, analisis kebutuhan ruang, analisis hunian, analisis infrastruktur, analisis hubungan fungsional, dan analisis strategi peremajaan kota. Setelah menganalisis dengan berbagai teori terkait, selanjutnya dilakukan perancangan yang meliputi: pola penggunaan lahan, pola sirkulasi, ruang terbuka, penataan massa bangunan dan penataan KDB dan KLB, jaringan prasarana serta preservasi dan konservasi. Manfaat penelitian ini dapat dijadikan acuan sebagai model penataan kawasan di kawasan konservasi Bandung Utara menjadi kawasan hunian yang aman, nyaman, sehat, dan berkelanjutan tercapai.
