Abstract

North Lombok Regency (KLU) has two National Tourism Strategic Areas (KSPN) as outlined in Government Regulation no. 50 of 2011 concerning the National Tourism Development Master Plan for 2010 – 2025, namely the KSPN Gili Tramena and KSPN Rinjani. The KLU tourism sector has still not fully recovered after experiencing earthquakes in 2018 and the Covid-19 pandemic so that the large tourism potential that exists in KLU is something that can attract investors. To determine the most optimal type of tourism accomodation that can be built by investors, the Highest and Best Use (HBU) analysis is an analysis that is often used. The results of the HBU analysis show that of the three alternatives tested, the private villa produced the highest NPV value of IDR 19,495,000,000 and the land value of IDR 5,110,160,000 or an increase of 133.87% from the value of the land before it was developed.

Abstract

The recovery of the Bali tourism sector has had a positive impact on the economy and investment climate. Post-pandemic, there has been an increase in credit growth in the Province of Bali as a result of an increase in working capital credit and consumption credit, and investment credit. Valuation of collateral properties assists banks in determining the market value of property used as collateral for debt. This value is used as a reference in determining the amount of loan that can be given and the appropriate level of security. The object of the case study is a hotel with an appraisal using the income approach, the discounted cash flow (DCF) method, resulting in a property value of IDR 56,500,000,000.00

Abstract

Bresela Village, Gianyar, Bali has had a TPS3R facility since 2022, however household waste sorting remains suboptimal. Sustainable development requires environmental awareness from an early age, making environmental education in elementary schools strategic. This community service activity aimed to increase students' environmental knowledge and encourage behavioral change toward a cleaner and more sustainable life. The activity was conducted at SDN 2 Bresela on July 25, 2025 with 34 students from grades 4, 5, and 6 using a participatory approach and active learning methods through three stages: environmental education counseling, waste sorting simulation, and educational games. Results showed 100% attendance with an average knowledge score increase from 62.9 to 79 points (16.1% increase). A total of 94.12% of participants experienced increased knowledge scores and 82.35% of students achieved scores ≥70. Students demonstrated the ability to correctly sort organic and inorganic waste along with the emergence of new habits such as independently cleaning classrooms and using waste bins according to categories. This activity proves that environmental education through an experiential learning approach effectively increases knowledge and shapes pro-environmental behavior in elementary school students.
