Abstract

ABSTRAKRangkaian panel RISHA menciptakan ruangan maksimal 3 m x 3 m. Beberapa penelitian yang dilakukan membuktikan ukuran tersebut belum nyaman jika digunakan sebagai rumah tinggal Masyarakat Berpenghasilan Rendah (MBR). Pada perkembangannya, teknologi RISHA digunakan untuk bangunan dengan bentang balok yang lebih lebar, sehingga kekakuan balok harus ditingkatkan, oleh karena itu penelitian ini bertujuan untuk mengeksplorasi posisi sambungan dan penambahan elemen pengaku dalam upaya meningkatkan kekakuan pada sambungan antar panel struktur RISHA. Penelitian ini dilakukan menggunakan pendekatan kuantitatif. Metode pengumpulan data menggunakan simulasi software beam calculator untuk mendapatkan uji gaya momen, gaya geser, dan defleksi. Analisis menggunakan metode weighted product (WP) untuk mendapatkan posisi sambungan dan elemen pengaku terbaik. Simulasi dilakukan dengan eksplorasi posisi sambungan dan elemen pengaku untuk meningkatkan kekakuan pada sambungan antar panel struktur RISHA. Hasil pengujian menunjukan balok yang terdiri dari tiga panel memiliki kekakuan yang lebih besar dari dua panel dan elemen pengaku splice lebih unggul dibandingkan corbel, maka penambahan elemen pengaku terbukti dapat meningkatkan kekakuan pada sambungan antar panel struktur RISHA.Kata kunci: RISHA, kekakuan, corbel, splice, momen, gaya geser ABSTRACTThe RISHA series of panels creates a room of up to 3 m x 3 m. Several studies have been conducted to prove that this size is not comfortable when used as a low-income community residence. In its development, RISHA technology is used for buildings with wider span beams, so that beam stiffness must be increased, therefore this study aims to review the position of joints and the addition of stiffener elements to increase stiffness in joints between RISHA structural panels. This research was conducted using a quantitative approach. The data collection method uses beam calculator software simulation to obtain moment force, shear, and deflection tests. The analysis uses the weighted product (WP) method to get the best joints and stiffener elements. The simulation was carried out by exploring the position of the joints and the stiffening of the elements to increase the stiffness of the joints between the RISHA structural panels. The test results show that the beam consisting of three panels has greater stiffness than the two panels and the splice stiffener element is more than the corbel, so the addition of the stiffener element is proven to increase the elasticity at the joints between the RISHA structural panels.Keywords: RISHA, stiffener, corbel, splice, moment, shear force

Abstract

ABSTRAKGuna mengatasi permasalahan backlog hunian di Indonesia, salah satu alternatif yang ditawarkan oleh Kementerian Pekerjaan Umum dan Perumahan Rakyat (PUPR) adalah teknologi modular beton pracetak Rumah Instan Sederhana Sehat (RISHA). Beberapa keunggulan yang ditawarkan meliputi peningkatan efisiensi waktu, peningkatan keamanan konstruksi, pengurangan sampah konstruksi, kebutuhan pekerja yang minimum, desain yang sederhana, dan ramah lingkungan. Sampai saat ini, teknologi ini lebih banyak diterapkan untuk konstruksi rumah darurat bencana dan bukan untuk hunian swadaya. Untuk memenuhi tuntutan kebutuhan hunian yang semakin menantang di masa mendatang, pembelajaran melalui permasalahan-permasalahan yang dihadapi di lapangan perlu dikaji dan dievaluasi lebih lanjut. Penelitian awal ini bertujuan untuk mengidentifikasi permasalahan yang timbul selama penerapan teknologi RISHA baik pada tahap perencanaan, produksi, konstruksi, maupun pemeliharaan. Kajian literatur, bimbingan teknis, dan wawancara dilakukan terhadap beberapa aplikator yang tersebar di seluruh Indonesia dilakukan untuk menjawab tujuan tersebut. Hasil penelitian menunjukkan berbagai permasalahan yang dapat diklasifikasikan ke dalam empat aspek, yaitu sistem manajerial dan prosedural, arsitektural dan struktural, finansial dan ekonomi, serta sosial dan stakeholders. Setelah itu, beberapa strategi yang dapat bermanfaat bagi upaya pengembangan teknologi RISHA juga dihasilkan berdasarkan analisis SWOT.Kata kunci: RISHA, beton pracetak, teknologi modular, permasalahan penerapan RISHA ABSTRACTTo overcome the housing backlog problem in Indonesia, The Ministry of Public Works, and Public Housing (PUPR) has offered a precast concrete modular technology, Rumah Instan Sederhana Sehat (RISHA). Its advantages include increased time efficiency, enhanced construction safety, reduced wastage, minimal labor requirements, simple design, and eco-friendly. Until now, RISHA is mostly used for disaster emergency housing, and not for self-support houses. To meet the housing demands that will be increasingly challenging in the future, learning through the problems encountered in its application needs to be studied and evaluated further. This initial research aims to identify problems that arise during the application of RISHA technology at various stages, i.e., planning, production, construction, and maintenance. A literature review, technical guidance, and interviews with several applicators spread throughout Indonesia were conducted to answer the objective. The results indicate various problems that can be classified into four aspects, namely managerial system and procedural; architectural, and structural; financial, and economic; and social and stakeholders. Furthermore, several strategies that can be useful for RISHA development efforts are also generated based on a SWOT analysis.Keywords: RISHA, precast concrete, modular technology, RISHA’s implementation issues

Abstract

ABSTRACTThis study examines how architectural façade articulation influences construction cost efficiency in small dwellings. While construction economics typically emphasises materials and structural systems, architectural design complexity remains weakly quantified using empirical cost data. The paper develops and tests a Façade Complexity Index (FCI) that translates observable façade articulation into measurable variables associated with construction cost performance. A comparative exploratory case study was conducted on five affordable housing prototypes with identical floor areas (22 m²), construction year, and structural systems. Actual Bills of Quantities (BoQ) were converted into constant prices using the Indonesian Construction Cost Index (IHPB, BPS 2008–2026) and normalised into cost per square metre. The analysis applied cost benchmarking, cost structure decomposition, exploratory Spearman correlation, and sensitivity analysis. Construction cost intensity varied by more than 30% across cases despite identical size and structural systems. Finishing works accounted for 44–55% of the total cost. A positive association (ρ ≈ 0.70) was observed between FCI scores and cost per square metre. Simplifying façade articulation and roof complexity could reduce total cost by approximately 10–15% without affecting housing function. The study is exploratory and limited to five cases within one regional context, restricting generalisability. The FCI provides a practical early-stage design-to-cost evaluation tool for managing finishing complexity and affordability targets.Keyword: design-to-cost, construction economics, architectural design complexity, façade complexity index, cost structure decomposition, value engineering
