Abstract

Gaya memimpin para manajer proyek dalam membangun kepercayaan terhadap anggota timnya juga membawa dampak yang positif pads keberhasilan suatu proyek konstruksi. Tesis ini bertujuan untuk mengkaji bagaimana hubungan antara gaya kepemimpinan, kepercayaan dan keberhasilan proyek konstruksi dengan menggunakan uji regresi logistik (Logistic Regression). Uji regresi logistik ini dilakukan untuk mengetahui apakah terjadi hubungan antara gaya kepemimpinan, kepercayaan dan keberhasilan proyek konstruksi. Model regresi logistik merupakan model untuk menganalisis data yang berupa data kategorik nominal, dimana indikator satu nol diperhatikan sebagai variabel respon atau variabel tak bebas atau variabel dependen. Bentuk umum dari model regresi logistik adalah berdasarkan data bivariat (X, Y) dimana X adalah variabel numerik dan Y adalah variabel respon satu-nol. Berkaitan dengan uji regresi logistik tersebut, yang merupakan indikator satu nol dan variabel dependen adalah gaya kepemimpinan, sedangkan kepercayaan dan keberhasilan proyek konstruksi sebagai variabel independen. Sehingga dengan uji regresi logistik ini dapat diketahui apakah dengan kepercayaan anggota tim yang tinggi dan keberhasilan proyek konstruksi yang sukses memiliki gaya kepemimpinan transformasional atau gaya kepemimpinan transaksional. Hasil penelitian dengan menggunakan uji regresi logistik ini menunjukkan hasil bahwa hanya kepercayaan yang berpengaruh positif terhadap gaya kepemimpinan yang ada. Terlihat bahwa konstanta dan variabel kepercayaan adalah signifikan secara statistik sebesar 0,000 di bawah 0,05. Hasil ini ditunjukkan dengan persamaan regresi Y = -27,691 + 0,924X yang layak untuk digunakan. Dengan kepercayaan yang tinggi, gaya kepemimpinan yang dipakai oleh para manajer adalah gaya kepemimpinan yang transformasional.

Abstract

The relocation of Indonesia"™s capital to Nusantara (IKN) represents a transformational initiative to establish an innovative, sustainable, and inclusive government center in East Kalimantan. Under a Public-Private Partnership (PPP) model, IKN is envisioned as a carbon-neutral city with resilient infrastructure and technology-based public services. Despite 97,2% completion of the first development phase by early 2025, the project faces significant challenges, including heavy reliance on state funding (85%), limited private sector participation (10%), underdeveloped logistics, and a shortage of skilled labor in technologies such as Building Information Modeling (BIM), Internet of Things (IoT), and modular construction. This study employs a qualitative exploratory approach using secondary data, integrating SWOT analysis, international benchmarking (Brasília, Naypyidaw, Putrajaya), and technological evaluation. Findings indicate that digital construction technologies can improve project efficiency by up to 30% and reduce material waste by 25%. Alternative financing strategies, including green bonds and Islamic crowdfunding, can potentially increase private investment up to 40% by 2030. For long-term success, IKN must adopt innovative construction practices, invest in digital workforce development, and align with Net-Zero 2045 and the SDGs. This study contributes a comprehensive policy-technology-investment roadmap for sustainable capital development in emerging economies.

Abstract

Peningkatan jumlah penduduk dan rumah secara langsung menyebabkan permintaan terhadap hunian baru semakin meningkat setiap tahunnya. Masyarakat selaku konsumen semakin cermat dalam mempertimbangkan berbagai aspek teknis dan non teknis sebelum melakukan keputusan pembelian. Seperti halnya desain bangunan, harga, fisik kualitas bangunan, dan reputasi developer selaku pengembang, serta ketersediaan infrastruktur dan lingkungan yang menunjang fungsi hunian secara menyeluruh juga dapat memengaruhi keputusan konsumen secara tidak langsung. Artikel ini bertujuan untuk menganalisis frekuensi kemunculan kata (word frequency query) dalam jurnal-jurnal acuan guna mengidentifikasi faktor-faktor dominan yang memengaruhi keputusan pembelian perumahan. Metode yang digunakan yaitu studi literatur dari beberapa jurnal penelitian terdahulu yang relevan dengan isu atau topik yang sedang diteliti menggunakan bantuan Nvivo versi 12. Hasil studi literatur yang sudah dilakukan terhadap 25 jurnal terdahulu, ditemukan bahwa kata yang paling dominan adalah keputusan, pembelian, perumahan, rumah, dan harga. Temuan ini menunjukkan bahwa aspek-aspek tersebut merupakan fokus utama dalam penelitian terkait topik keputusan pembelian perumahan.

Abstract

The rapid evolution of procurement systems, particularly through digital platforms, transformed how goods and services were acquired in both public and private sectors. Driven by technological advances, regulatory reforms, and lessons learned from implementation challenges, procurement research expanded significantly in recent years. This study aimed to map research trends in e-procurement and goods/services procurement between 2020 and 2025, with specific insights from Indonesia as one of the leading contributors. A bibliometric approach was employed using VOSviewer to analyze 136 articles retrieved from the Scopus, Google Scholar, and Garuda databases. Metadata, including titles, authors, keywords, and citations, were systematically processed to identify publication networks, keyword clusters, and thematic evolution. The results revealed that Indonesia led in publication volume, followed by countries such as Kenya, the United States, and the United Kingdom. Keyword mapping highlighted dominant themes of performance, cost efficiency, and procurement practices, while emerging topics since 2023 included digital platforms, open contracting, and transparency. Author collaboration remained fragmented, with limited international networking. The analysis also indicated a gradual shift from procedural issues toward multidimensional concerns, integrating technical, managerial, and social perspectives in procurement research. This study concluded that bibliometric mapping provided valuable insights into the current state and future directions of procurement research. It recommended further comparative studies across regions, greater focus on user satisfaction and sustainability, and the strengthening of international collaboration to broaden the knowledge base.

Abstract

The construction industry continued to face major challenges related to inefficiency, resource waste, and significant environmental impacts. These issues highlighted the urgent need for more effective project management strategies to support sustainable infrastructure development. This study aimed to synthesize existing knowledge on the role of Lean Construction (LC) as an efficiency strategy in achieving sustainable infrastructure, while also identifying research gaps related to digital integration and the circular economy. A Systematic Literature Review (SLR) was conducted on 433 publications indexed in Scopus between 2015 and 2025. After applying inclusion and exclusion criteria as well as a quality assessment framework, 14 articles were selected for detailed analysis. The findings indicated that 71.4% of the reviewed studies emphasized LC integration with sustainability and digital technologies, particularly Building Information Modeling (BIM) and digital twins. Waste reduction (64.3%), cost efficiency (57.1%), time efficiency (50%), and implementation barriers (42.9%) also emerged as dominant themes. However, the integration of LC with Circular Economy (CE) principles, such as reuse, recycling, and design for deconstruction, remained limited. Furthermore, the social dimension of sustainability, including occupational safety, labor welfare, and collaborative culture, received minimal empirical attention. This study concluded that LC had significant potential to enhance project efficiency and sustainability, but its application was still predominantly conceptual, with limited validation in developing countries. Recommendations included expanding empirical field studies in the Global South, strengthening LC–BIM–CE integration in practice, developing practical tools and matrices to support implementation, and promoting regulatory frameworks that enable wider adoption.

Abstract

Keterbatasan dokumen perencanaan teknis dan estimasi biaya menjadi kendala utama dalam pengembangan sistem penyediaan air bersih di Desa Tigawasa, Kabupaten Buleleng, Bali. Kegiatan pengabdian ini menawarkan pendekatan terintegrasi berbasis teknologi dengan mengombinasikan pemetaan menggunakan unmanned aerial vehicle (UAV), perencanaan struktur bangunan air, serta penyusunan rencana anggaran biaya (RAB) sebagai dasar pembangunan infrastruktur air bersih desa. Metode pelaksanaan meliputi survei lapangan berbasis UAV untuk memperoleh data topografi resolusi tinggi, identifikasi kebutuhan mitra, perencanaan teknis bangunan air (broncaptering dan reservoir), serta pelatihan penyusunan estimasi biaya konstruksi. Data dikumpulkan melalui observasi lapangan, pemetaan drone, dan diskusi partisipatif dengan masyarakat. Hasil kegiatan menunjukkan bahwa pendekatan ini mampu menghasilkan dokumen perencanaan yang komprehensif berupa desain struktur dan RAB yang akurat serta aplikatif. Selain itu, terjadi peningkatan kapasitas mitra dalam memahami proses perencanaan berbasis data spasial dan teknis. Integrasi UAV, analisis struktur, dan perencanaan biaya menjadi kebaruan yang memberikan solusi lebih efektif, terukur, dan berkelanjutan dalam pengembangan sistem penyediaan air bersih di wilayah pedesaan. Assistance in Structural Planning and Cost Estimation of Clean Water Supply System in Tigawasa Village Abstract The availability of clean water is a basic necessity that plays an important role in improving public health and quality of life. Tigawasa Village, located in Buleleng Regency, Bali, still faces limitations in clean water supply infrastructure due to the absence of adequate technical planning documents and construction cost estimates. This community service activity aims to assist the village government and community in preparing structural planning and cost estimation (Bill of Quantities) for a clean water supply system as a basis for village infrastructure development. The implementation method included field surveys, identification of partner needs, assistance in technical planning of water infrastructure, and training on construction cost estimation. The activity involved village officials and community representatives responsible for managing village water facilities. Data were obtained through field observations, participatory discussions, and technical analysis of structural planning. The results indicate an improvement in the partners’ understanding of clean water infrastructure planning and the preparation of structural design documents and cost estimates that can be used as references for the development of the village clean water supply system. This activity provides practical technical solutions and supports the village’s readiness to develop a sustainable clean water supply system.
