Abstract

In implementing construction projects, the benchmark for project success can be seen from short and timely completion times with minimal costs without forgetting the quality of the work. This study aims to identify the optimal time and cost for the project. The research was conducted on the construction of the Sidoarjo Regional Hospital's Integrated Central Building, which has a target completion time of 194 calendar days and is planned to be finished within 28 weeks. Field data revealed a delay of 5.06% between the 7th and 10th weeks, with actual progress reaching 8.80% compared to the planned 13.86%. These delays negatively impacted the quality of work. To address this issue, an acceleration method (crashing) was applied, using the alternative of extended working hours (overtime) with variations of 1 hour, 2 hours, and 3 hours. The research findings indicated that the optimal overtime increase is 3 hours, reducing the project duration from 194 days to 181 days, an acceleration of 13 days. The total project cost was calculated at Rp. 62,632,208,400.99, reflecting a cost reduction of Rp. 159.417.559,01 compared to the normal cost of Rp. 62,791,626,000.00

Abstract

This study aims to evaluate the project’s time and cost using the crashing method This study was conducted to evaluate the time and cost performance of a project using the crashing method by extending daily working hours in the Integrated Diagnostic Building Construction Project at RSUD Sidoarjo. The main purpose of this research is to determine the most efficient combination of project duration and cost while calculating the additional expenses resulting from the application of the crashing method. The data were obtained from project schedules, progress reports, and detailed cost breakdowns for each activity. The analysis began by calculating the normal project duration, then comparing it to the results after applying the crashing method through additional working hours of 1, 2, and 3 hours per day. The results show that the original project duration of 200 days can be shortened to 199 days with an extra hour, to 198 days with two additional hours, and to 197 days with three additional hours per day. The total project costs after crashing were IDR 45,320,447,319.55 for one-hour addition, IDR 45,286,606,288.69 for two-hour addition, and IDR 45,252,907,565.9 for three-hour addition.

Abstract

Pembangunan gedung bertingkat di Indonesia terus meningkat, menjadikan kepuasan pengguna indikator penting dalam menilai kinerja bangunan. Di sektor pendidikan, kepuasan pengguna berpengaruh besar pada produktivitas dan hubungan sosial. Penelitian ini mengevaluasi kepuasan pengguna Gedung A Universitas Muhammadiyah Lamongan untuk mengidentifikasi area perbaikan, mengoptimalkan alokasi sumber daya, dan meminimalkan biaya perawatan. Penelitian ini menggunakan data primer diperoleh melalui observasi lapangan dan kuisioner kepada 100 responden civitas akademika melalui Google Form, dengan uji validitas dan reliabilitas pada instrumen. Data diolah menggunakan metode Importance Performance Analysis (IPA) dengan bantuan perangkat lunak SPSS. Hasil menunjukkan Diagram Kartesius IPA menunjukkan atribut pada kuadran I meliputi kebersihan wastafel, kelancaran septic tank, dan kondisi tangga, sedangkan kuadran II mencakup kebersihan taman, tempat sampah, dan cat railing tangga. Strategi difokuskan pada peningkatan atribut prioritas.

Abstract

The fabrication process of storage tanks is one of the crucial stages in the manufacturing industry, particularly to ensure the quality, strength, and safety of tanks used for storing raw materials or final products. However, potential failures are often found that can reduce production quality. This study aims to identify the causes of failure and analyze their risk levels I n the storage tank fabrication process at PT. Sarana Remaja Mandiri using the Failure Mode and Effect Analysis (FMEA)method. Through the application of FMEA, risk assessment was conducted based on three main parameters severity, occurrence, and detection which were then used to calculate the Risk Priority Number (RPN) to deterine improvement priorities. The results of the study show that there are 19 failure factors occurring in the marking, cutting, bevel, and rolling stages, each with different levels of risk. The risk analysis revealed that the RPN values across all fabrication stages range from 27 to 105. The highest RPN value of 105 was found in factor B5 during the cutting process, which indicates the highest level of risk and should be prioritized for corrective actions, followed by material cutting errors due to incorrect plate identification. This study is expected to provide insight into the importance of developing a more comprehensive risk analysis approach as an effort to improve the quality of production processes and strengthen risk control in the manufacturing industry.

Abstract

Human resources play a crucial role in the construction sector, particularly in achieving optimal productivity. Variations in labor productivity in reinforced concrete structural work, such as reinforcement, formwork, and casting, pose a significant challenge to improving project efficiency. This study aims to analyze actual labor productivity in reinforced concrete structural work at the Airlangga Edupreneur Center (AEC) building project, specifically focusing on Guest House 1. The method used is Time Study, where observations are made directly on-site to measure the time required for each activity. The analysis technique employed is the calculation of Basic Time and Standard Time to determine labor productivity. The results of the study show that labor productivity varies across different types of work. For reinforcement work, productivity ranged from 71.14 to 2,175.84 kg/OH, with the highest value in slab work and the lowest in small column work. For formwork, productivity ranged from 3.43 to 134.43 m²/OH, while for casting, it ranged from 20.11 to 243.02 m³/OH. These variations are influenced by factors such as job characteristics, structural complexity, labor quantity, implementation methods, site conditions, and worker skill levels. This study provides a quantitative overview of labor productivity in construction projects, which can be used as a reference for resource planning, project duration estimation, and work method efficiency evaluation.

Abstract

Worker productivity is one of the factors that determines the success of a project. The XYZ construction project is a self-managed project. Productivity can be measured using the Labor Utilization Rate (LUR) method. Labor Utilization Rate (LUR) is an indicator that shows the portion of work time actually spent by workers on productive tasks during the observation period. Researchers measured LUR using work sampling, a random observation method that records worker activities at various times to illustrate the utilization of work hours in the field. During the observation, observers recorded the time, location, and type of activity using a simple form. This study collected data directly on the finishing work of the XYZ Project. Observations were conducted on five workers over six days, resulting in a total of 30 samples. Worker activities were recorded at specific intervals from 8:00 a.m. to 5:00 p.m. WIB. In addition, researchers also collected data on respondent characteristics through a questionnaire covering age, education, work experience, and length of service on the project. The combination of work sampling and questionnaires provides a more comprehensive picture of labor productivity. Measurement results showed that the ceramic tile installation job had the highest LUR value at 55.67%, while the wall demolition on the second day had the lowest value at 51.73%. An LUR value in the 50–60% range indicates moderate or fairly effective productivity. This indicates that worker performance is quite good, but there is still unproductive time that needs to be minimized. Indicator evaluation showed that time management is the most influential factor on productivity, with the highest score on indicator X4.6 at 3.73. Conversely, mastery of technical skills was the weakest factor, with a score of 3.20 on indicator X3.3. Thus, despite good time discipline, productivity is still hampered by limited technical competency and a suboptimal compensation system.

Abstract

Housing development is an important part of the construction sector that often experiences delays. These delays can increase costs, cause problems in contracts, damage buyer confidence, and result in fines and damage the company's reputation. This study uses the HOR (House of Risk) Method, this method is relatively new and can be used to identify and analyze risks and causes and how to minimize the factors causing delays to become alternative preventive measures (risk mitigation). After conducting the study, 8 events were found that had risks and 9 events that caused the risk. From the evaluation results, the risk agent that played the most important role was the low discipline of the workforce in carrying out the work. Then the mitigation action that was considered most appropriate and easy to use was placing workers according to competency (job matching).

Abstract

Rapid development in the construction sector is strongly influenced by its crucial and efficient functions. This drives the construction industry towards better integration. Currently, advances in technology and communication play an important role in overcoming various challenges, one of which is through the implementation of Building Information Modeling (BIM). This approach supports more integrated design and construction processes, resulting in higher efficiency. A primary challenge in construction service provision is the discrepancy in work volume, which can affect project success. By using Autodesk Revit 2025, the implementation of 5D BIM for material Quantity Take-Off can provide higher accuracy in volume estimation. In its implementation, data is processed using Autodesk Revit 2025 BIM software integrated with Microsoft Excel for further analysis. The results show that total volume calculations using Autodesk Revit are more precise compared to conventional methods. The volume of concrete work based on BIM is 2,005.35 m³, which is 83.31 m³ lower than the conventional method at 2,088.66 m³. Meanwhile, the reinforcement volume based on BIM is 354,670.98 kg, which is 29,024.91 kg lower than the conventional method at 383,695.89 kg. The contribution of this research is the demonstration that the implementation of 5D BIM using Autodesk Revit 2025 significantly improves the accuracy of structural work volume calculations compared to conventional methods, thereby helping to reduce volume discrepancies in construction projects and enhancing the reliability of material quantity planning.

Abstract

Road construction projects are an important part of infrastructure development and involve various risks during their implementation. Poor risk management may lead to project delays, cost overruns, decreased work quality, and disruption of project performance. Therefore, risk management analysis is required to identify and evaluate the risks that may occur during project execution. This study aims to analyze risk management in the implementation of the rigid pavement road improvement project on the Wadungasri – Tambaksawah section. The study employed a quantitative approach through questionnaire distribution to 30 respondents directly involved in the project implementation. Data analysis was conducted using the Severity Index (SI) method by combining probability and impact values to determine the risk level of each variable. The results indicate that 7 risk variables were classified into the high-risk category (43.75%), namely delays in equipment and material mobilization, low work productivity and efficiency, equipment damage in the field, delays in project progress, ineffective traffic management, ineffective work methods, and limited access to materials and equipment. Meanwhile, 9 other variables were categorized as medium risk, and no variables were classified as low risk. Based on the Severity Index ranking, several operational-related risk variables showed higher risk levels compared to other variables. Risk response strategies were mainly focused on mitigation efforts, including preventive equipment maintenance, improvement of material mobilization planning, periodic project progress monitoring, optimization of work methods, and traffic management around the construction area. Proper risk management is expected to improve project performance and support the achievement of project objectives effectively.

Abstract

The Villa Tretes construction project in Prigen District, Pasuruan Regency, faces various potential risks of delay influenced by both technical and non-technical factors during the project implementation process. This study aims to identify the risk factors affecting project delays and to determine the probability levels of delay risks using the Bayesian Belief Network (BBN) method. The research was conducted using a quantitative approach through the distribution of questionnaires and interviews with 22 respondents directly involved in the project. The research data was analyzed using the Bayesian Belief Network method with the assistance of HUGIN Lite software to determine the probabilistic relationships among project delay risk factors. The results indicate that the factors with the greatest influence on project delays are finance and administration (84.49%), project documentation (84.10%), and labor (83.565%). The analysis results indicate that these factors have a significant correlation with the potential for project delays, thus requiring attention in the control of construction work implementation.
