Abstract

Abstrak —  Proyek konstruksi haruslah memiliki tujuan yang pasti baik dari segi mutu hingga waktu. Kegagalan dalam melaksanakan sebuah penjadwalan pekerjaan dapat berdampak signifikan bagi sebuah proyek konstruksi, oleh sebab itu sebuah proyek konstruksi haruslah memiliki upaya preventif guna mencegah terjadinya kegagalan mutu dan waktu Langkah ini disebut mitigasi. Tujuan dilakukannya penelitian ini ialah mengetahui Langkah – Langkah yang dapat digunakan sebagai upaya meminimalisir kejadian – kejadian yang memiliki faktor keterlambatan berulang agar tidak terjadi atau berkurang melalui aksi mitigasi yang tepat dan efektif. Hasil penelitian yang telah dilakukan diketahui bahwasannya terdapat 7 pemicu resiko terhambatnya suatu pekerjaan pada proyek. Setelah melakukan peringkat skala prioritas diutamakan 3 pemicu utama sebagai penyebab terbesar pemicu factor keterlambatan. Oleh karena itu, diambil beberapa gagasan Langkah penanganan atau mitigasi yang dirasa sesuai dengan pemicu keterlambatan yakni dapat dilakukannya pengkajian ulang atas jadwal yang telah ada atau melakukan Langkah adaptif pada penjadwalan, membagi beberapa scope-scope pekerjaan, serta melakukan pengawasan terhadap penjadwalan kedatangan material dan fabrikasi material. Kata Kunci : Gagasan Aksi Mitigasi; HOR (house of risk); Manajemen Proyek Abstract — Construction projects must have definite goals both in terms of quality and time. Failure to carry out a work scheduling can have a significant impact on a construction project, therefore a construction project must have preventive efforts to prevent quality and time failures This step is called mitigation. The purpose of this research is to find out the steps that can be used as an effort to minimize events that have repeated delay factors so that they do not occur or decrease through appropriate and effective mitigation actions. The results of the research that has been carried out are known that there are 7 risk triggers for hampering a work on the project. After ranking the priority scale, 3 main triggers are prioritized as the biggest cause of delay factor triggers. Therefore, several ideas were taken for handling or mitigation steps that were felt to be in accordance with the triggers of delays, namely the reassessment of existing schedules or taking adaptive steps on scheduling, dividing several scopes of work, and supervising the scheduling of material arrival and material fabrication. Keywords: Mitigation Action Ideas; HOR (house of risk); Project Management

Abstract

Seiring dengan berkembangnya dunia industri, berpengaruh pada semakin pesatnya pembangunan proyek konstruksi di Indonesia. Dalam pembangunan gedung ada banyak tuntutan bagi penyedia jasa konstruksi. Salah satunya ketidaksesuaian antara jadwal rencana dan realisasi dilapangan, sehingga menyebabkan keterlambatan proyek. Perencanaan yang baik, jadwal yang tepat serta biaya yang tepat merupakan hal penting untuk menghindari keterlambatan dan pemborosan biaya pada proyek. Oleh karena itu dibutuhkan manajemen konstruksi menggunakan metode FTA (Fault Tree Analysis). FTA bertujuan menganalisa dan mengetahui penyebab keterlambatan pada suatu proyek menggunakan logika Boolean dan simbol simbol grafis. Penelitian ini dilakukan pada proyek gedung BPPHLHK (Balai Pengamanan dan Penegakan Hukum Lingkungan Hidup dan Kehutanan) Jawa Bali Nusa Sidoarjo. Hasil penelitian ini didapatkan faktor dari ketidakmampuan sub-kontraktor dalam menyelesaikan suatu pekerjaan merupakan faktor terbesar dalam keterlambatan proyek pembangunan ini dengan probabilitas sebesar 0.0395.

Abstract

This study identifies and validates critical risk factors in storage tank construction projects through a Systematic Literature Review (SLR) and expert judgment using Aiken’s V method. Initially, 103 journal articles were screened, with 43 selected for in-depth analysis, revealing 33 causal factors and six key risk categories. A Focus Group Discussion (FGD) involving industry professionals (project managers, QA personnel, safety officers) enriched the findings by incorporating practical insights missing in academic literature. Eight experts then evaluated these factors using Aiken’s V, validating 13 causal factors and four risk factors as highly significant. Key causal factors included Structure Design, Material Delivery, and Foundation Design, while major risk factors were financial loss, non-compliance, workplace accidents, and poor-quality outcomes. The study establishes a structured risk model for storage tank projects, supporting future quantitative risk analysis and mitigation strategies.

Abstract

Infrastructure development is one of the main indicators in supporting city development, especially in metropolitan areas such as Surabaya. One of the strategic projects being designed is the construction of a pedestrian tunnel that will connect the Joyoboyo Intermodal Terminal (TIJ) with the Surabaya Zoo (KBS). This study aims to optimize the cost and completion time of the project through a case study of the construction of a pedestrian tunnel between TIJ and KBS. Based on the contract's provisions, this project is scheduled to be completed within 156 calendar days, starting on May 30 2024, and ending on November 21, 2024. As an effort to optimize the cost and duration of project implementation, the Time Cost Trade Off (TCTO) approach is used. Through the application of this method, the results obtained that the addition of working time (overtime) for 3 hours per day on the work item of reinforced concrete walls with a thickness of 60 cm and concrete quality Fc'35 MPa (PC 450) is quite effective in accelerating project completion from 156 days to 145 days. In addition, the optimum cost generated is Rp14,116,469,946.62, which means a cost saving of Rp43,510,269.42 compared to the normal cost. From the analysis results, the project time efficiency is 0.31%.

Abstract

Earned Value (EV) is a control method to measure the performance of a project from a time aspect in a sustainable manner and make cost estimates required until the project is completed and the project completion time. This method is one of the appropriate methods to be used in analyzing the Assakinah Medika Hospital Medical Building Construction project where the realization of the progress of the ongoing work on the project does not meet the plan, which only reaches 33.077% where the progress of the ongoing work should have reached 41.795% so that the project experiences a deviation of -8.718%.

Abstract

Pembangunan gedung bertingkat di Indonesia terus meningkat, menjadikan kepuasan pengguna indikator penting dalam menilai kinerja bangunan. Di sektor pendidikan, kepuasan pengguna berpengaruh besar pada produktivitas dan hubungan sosial. Penelitian ini mengevaluasi kepuasan pengguna Gedung A Universitas Muhammadiyah Lamongan untuk mengidentifikasi area perbaikan, mengoptimalkan alokasi sumber daya, dan meminimalkan biaya perawatan. Penelitian ini menggunakan data primer diperoleh melalui observasi lapangan dan kuisioner kepada 100 responden civitas akademika melalui Google Form, dengan uji validitas dan reliabilitas pada instrumen. Data diolah menggunakan metode Importance Performance Analysis (IPA) dengan bantuan perangkat lunak SPSS. Hasil menunjukkan rata-rata tingkat kesesuaian (TKi) sebesar 82,26%, dengan atribut plafon sebagai prioritas utama 77,78%.

Abstract

Delays that are not handled immediately can affect the quality of a company's performance. This research was conducted on a construction project undertaken by CV. X. Where 4 construction projects undertaken by CV. X as of January 2024 experienced delays in completion. For this reason, it is necessary to analyze the factors that cause delays in the project by using the FTA (Fault Tree Analysis) method which aims to find fault trees from various errors that will result in the occurrence of unwanted events. Data collection is done by survey using a questionnaire. The results of the questionnaire were then analyzed using the FTA Method and then determining the combination of these factors with a minimum cut set. Based on the results of the analysis using the FTA Method, there are 6 aspects that are factors causing delays, namely aspects of labor; material / equipment aspects; project implementation management aspects; contract aspects; aspects of work documents; aspects of natural conditions and force majors. With the largest probability value, namely the contract aspect of 0.21; project implementation management aspect of 0.18; material / equipment aspect of 0.15; aspects of natural conditions and force majors of 0.12; aspects of work documents of 0.09; aspects of labor of 0.08.

Abstract

Labor productivity is one of the main elements in determining the success of a construction project. The purpose of this research was to find out what factors influence labor productivity. This research was conducted at the Opra City Gresik Housing Development Project. The method used to find the relationship between productivity and factors that influence productivity is the Productivity Rating method, multiple linear regression analysis method, t test, F test (Anova) and coefficient of determination using statistical software, namely SPSS version 23. There are other analysis methods that are used. used are the validity test, reliability test and normality test used in testing the questionnaire. The level of worker productivity is 81.80%. This can be said to be quite satisfactory, because the Worker Utility Factor is more than 50%. There are seven factors that are most dominant in influencing productivity, namely uncertain weather, lack of material availability, damaged equipment, education level, age, worker motivation and quality of supervision.

Abstract

In planning a project in addition to time and resource variables, cost variables (costs) have a very important role. This research was conducted on the construction of Casting Mechanical &; Civil Work For Oil Storage And Steady Room Workshop Gresik. The purpose of this study is to obtain more efficient optimal cost and time using the Time Cost Trade Off (TCTO) method. This research is carried out by means of compression or emphasis on activities that are on a critical task. From the results of the analysis with the alternative of crashing the addition of working hours (overtime), it was found that the duration of the crashing results for 1 hour of overtime was 175 days, 2 hours of overtime 173 days, and 3 hours of overtime 172 days. As for the crash cost, 1 hour of overtime is Rp. 3,123,406,448 while 2 hours is Rp. 3,119,117,964 and 3 hours of overtime is Rp. 3,117,248,350. Of the three durations, it produces an optimal time of 172 working days with a time efficiency of 3.37% and an optimal cost of Rp. 3,117,248,350 with a cost efficiency of 0.42% with an overtime duration of 3 hours.

Abstract

Earned Value Analysis is a technique of analyzing cost and time to obtain the performance achieved per time on a project, so that users are able to predict the cost and time required to complete the remaining project work. The prediction is calculated with the assumption that the performance of completing the rest of the project will be the same and constant as the performance obtained when the review was conducted. Thus, a system is needed to integrate cost and time information. The Earned Value concept is an analysis used in project management by integrating cost and time. The results show the value of Cost Variance (CV) week 16 during the review of Rp.1,995,516,896, Schedule Variance (SV) of Rp.-162,490,873 which shows there is no cost overrun in implementation but the schedule is not according to plan. While the Schedule Performance Index (SPI) value of 0.994 < 1 and Cost Performance Index (CPI) of 1.070 means that the project is delayed but still profitable. The results of the analysis of the costs required to complete the remaining project Estimate To Complate (ETC) at week 16 review with a value of Rp. 19,270,138,044. While the results of the analysis of the amount of time required to complete the Estimate To Schedule (ETS) project amounted to 126.76 with a rounding of 127 days.
