Abstract

The need of people to live in continue to increase from year to year. Statistical data stated that the backlog figure (shortage of houses) in 2014 reached 15 million. One of the areas that is being developed to be used as a residential area is Tanah Sareal District, Bogor City. It is located only 30 minutes from Bogor City Hall. With a very strategic location, the developer adjusts the type of house to be built in accordance with the facilities and advantages of the Tanah Sareal area to become a luxury but affordable cluster type of housing. In preparation for this final project, the author took a case study of a Citra Kencana Residential Area, located on Kencana Village, Tanah Sareal District, Bogor City. The construction of this housing is carried out in two stages. In the first phase to be built is the Amarossa type (36/72) with a total of 5 units and a Rossalia type (40/72) with a total of 17 units. Based on the results of the analysis, the selling price of a house that matches the demand curve for the Amarossa type is Rp. 2,896,025,813.00 and for the Rossalia type is Rp.2,627,957,575.00. Assuming a margin of 10%, the price of an Amarossa type house is Rp.3,185,628,394.00 and the price of a Rossalia type house is Rp. 2,890,753,332.00. From the income diagram, it is known that the income of people who are interested in buying a house is between fifteen and twenty million per month. So that the number of monthly installments for fifteen years for the Amarossa type is Rp. 13,237,451.00. and for Rossalia type houses Rp. 12,044,805.00. Then the price that has been set above is stated in accordance with the buyer's income.

Abstract

Perubahan fungsi lahan berdampak pada kondisi hidrologi. Semakin banyak bangunan berdiri akan meningkatkan luasan lapisan kedap air dan volume runoff, berpotensi menimbulkan banjir. Penerapan konsep Low Impact Development (LID) merupakan solusi alternatifnya. Prinsip LID adalah menahan, meresapkan, meretensi dan menyimpan air hujan semaksimal mungkin dan sisanya melimpas ke badan sungai. Salah satu aplikasi teknologi LID dalam pengelolaan air hujan dengan model sumur resapan. Penelitian ini bertujuan untuk mengetahui efektifitas penerapan teknologi LID berupa sumur resapan dalam mengendalikan banjir di Perumahan Bumi Citra Asri Bogor dengan mereduksi volume runoff. Tahapan perhitungan dimulai dengan penentuan debit banjir rencana, kapasitas eksisting saluran drainase, analisis water balance, penentuan dimensi dan jumlah sumur resapan serta analisis efektifitas sumur resapan. Hasil perhitungan dan analisis didapatkan debit banjir rencana metode Log Pearson III periode kala ulang 2 tahun sebesar 194,91 mm. Kapasitas saluran drainase eksisting berpenampang seragam sebesar 0,024 m³/det. Hasil analisis water balance menyatakan semua blok pada perumahan tersebut terjadi genangan banjir. Pemasangan sumur resapan berdiameter 1,4 m dan kedalaman 2,5 m sebanyak 652 berhasil mereduksi runoff 56,74% yaitu 2596,21 m³ dari total runoff = 4575,98 m³. Kata Kunci: LID, sumur resapan, reduksi runoff.

Abstract

The problem of waste generation in urban areas continues to increase along with population growth. An increase in population of 0.98% in the research location contributed to the high volume of waste. This research aims to get a design, especially in the layout, structural analysis of the 3R Waste Temporary Shelter (TPS) building and cost budget plan (RAB). In the process of building a TPS 3R building, several technical aspects are considered in order to determine the layout of the building and the strength of the building construction so that it can function optimally. The method used uses structural analysis calculations, while checking beams and columns using ETABS ver.21 software. Based on the structural analysis, the TPS 3R building is planned with dimensions of 19.3 × 4.2 m using reinforced concrete material with a roof covering structure in the form of a concrete deck. The structural material specifications used are concrete with a quality of 22.84 MPa and the yield quality of reinforcing steel (fy) 420 MPa. The dimensions of the column structural elements are K30x30 cm, B20x40 cm main beam and 12 cm thick concrete slab. The structural analysis output of the planned building shows purple-colored columns with a strength ratio of 0.90 to 0.95, indicating that the structure is reasonably safe against working loads. Meanwhile, the black-colored beams indicate that the structure is safe against the working load. Keywords: Waste generation, TPS 3R, Structural analysis.

Abstract

Inundation on Jalan Raya Kemang (the Parung-Bogor road section in the Kemang area) is a common problem, especially during the high-intensity rainy season, disrupting public mobility and causing traffic congestion. This study aims to identify the factors causing the inundation and to evaluate the existing conditions of the drainage network system in the area. The methods used include hydrological and hydraulic analysis. Hydrological analysis is utilized to calculate the design flood discharge, while hydraulic analysis is used to analyze the capacity of the existing drainage channels.The results of the hydrological analysis show that the total design flood discharge from upstream to downstream is 1.08 m³/s. The hydraulic analysis on the existing channel dimensions of (1.2 x 1) meters indicates a channel capacity of 1.51 m³/s. Theoretically, the channel dimensions are capable of accommodating the design discharge. However, field observations show that the main factor causing the inundation is the presence of mud and sand sedimentation, approximately 30 cm high, inside the channels. This sedimentation causes a significant reduction in flow capacity. After accounting for the sedimentation, the channel capacity decreases to 0.962 m³/s, which is smaller than the design discharge at the inundation point (0.977 m³/s), causing water to overflow onto the road. Furthermore, the lack of drainage inlets is also a contributing factor to the inundation.It is concluded that the inundation on Jalan Raya Kemang is not caused by inadequate channel dimensions but rather by high sedimentation and a lack of drainage inlets
