Abstract

Penerapan teknologi Building Information Modeling (BIM) dalam proyek konstruksi menawarkan peluang peningkatan efisiensi dibandingkan metode konvensional. Penelitian ini bertujuan membandingkan hasil penjadwalan proyek menggunakan dua pendekatan: metode konvensional dengan Microsoft Project dan metode berbasis BIM menggunakan Navisworks Manage, pada studi kasus pembangunan Unit Sekolah Baru (USB) SMKN di Tangerang. Penelitian menggunakan pendekatan deskriptif kuantitatif dengan data sekunder berupa Detail Engineering Drawing (DED) dan kurva-S perencanaan, serta data primer dari observasi dan wawancara. Proses melibatkan pemodelan ulang 3D dengan Autodesk Revit, pembuatan Work Breakdown Structure (WBS), dan perencanaan predecessors. Hasil menunjukkan bahwa meskipun kedua perangkat lunak menghasilkan total durasi proyek yang sama yaitu 63 hari kalender, terdapat perbedaan signifikan pada tanggal mulai beberapa pekerjaan, seperti pada tie beam TB2, tangga lantai 2, dan balok struktur atap. Perbedaan ini disebabkan oleh konfigurasi tipe predecessors (FS dan SS) dalam Ms. Project. Penelitian ini mengungkap bahwa pendekatan BIM melalui Navisworks Manage lebih unggul dalam visualisasi dan simulasi waktu, sedangkan Ms. Project efektif dalam kontrol berbasis sumber daya. Implikasinya, pemilihan metode penjadwalan perlu disesuaikan dengan kebutuhan proyek, dan integrasi kedua metode dapat meningkatkan efektivitas pengambilan keputusan dalam manajemen proyek konstruksi di era digital.

Abstract

Penelitian ini menganalisis dampak penambahan jam kerja lembur terhadap biaya dan durasi penyelesaian proyek Pembangkit Listrik Tenaga Uap (PLTU) Indonesia Power Suralaya Jawa 9-10. Hasil optimasi menunjukkan bahwa penambahan jam kerja lembur berdampak pada percepatan penyelesaian proyek, namun juga menyebabkan peningkatan biaya. Dengan penambahan jam lembur (2 jam), biaya proyek meningkat menjadi Rp. 56.987.974.792,80, dengan durasi penyelesaian 1.033 harim yang berarti melakukan percepatan sebesar 71 hari dibandingkan skenario tanpa penambahan jam lembur. Sementara itu, penambahan jam lembur (4 jam) meningkatkan biaya menjadi Rp. 57.530.985.623,63 dengan durasi penyelesaian 1.005 hari dan melakukan percepatan sebesar 99 hari. Dari segi biaya total, tanpa lembur memiliki biaya sebesar Rp. 56.771.180.714,74. Dengan penambahan jam lembur (2 jam) terjadi kenaikan biaya sebesar Rp. 216.719.719,60 atau – 0,38%. Sedangkan dengan penambahan jam lembur (4 jam), biaya meningkat sebesar Rp. 759.910.487,29 atau – 1,34%. Secara keseluruhan, optimasi menggunakan metode Time Cost Trade Off (TCTO) menunjukkan bahwa percepatan waktu proyek dengan tambahan jam kerja lembur mengakibatkan peningkatan biaya yang perlu dipertimbangkan dalam pengambilan keputusan untuk efisiensi proyek.

Abstract

The primary concern addressed in this study is the impact of river water quality used in concrete mixing and curing on the compressive strength of concrete, considering that river water contains minerals and chemical ions that may inhibit cement hydration. The objective is to analyze the effects of varying water-cement ratios and curing durations using river water on concrete compressive strength and to provide technical recommendations applicable to construction practices in areas with limited clean water resources. The method involved laboratory experiments preparing 15x15x15 cm concrete cubes immersed in river water for 3 and 7 days, followed by compressive strength testing with a compression machine. The results showed that compressive strength increases with longer curing due to ongoing hydration, yet concrete cured with river water exhibited lower strength compared to that cured with clean water, attributed to minerals and chloride and sulfate ions interfering with hydration product formation. The implications highlight the importance of water quality testing and controlling the water-cement ratio to optimize concrete strength in projects using river water for curing, as well as the need for specific technical guidelines to ensure the safety and durability of concrete structures in water-limited environments.

Abstract

This study evaluates the effect of the use of bank guarantees and insurance on the success of claims in construction projects in Indonesia using the Analytical Hierarchy Process (AHP) method. Data were obtained from four groups of respondents: contractors, Commitment Making Officials (PPK) of the Cilegon City PUPR Office, insurance companies (PT Askrindo Insurance Kota Serang), and supervisory consultants (Indra Design). The results of the calculation showed that the entire comparison matrix was consistent (CR < 0.1). Of the seven main criteria, design changes gained the highest weight from the perspectives of contractors (0.456), insurance (0.394), and supervisory consultants (0.276), while project completion & time were most dominant for PPK (0.204) and supervisory consultants (0.467). Payments & finances also emerged as important factors with weights between 0.125–0.276. Meanwhile, the weight of bank guarantees and insurance was relatively low in the three technical perspectives (0.041–0.079) but was the main focus of the insurance perspective (0.482). At the alternative level of the field, poor contract clauses and delays in IMB licensing both occupy a maximum weight (1,000) for contractors and PPKs, confirming the importance of the administrative aspect. These findings confirm that the management of design changes, payment processes, and contract/licensing documentation is key to claims mitigation, with bank guarantees and insurance acting as additional financial protection instruments.
