Abstract

The housing market is one of the monetary policy instruments in macro-prudential terms. The overall policy adopted through the Loan-to-Value ratio does not accommodate different regional characteristics. Location and area characteristics are important factors that influence the development of housing property prices. This study uses panel data regression analysis, with objects of 15 cities in Indonesia during 2007-2017. The results of the analysis provide a proof that the building rent, population density, construction costs, Gross Regional Domestic Product, unemployment rate, and minimum income, affect housing prices differently in each growth category, while the LTV ratio and inflation do not have a significant effect onto house prices. The regional economic growth is used to form regional clustering based on the speed of house price growth so that monetary policy in the housing sector achieves the target.JEL Classification: E52, O18, R58 How to Cite:Nugroho, A. Abstract

A substantial part of households and micro enterprises, particularly in developing countries including Indonesia, did not have access to formal financial institutions which then lead them to borrow money from illegal loan providers. Using an experimental study, we tested whether predatory loan, an illegal short-term loan with high-interest rate, was preferable or not by comparing with pawnshop loan, bank loan and household’s limited saving when households confront with financial distress. We divided the participants into three groups: lower low, low, and upper low income. We found that predatory loan was preferable especially for the lower low and low-income group. Result also confirmed that even if the predatory loan charge was increased, the lower low- and low-income groups still prefer to ease their financial distress through predatory loans. Moreover, the longer the duration of the predatory loan, the higher its probability to be chosen as a funding source in times of household financial distress.DOI: https://doi.org/10.26905/jkdp.v21i3.1261

Abstract

The housing market in Indonesia tends to have different characteristics in several regions. The government has implemented macroprudential policies regarding mortgage loans for housing and apartments through the Loan to Value (LTV) policy in dealing with credit risk in the housing market. The aimed of this study analyze the effect of LTV policy and regional economic indicator on the house prices in Indonesia, compare the impact of LTV policy and indicator on the types of houses and regions. We used secondary data from eight regions which derived from residential property survey and statistics Indonesia at a monthly frequency. In processing estimated data using Generalized Least Square (GLS) Fixed Effect Model (FEM) to ascertain the effect of LTV policy in each region. The result showed most attributes had a significant effect on housing prices. However, LTV had no significant effect on every type of housing (small, medium, and large). Abstract

Pada penelitian ini, akan dilihat hasil dari Evaluasi Pemanfaatan Aset Barang Milik Daerah Pada Stadion Mandala Krida Yogyakarta. Evaluasi pemanfaatan aset pada Stadion Mandala Krida Yogyakarta ini dilakukan dengan menggunakan analisis CBA (Cost and Benefit Analysis) dan SWOT (Strenghts, Weakness, Opportunity and Threats). Penelitian ini menggunakan data survey lapangan pada bulan Desember 2018. Perbandingan antara pendapatan dan biaya adalah lebih besar biaya sehingga menimbulkan net income yang negatif, sehingga Net Present Value (NPV) juga akan negatif. Pemanfaatan yang ideal dari hasil analisis SWOT adalah sebagai sarana olahraga. Hasil dari evaluasi pemanfaatan aset pada Stadion Mandala Krida Yogyakarta mengindikasikan bahwa untuk pengelolaan dari pemanfaatan aset tersebut, sebaiknya dilakukan melalui Badan Layanan Umum.

Abstract

Masalah utama yang dihadapi masyarakat Surakarta adalah ketergantungan terhadap pendapatan tetap. Ketergantungan mereka pada pendapatan tetap menyebabkan sebagian masyarakat Surakarta rentan terhadap guncangan ekonomi. Salah satu alternatif untuk mengatasi ketergantungan pada pendapatan tetap adalah perencanaan keuangan yang baik. Melalui perencanaan keuangan yang baik, orang dapat mencapai kebebasan finansial (financial freedom). Perencanaan keuangan yang baik sangat dibutuhkan oleh masyarakat untuk memastikan ketahanan ekonomi dari guncangan ekonomi melalui kebebasan finansial. Kebebasan finansial berguna untuk menjaga stabilitas keuangan dari guncangan yang berada di dalam atau di luar kendali masyarakat. Untuk menambah pengetahuan masyarakat tentang perencanaan keuangan dilakukan dengan metode pelatihan. Metode ini akan dilaksanakan: (1) tahap persiapan pengembang­an konseptual dan teknik operasional perencanaan keuangan bagi masyarakat untuk mencapai kebebasan finansial, (2) tahap pelatihan perencanaan keuangan menuju kebebasan finansial, dan (3) tahap evaluasi. Hasil yang ditargetkan dari kegiatan IbM adalah peningkatan kesadaran dan pengetahuan publik tentang perencanaan keuangan. Pengetahuan tentang perencanaan keuangan diharapkan dapat menjadi bekal dan landasan pengetahuan dan keterampilan yang kuat bagi masyarakat Kota Surakarta dalam mencapai kebebasan finansial agar memiliki ketahanan terhadap guncangan ekonomi.

Abstract

Farmers of food crops, especially rice commodities in Rembang Regency, face the main challenge, namely the increase in the cost of agricultural production. Even though the productivity of rice commodities has increased, the high production costs have affected the income levels of farmers and have had an impact on the welfare of farmers. The stagnation of Farmers' Terms of Trade (NTP) for food crops from 2014-2019 amid an increase in the productivity of food crop agriculture shows that agricultural production costs are the main obstacle to increasing farmer welfare. Efforts to reduce agricultural production costs are a factor in encouraging the welfare of farmers in Rembang Regency. The self-sufficiency of organic fertilizers is one of the cost-efficiency solutions for producing agrarian food crops. Increasing the independence capacity of farmers' fertilizers, especially organic fertilizers, is a strategy to reduce agricultural production costs. There are at least four steps taken to increase farmer capacity: 1) preparation of a theoretical framework for change; 2) counseling on the benefits of organic fertilizers; 3) organic fertilizer production training, and 4) evaluation. The results of this capacity building show an increase in farmers' knowledge and skills in producing organic fertilizer in Japeledok Village, Rembang Regency. Farmers then use knowledge and skills to increase the cost efficiency of fertilizer production to improve the welfare of farmers.
