The establishment of the UNESA 5 campus in Magetan Regency has fostered a new socio-economic ecosystem through the growth of local businesses catering to student needs. However, the community associations formed in the area still face institutional capacity limitations, such as suboptimal organizational governance, unclear division of roles and functions, a lack of standard operating procedures, and inadequate stakeholder coordination mechanisms. This community service initiative aims to optimize the associations' institutional capacity using a "Community Governance" approach, thereby building a collaborative and sustainable socio-economic ecosystem in the UNESA 5 campus's surrounding area. The project employs a participatory community empowerment method involving field surveys, Focus Group Discussions (FGDs), workshops, organizational management mentoring, marketing strategy strengthening, and risk management, alongside collaboration among universities, local governments, village/sub-district authorities, and the community. The results demonstrate strengthened institutional governance, enhanced managerial capacity among association leaders, the establishment of multi-party coordination mechanisms, and improved stakeholder synergy in supporting student services and the sustainability of the campus area's socio-economic ecosystem. The resulting Community Governance model holds the potential for replication in other university-adjacent areas with similar characteristics.
