Abstract

Perkembangan pemukiman dan perumahan cukup pesat di Kota Malang sebagai Kota kedua di Jawa Timur. Kondisi ini sesuai dengan ikon Kota Malang sebagai pusat Pendidikan, wisata dan Industn. Keadaan ini berdampak pada penyediaan hunian dan perumahan yang menjadi tuntutan masyarakat maupun konsumen yang bertempat tinggal di Kota Malang. Pemukiman dan perumahan yang ada dituntut harus dapat menyediakan fasilitas-fasilitas yang sesuai dan dibutuhkan bagi masyarakat maupun penghuni perumahan di Kota Malang.Penelitian ini bertujuan untuk mengetahui faktor-faktor yang mempengaruhi keputusan pemilihan perumahan. Keputusan responden mengenai pemilihan perumahan dipengaruhi oleh 2 aspek yaitu aspek Internal (perumahan) dan aspek Eksternal (Konsumen). Aspek Internal (perumahan) meliputi : Lokasi Perumahan, Fasilitas Umum, Desain Bangunan, Harga dan Transportasi. Berikutnya Aspek Eksternal (konsumen) meliputi : Demografis dan Psikografis. Penelitian ini menganalisa data 280 responden hasil pengukuran di Perumahan Pandanwangi Park, Pandanwangi Royal Park dan Permata Batubara Regency. Data dinalisis dengan Analisa Frekwensi dan Regresi Linear Berganda. Data persepsi di Uji Validitas dan reliabilitasnya, setelah data valid dan reliabel dilanjutkan dengan uji regresi linear berganda untuk menemukan faktor signifikan dan faktoi paling dominan berpengaruh terhadap keputusan pemilihan perumahan di Kota Malang.Hasil penelitian kemudian dirangking menunjukan bahwa Variabel Desain Bangunan (gaya arsitektur, material yang digunakan, tata ruang, penghawaan, pencahayaan, resapar dan drainase), Variabel Transportasi (aksebilitas lokasi, kelancaran lalu lintas, tranportas umum, lebar jalan masuk, kondisi jalan jasuk/keluar, lebar jalan dalam perumahan), Variabel Fasilitas Umum (keamanan, fasilitas kesehatan, fasilitas pertokoan, tempat ibadah, tempal olah raga, rir bersih, tempat hiburan, listrik/PLN, telekomunikasi) secara signifikar berpengaruh terhadap keputusan pemilihan perumahan yang ada di Kota Malang. Sedangkan Desain Bangunan adalah merupakan variabel yang paling dominan berpengarur terhadap keputusan dalam pemilihan Perumahan di Kota Malang. Kata-kata kunci:  Pemilihan Perumahan, Variabel

Abstract

Poor soil properties and disadvantage when used as the basis of a building or road construction, including high plasticity, low shear strength, large volume or density changes and large shrinkage potential. Various methods are used to improve the strength of expansive clay soils, including by adding chemicals (chemical stabilization). Soil improvement that has been done is to mix the soil with lime, but only to review the dry density (γd). The purpose of this study is to explain the effect of adding lime to the soil on increasing CBR values, swelling, and knowing the optimum lime percentage in order to obtain maximum CBR and minimum swelling values. The results of the original soil swelling test showed a value of 9.14%, with the addition of lime percentage the swelling value showed a decrease. From the results of the addition of lime percentage showed the greatest decrease occurred in the addition of lime by 12% that is equal to 70.35%. So it can be concluded with the addition of lime will improve the original soil because it can reduce the value of swelling

Abstract

The improvement project was carried out within 30 work days with the project price of IDR 551.439.500,-. In the project management a project planning is in need a carry out the project on time at precise cost and quality. The data needed in this arrangement of project planning were contract documents, list of work force cost, equipment and materials used. Work scheduling and cost arrangement for the project was done with benefit of Microsoft Project Program. The writer discusses the determination of project site layout, traffic management, implementation method, project time schedule, project cost planning, project quality management planning as well as K3 program planning. From the calculating result, the writer summed that the total cost was Rp. 270.950.000.-. When this sum compared to the previous project cost planning was Rp. 551.439.500,- we can difference as much as Rp. 280.489.500.-. In order to assure the working quality, material testing was conducted in laboratory so that the material mounted matched the technical qualifications as well as the use if correct implementation method. To avoid work accident, every worker must use the Self Protection Device and work carefully by the correct working procedures. Keywords:  Vertical Drain, Soft Clay, Project Planning

Abstract

The existing traffic conditions at the gate of Pasuruan Industrial Estate Rembang (PIER) located on Surabaya-Pasuruan Highway KM 50, Desa Raci, Bangil, Pasuruan is classified the National Highway type II class 1. It has an average volume of 286 pedestrian / hour (V) and 5175 vehicle / hour (P), so PV2 value is equal to 7.66 x 109. It can be a traffic accident-prone area, especially for pedestrians. Therefore, it needs the facility of Pedestrian Cross Bridge of 17.5 m span and 2.5 m wide. That is why, the writer examines the difference between the two structures in terms of cost. This study comprises planning, detailed engineering design, implementation methods, and cost estimate of castellated steel structures and prestressed concrete voided slab structures.The result of study are as follow : the castellated steel main girder WF 700 x 300 x 13 x 24 at IDR 723,247,800.00 and prestressed concrete voided slab with a size of 970 x 875 diameter 340 mm at IDR 496,282,628.00. From these results, it is concluded that construction of of prestressed concrete voided slab structure is cheaper with price difference IDR 226,965,172.00.Keyword: pedestrian bridge, castellated steel, prestressed concrete voided slab, estimate cost

Abstract

Tujuan penelitian ini adalah untuk mengetahui kuat tekan, dan kuat lentur beton akibat penggunaan pellet plastik (polypropylene) sebagai agrgeta kasar dan abu batu sebagai pengganti sebagian/seluruh kebutuhan pasir, serta untuk memanfaatkan limbah plastik dan limbah abu batu. Benda uji dibuat dari campuran semen, pasir, pellet plastik, dan air. Perancangan campuran beton berdasarkan SNI pada kuat tekan rencana 10 MPa. Variasi campuran terdiri atas beton dengan kadar abu batu 0%, 25%, 50%, 75%, dan 100%. Objek penelitian berupa  silinder Æ 100 mm tinggi 200 (kuat tekan), balok 10 x 10 x 40 cm (kuat lentur).Hasil pengujian menunjukkan bahwa kuat tekan beton rata-rata dengan kadar abu batu 0%, 25%, 50%, 75%, dan 100%  berturut-turut sebesar 6,152; 6,323; 6,470; 6,719; dan 7,230 MPa, sedangkan kuat lentur beton rata-rata  berturut-turut sebesar 2,347; 2,506; 2,822; 2,656; dan 2,593 MPa.Klasifikasi menurut Scanlon (1998), beton dengan kadar abu batu 0%, 25%, 50%, dan 75% digolongkan sebagai beton dengan berat jenis rendah (kuat tekannya 0,35-6,9 MPa), sedangkan kadar 100% abu batu digolongkan beton ringan dengan kekuatan menengah (kuat tekannya 6,9-17,3 MPa). Berdasarkan batasan Balitbang Kimpraswil (2003b), beton dengan kadar abu batu 0%-75% dikategorikan sebagai struktur sangat ringan (kuat tekannya 0,69-6,89 MPa), sedangkan kadar abu batu 100% tergolong struktur sangat ringan (kuat tekannya 6,89-17,24 MPa). Abstract

Electric energy is important requirement for human activities, and much of this energy is still filled by non renewable energy. In certain time, this source will deplet. To solve this problem, subtitution energy must be founded. Water is one of the renewable energy which can be substitution to produce electrical energy. Water from the water springs will be flowed to power house, before changing to electrical energy, through water way. The aim of this study is to determine alternative of water way. Discharge that is used on this study based on measurement. From those measurements, design discharge is determined by 0,3 m3/dt. The water way will be designed as open channel using eight alternatives, and will be chosen best alternative for recommendation. Keywords: design discharge, open channel, water way

Abstract

Application of 3R Activity in the community is still constrained mainly by a lack of public awareness for waste sorting. Based on the present issue of the problem of the environment, the Government of Lamonganhas Waste management policy through Lamongan Green and Clean program (LGC). This research used a descriptive approach. It aims to describe the phenomenon of waste management at the household level in Lamongan. In a descriptive research, there are two groups of data, namely quantitative and qualitative data. Thus, a qualitative descriptive research intended to determine the effectiveness of waste management through the LGC program at trash Bank in the village of Tumenggungan Lamongan District.The composition of rubbish in the village of Lamongan District consists of wet waste 63%, plastic 24%, paper 8%, and metal 5%. Effectiveness of waste management through waste bank starting from the sorting process. The process of waste sorting at the site of the township 54.9% stated that the process of waste segregation in housing did not bother. While nearly 71% do not bother. While the waste problem is most prevalent in the township of 64.8% of the respondents said that they had problems with rubbish. A total of  residential 33,33% of respondents in RT 03 RW 08 stated that they had problem with there is no time. For a time deposit garbage into a trash bank 90% of respondents in both the township and housing once a month.While the bank payment system in the residential trash 100% saving in the bank but more varied in township 87.3% Save it, 8,45% given the money directly and 5.63% exchanged for goods customers' needs. All respondents stated that they agreed with the trash bank in their environment. A total of 70.6% of all respondents were aware of the existence of trash bank and participating became customers of trash bank in their environment. 49.5% of respondents in the township have become customers of the waste bank for 3 years for bank category of waste has grown, while housing nearly 70% of respondents as a customer for one year for pioneering category of trash bank.Keywords: waste, LGC, 3R, waste bank

Abstract

Coastal region of  Pekalongan Regency has many potential resources to develop such as marine fishery, fishery cultivation, tourism and fishery port. These potential resources influencing the coastal region because of the interaction between stakeholders. This intensif interaction potentially  effecting conflict of interest that threat the coastal ecosystem. Therefore, to ensure the sustainability development in coastal area, the government of Pekalongan Regency adopt Integrated Coastal Zone Management by means of zonation regulationThe objective of the research was to study the level of effectiveness of The Zonation of Pekalongan Coastal Area and determine alternative priority of coastal region development. The methodology research was a survey and to achieve these objective, two methods of analysis was used. Scoring methods conducted to determine the level of effectiveness of The Zonation of Pekalongan Coastal Area and an AHP Method used to determine alternative priority of coastal region development.Five indicator in this research to determine the level of effectiveness are physical condition of the area, economics aspect, space use accuracy, ICZM and regulation goal achievement. In order to determine alternative priority of coastal region development, the research results shows, that are three main priority components of coastal region development ; transportation system (0,2616), infrastructure development (0,2307) and improving the environment (0,1816). From Analytical Hierarchy Process, informan tent to prioriate SKP I (0,6205) as the main priority to develop coastal area. Abstract

1.2 ha The City Inside is a housing construction project. This thesis is financial feasibility study to find out the house and the profit of the project through cash flows, Payback Period (PP), Net Present Value (NPV), Internal Rate of Return (IRR), Profitability Index (IP), and Benefit Cost Ratio (BCR) of types 47 and 65. Besides, the technical feasibility study discusses about the construction and implementation schedule of the project.The required data were of site plan, technical drawings, analysis of work unit price of Malang 2017. The financial feasibility results in IDR164.299.587,00 of type 47 and price of type 65; IDR339.734.500,00  operational cost; IDR188.830.077 for type 47 and IDR226.296.554,00 for type 65,  public facility; IDR94.591.130,00  cash inflow; IDR64.031.357.341,04  cash out flow; IDR46.492.361.358,33  NPV value meaning feasible to run ;interest IRR of 13.87% >12% meaning feasible and the 1.398 BCR meaning feasible;  feasible in 5.3 years PP. The sensitivity level at the rise and fall of 5% - 20% profit value, The sensitivity level at the rise and fall of 5% - 20% out cost value , The sensitivity level at the rise and fall of 5% - 20% of bank discount.The technical study results in orderly construction method  for type 47.  Keywords: financial, technical, feasibility, sensitivity analysis

Abstract

Pariwisata pedesaan menjadi dorongan baru agar semua daerah dapat mengembangkan daya tarik wisatanya. Hal tersebut menjadi alternatif baru sekaligus menambah diversifikasi produk dalam industri pariwisata. Pengembangan konsep desa wisata dianggap strategis untuk menjawab beberapa agenda  dalam  pembangunan  kepariwisataan  terdapat  3  (tiga)  faktor  yang  mendasari pentingnya pengembangan desa wisata diantaranya pariwisata menjadi sektor prospektif di masa depan, munculnya tren dan motivasi perjalanan wisata minat khusus,  serta  pengembangan  daya  produktif  lokal  untuk  mendorong pengembangan wilayah dan ekonomi masyarakat. Daya tarik utama desa bagi wisatawan adalah pada budaya, adat istiadat yang unik, serta kehidupan sehari-hari yang menarik. Selanjutnya, dengan konsep ini masyarakat desa yang memiliki kemampuan ekonomi  kurang dapat  berperan  aktif dalam  pengelolaan  desa wisata.  Ekowisata merupakan suatu bentuk wisata yang sangat erat dengan prinsip   konservasi,   bahkan   dalam   strategi   pengembangan   ekowisata   juga menggunakan strategi konservasi, dengan demikian ekowisata sangat tepat dalam mempertahankan keutuhan dan keaslian ekosistem di areal yang masih alami. Bahkan dengan ekowisata pelestarian alam juga dapat ditingkatkan kualitasnya karena desakan dan tuntutan dari para eco-traveler. Dalam ekowisata pengelolaan alam dan budaya masyarakat yang menjamin kelestarian dan kesejahteraan, sementara konservasi merupakan upaya menjaga kelangsungan pemanfaatan sumber daya alam untuk masa sekarang dan masa yang akan datang, hal tersebut sejalan bahwa konservasi adalah usaha manusia untuk memanfaatkan biosphere dengan berusaha memberikan hasil yang besar dan lestari untuk generasi kini dan mendatang.Kata-kata Kunci: desa wisata, ekowisata, konservasi
