Abstract

This research aims to analyze potential bankruptcies of  PT Indo Asia Sukses using Zmijewski and Springate method in period of 2016-2018. The data used is Primary data coming from the company. This research uses qualitative method with two data collections, those are documentation and theoritical study method. The result of research shows that: (1) According to Zmijewski X-Score, the company was in good condition with the negative result in 2016-2018. (2) According to Springate S-Score, the company was in good condition in 2016-2018, but the first quarter of 2017 showed the company had potential to get bankrupt. According to the result of research, it hoped that the company could improve the sales beacuse the research shows that low in sales could get the company bankrupt in first quarter of 2017 and the company could gain more awareness of financial if similar condition happening in the future.

Abstract

The purpose of this research was to determine the effect of activity ratio, working capital management, firm size and leverage ratio to company’s profitability in sub sector property and real estate listed in Indonesia Stock Exchange. The sampling method was done by using purposive sampling. Secondary data collection methods were taken from IDX published financial statements. This research used multiple regression analysis with random effect method to test their hypothesis using Eviews 6. The results show that activity ratio, firm size and leverage ratio have a positive significant affect to company’s profitability measured using ROE, while working capital management has a negative insignificant affect to company’s profitability. F-test result show that all independent variables in this research simultaneously have a significant effect to company’s profitability in sub sector property and real estate listed in Indonesia Stock Exchange. In the test of Adjusted R2, the analysis results showed that 39,83% profitability was influenced by the independent variables of this research while the remaining 60,17% influenced by other factors not studied.

Abstract

Jakarta is experiencing a tremendous residential growth due to the high level of urban migration to Indonesia’s capital. Therefore, PT CD, through its subsidiary, PT CAP, tries to fulfill the increasing demand of residential housing by developing a 180,328 m2 of land in the West of Jakarta. The development is called the Citra Garden Puri project.This paper is developed to determine the feasibility of the project through cash flow sensitivity analysis. There are 3 (three) assumptions used, which are : the normal, pessimistic, and optimistic assumptions. These assumptions are tested through 3 (three) calculation methods: Payback Period, Net Present Value (NPV), Internal Rate of Return (IRR), and Profitability Index (PI).  The results of the sensitivity analysis are are Based on the Payback Period calculation, the project is deemed feasible. The current company’s payback period is approximately 4 years, while the payback periods for the project are 24 months, 24 months, a for the normal, and optimistic assumptions consecutively. Based on the NPV calculation, the project is deemed feasible. The NPV is positive for all assumptions. Based on the IRR calculation, the project is deemed feasible. The IRR for the normal and optimistic assumptions are higher than the Weighted Average Cost of Capital (WACC). Therefore, based on the results of the sensitivity analysis of the project’s cash flow, it is concluded that the Citra Garden Puri Semanan project is a profitable business decision. To increase profitability level, the company should try to find other financing alternatives to lower the cost of capital.

Abstract

The business environment today in Indonesia is shifting to a whole new level of measuring its performances. Rather than only one financial perspective which causes evaluating the customer's needs, the internal processes, and the human resources separately, the company must have a comprehensive tool to link its vision and missions into strategies that can be implemented and measured. This research aims to analyze and explore the linkage of vision, missions into strategy map, also a measurement of performances at the company using SWOT analysis, TOWS analysis, IE matrix, and Balanced Scorecard analysis. This research presents that balanced scorecard measurement could give benefits by exploring the non-financial perspectives that enable the company to create strategic alignment between strategic objectives that link the company’s vision and missions into strategic outcomes and performance driver so can boost the company’s performance.

Abstract

This research includes descriptive research type of research that aims to explain the relationship between the variables studied. This research is categorized as cross sectional which will be done starting from May 2018 to get the data needed in writing this thesis, researcher conduct research to Garuda customer which located in Indonesia. Primary data is data collected by the researchers themselves from the object of research. Primary data in question through questionnaires given / distributed to Garuda's customers as respondents. Secondary data collection is relatively easy, but has advantages and disadvantages. Researcher obtain secondary data from PT company profile. GARUDA, journals, books, internet and other reading materials related to the factors to be studied. In this study, the variables used and classified into independent variables (independent variables) are service quality (x1), price (x2) and promotion (x3) and dependent variable (non-free variable) ie customer satisfaction (y) .2. It was found that the variable of service quality, price and promotion have contribution or ability to explain the variance of the purchase decision variable by 48,3% while for the rest equal to 51,7% explained by other variable not examined here.

Abstract

The primary objective of this research is to study the influence of macroeconomic factors toward stock return of property, construction and real estate sectoral index in Indonesia Stock Exchange for 2014 until 2017. The variables for macroeconomic factors included inflation, interest rates, exchange rates, and Consumer Confidence Index. This research use multiple linear regression analysis method. The result of this research showed that inflation, interest rates, exchange rates, and Consumer Confidence Index simultaneously have significant effect toward stock returns. Partially, the research showed that only exchange rates has significant effect toward stock returns, while inflation, interest rates, and Consumer Confidence Index have no significant effect toward stock returns.

Abstract

This study aims to determine the success of All New Sour Sally rebranding in attracting customer loyalty, which loyalty is seen as one of the important criteria for companies to gain their competitive advantages. The research carries out by taking three independent variables, consisting of customer perceived value, customer satisfaction, and product innovation. This is a descriptive research by using questionnaire which distributed to 167 respondents in Jakarta area. Data was collected by using non probability sampling method. Multiple regression analysis used for data analysis by using SPSS version 23. The findings of the study prove the previous research that each of the three independent variables have significant effect to influence customer loyalty.

Abstract

Wedding is one of the most important events for couples, so mostly they want their wedding event as perfect as possible. Choosing wedding venue is the first step to prepare wedding. The purpose of this research is to determine factors affect the selection of wedding venue at Hotel X. The respondent of this research is 203 prospective wedding couples who came to Hotel X. The method used in this research is multivariate analyist. This study obtained data via questionnaires and used statistical tests such as F-Test, R Square (R2)-Test, and T-Test. The result of this study shows location, atmosphere, facility, food, service and price are factors which has a significant influence on prospective wedding couple’s purchase decision.

Abstract

The impact of globalization has affected many aspects in the development of human life. Over time, the internet has become one of the human needs to survive in this era of globalization. The use of the internet in the world of marketing is not a taboo thing for the people of Indonesia, especially Jakarta. This study aims to determine the effect of reputation, credibility, and persuasive ability of each or simultaneously on the intensity of consumers in choosing a restaurant. The research methodology used is in the form of a quantitative test carried out by distributing questionnaires to 148 respondents and analyzed by SPSS Statistics 22 application. The results of the analysis show that all variables are declared valid and reliable. The credibility variable is considered to have a significant influence on the intention of choosing a restaurant. Reputable variables do not have a significant effect on the selection of a restaurant because the established and strong restaurant names are not affected by the reputation of endorsers. The variable persuasive ability has a significant influence on the selection of a restaurant. Variables of credibility, reputation, and persuasive abilities of food bloggers have a close relationship with consumer purchasing decisions.

Abstract

Usaha Mikro,Kecil dan Menengah (UMKM) memainkan peran penting dalam pembangunan ekonomi Indonesia sekitar 54-57% Produk Domestik Bruto Indonesia berasal dari sektor  ini. Terlepas dari manfaatnya dalam  mengurangi tingkat pengangguran, UMKM  juga telah  berhasil membuktikan kekuatannya terhadap dampak krisis moneter yang  terjadi pada  tahun 1998. Cikarang dikenal sebagai salah  satu kawasan  industri Indonesia sedangkan pelaku bisnis membangun banyak perusahaan besar dan  pabrik di sana. Efisiensi organisasi besar  ini dalam menjalankan bisnisnya sangat dipengaruhi oleh kemampuan UMKM sebagai pemasok  untuk menyediakan bahan yang dibutuhkan, sementara kemampuan UMKM dalam  mengelola bisnis mereka bergantung pada masalah  permodalan. Oleh karena itu, tesis ini bertujuan untuk menganalisis strategi pengembangan Kredit Usaha Mikro Kecil dan Menengah (UMKM) di daerah Cikarang-Jawa Barat, dan strategi yang dapat diterapkan  untuk meningkatkan pertumbuhan dan perkembangan Usaha Mikro Kecil Menengah (UMKM) dengan  memanfaatkan bank milik negara sebagai salah  satu faktor pertumbuhan ekonomi. Sebagai Agen yang memberikan  kontribusi penting bagi perekonomian Indonesia.
