The provision of credit by banks should receive legal protection for both creditors and debtors. One of the conditions for granting credit is the existence of a guarantee that functions to provide a sense of security for creditors against returning credit funds in the event of default or default. The problem in this study is the cancellation of property rights certificates burdened with mortgage rights due to overlapping. The protection given to banks in the event of cancellation of collateral objects in this writing is carried out by collecting library materials and also interviews with empirical normative methods. Empirical normative legal research is research conducted by examining literature and laws and regulations related to problems and information obtained based on interview results. The results of this research are expected to be useful and useful for the development of legal science, especially Civil Law, as well as the fields of Banking Law, Guarantee Law, and Agrarian Law. This research is expected to be used as a source of knowledge, especially how to protect banks in the event of cancellation of collateral objects and the settlement mechanism and preventive efforts made by the Land Agency of the City of South Tangerang to prevent overlapping certificate problems

Culture has an essential role in an organization, where culture will reflect behavioral processes that have values, beliefs and habits that influence individual attitudes in the organization. This study aims to explore the influence of the role of transformational leadership, organizational culture, and employee engagement on employee performance. The research was conducted in 2022 involving 192 flight school employees in Indonesia. This quantitative research using the Structural Equation Model (SEM) method. The results of the study show that transformational leadership contributes to improving organizational culture and employee performance. Then organizational culture can strengthen employee engagement with the organization and improve employee performance. Employee engagement is also considered capable of improving employee performance. The resulting managerial implications are organizations must be able to choose leaders who are optimistic about the future of the organization, able to provide new insights in completing work, and have self-confidence and capability in their work. Then the organization can apply a culture that is in accordance with organizational goals, and the organization must have a realistic and vision and mission obviously, so that with this clarity employees are able to provide the best performance results for their organization

This study explores the influence of brand love and brand experience on customer engagement and then the influence of customer engagement on brand loyalty directly or mediated by brand attachment and customer trust in cosmetic industry brands in Indonesia. This research was conducted in 2022 by involving 202 respondents using Instagram who is women of the millennial generation in Indonesia. Quantitative research using the Structural Equation Model (SEM) method with data analysis using SmartPLS. Some of the findings in this study are that brand love and brand experience indirectly affect brand loyalty mediated by brand attachment and customer trust. Meanwhile, customer engagement does not have a direct influence on increasing brand loyalty directly. The managerial implications of this research for industry practitioners and researchers are to build strong brand love, and brand experience will be able to create customer engagement, then loyalty to the customer's brand will be higher when the brand can strengthen customer engagement which then creates brand attachment and customer trust

Special education teachers are a big part of how students with disabilities learn. Because of conflicts between work and family and family and work, special education teachers are less happy with their jobs than other teachers. This study looks at the work-family, work-family, and job satisfaction of special education teachers in Kottayam. Sixty special education students from Sulawesi were used in this study. This research is about describing things. The standard questionnaire collects data. Teachers were unhappy with their jobs, and there was a strong link between WFC and FWC (p=.000). (p=.000) FWC influences job satisfaction. The project's main goal is to make it easier for special educators to do their jobs. Their low incomes and lack of education keep them from getting help from the government, which hurts their mental health and potential. Teachers, especially those who teach kids with special needs, help kids grow. People who work in schools help kids who have trouble learning. Special school teachers have to deal with more stress and pressure than other teachers. So, it is crucial to find out if these things are causing problems in their personal, professional, and family lives. So, teachers must teach and help students with disabilities in regular classes. Special education teachers must work harder than other teachers to help students with special needs. Special education teachers help disabled kids succeed by being their second parents, advisors, and counsellors. These teachers must figure out how to balance their personal lives with their jobs. Most people have trouble keeping their personal and work lives in balance. They find it hard to meet both their personal and professional obligations. Human relations are the ways that people get along with each other. The human relations model was made by Elton Mayo, Mary Parker Follet, and Robert Owen. It is based on the idea that workers are motivated not only by money, but also by praise, recognition, a sense of belonging, victory or achievement, and pride and honor in their work. Focusing on people and relationships boosts morale and gets more work done. When employees feel welcome in the office, they work harder and are happier with their jobs. The same as these teachers. Policymakers and governments often do not care about them. This affects the quality and satisfaction of the job. The Corona Virus Disease (Covid-19) outbreak has an impact on various sectors of life, not only in the health sector, all sectors are affected. The most severe and prolonged impact is the banking sector which can endanger the economic sector. Seeing these conditions, the government/Financial Services Authority (OJK) issued an economic stimulus policy (Countercyclical) to maintain bank health. The purpose of this study was to analyze the effectiveness of economic stimulus policies (Countercyclical) by comparing the health conditions of banks before Covid-19 and during Covid-19, before Covid-19 and after Covid-19, during void-19 and after Covid-19. This research is relevant to the prudential banking theory (prudential principle), banks must be managed properly or with caution because the collapse of a bank will have a systemic impact. Second, the policy theory is relevant to the actions taken by the Financial Services Authority to maintain economic and banking stability affected by the Corona Virus Disease (Covid-19). Researchers in analyzing the effectiveness of economic stimulus policies (Countercyclical) by examining the health condition of the bank with the assessment method using the RGEC method, the elements assessed are Risk Profile, Goog Corprate Governance, Earning and Capital, and other financial aspects. Researchers compared the three conditions before, during, and after coronavirus disease (Covid-19). The different test tools used were the paired sample t-test for normally distributed data and the Wilcoxon signed rank test for non-normally distributed data, SPSS version 24.0 for windows. Based on the results of data analysis shows that; There is no difference in the health of banks during Covid-19 compared to before Covid-19 for NPL Gross, NPL Net, BOPO and GCG, while ROA, LDR, CAR and NIM have differences in effective countercyclical policies. During Covid-19 conditions compared to after Covid-19 there were differences in the ratios of NPL Gross, NPL Net, BOPO, LDR, CAR and NIM while for GCG and ROA there were no differences in effective countercyclical policies. The condition of bank health before Covid-19 compared to after Covid-19 in the ratio of NPL Gross, NPL Net, BOPO, GCG had no difference in conditions while ROA.LDR, NIM and CAR had differences, meaning the policies were countercyclical effective

Pregnant women with the third trimester of pregnancy (7-9 months or 29-40 weeks), most of them give birth normally, but 15% of cases are life-threatening complications, namely preeclampsia. Preeclampsia is characterized by increased proteinuria. Women during pregnancy are more at risk of suffering from urinary tract infections because of the physiological changes that occur in their bodies. As many as 20% of cases of urinary tract infection occur in pregnant women. Examination of urine protein and urine leukocyte sediment in pregnant women is very important as a support for the risk of preeclampsia and urinary tract infections. This study used descriptive analysis with a cross-sectional design, namely one-time observation. Data used by third trimester pregnant women. The research was conducted in January-July 2022 at the Anggrek Mas Hospital Clinical Laboratory. There are 20 research subjects. With the highest protein levels at high risk of preeclampsia were (+3) 1 pregnant woman and (+4) 3 pregnant women. Then the leukocytes of the urine sediment are above normal values≥5/Landang Besar, namely there are 12 pregnant women each. In the majority of third trimester pregnant women at Anggrek Mas Hospital, West Jakarta, all pregnant women who were observed, the results of urine protein levels were found to be abnormal and urine sediment leukocytes were found to be above normal values

Bangladesh is a developing country, but its inequality is increasing gradually due to improper budget allocation. This study is conducted to evaluate revenue collection, the national budget along with the division-wise allocation in Bangladesh. Data for this study has been collected from the websites of the finance ministry and Bangladesh Bureau of Statistics. From the tax sector, Bangladesh collected 81.5% of revenue in 2021 and has planned to collect 88.9% in 2023. The government is expecting more earnings from the tax sector. The budget deficit of the country was -28.1% of expenses in 2021 and might be 35.7% of expenses in 2023. The increasing budget deficit is creating a fiscal burden on the economy. The country spent 18.7%, 14.8%, and 12.0% in public service, education, and interest payment, respectively, in the revised budget for 2022. Bangladesh should increase the budget allocation in agriculture, health, and housing sectors to promote sustainable development, and it should cut allocation in interest payment, public service, and defense sectors to reduce the budget deficit. Policymakers of Bangladesh may use this study to the allocate national budget and collect revenue in the future. The study considered the total expense of 15 divisions, so further study is required involving operating and developing expenses among different sub-divisions for a better understanding of the national budget allocation of Bangladesh.

Abstracts are written in only one paragra This study examined the influence of media staff welfare on effective journalism. The study explore how media staff especially journalists’ welfare are poorly handled by media owners and managers, therefore hampering their effective practice of the profession. The study reviewed scholar’s opinion and empirical studies. Abraham Maslow Hierarchy of needs theory and functional/Efficiency theory were also used as the theoretical fame work of this study. The study recommended that media ownership managers should at fulfilling their duties which is to motivate journalists through good and attractive welfare packages; this is because it could encourage and drive them to stay on the side of truth, objective news, reporting, and fairness and give them courage to practice investigative journalism even in the face of intimidation and attacks; good working condition should be provided for journalists. In view of social media, it now turned as the primary source of information, e.g., Facebook, Instagram, Twitter, and YouTube. Every politician wants to have a strong influence on the public. The majority sorted out that social media had turned out to be an approach to finding out about selecting an aspirant for a government position. On the other hand, political candidates nowadays add social media campaigns as one of their political campaign strategies. This study examines how social media has an emotional impact on the decisions of selected voters in the province of Lanao del Sur after surfing a social media to promote economic agenda in a political campaigns. This investigation shows that social media political information does affect the voting conclusions of the selected respondents
