Abstract

Samarinda City has a variety of tourist attractions and spread throughout the sub-district, these attractions include natural attractions Stelling Selili hill, cultural tourism and historical heritage, artificial tourism and shopping tourism. In the Bukit Stelling area located in Selili Village, there is a view with a beautiful natural panoramic view. The potential contained in Bukit Stelling has not been supported by accessibility, the condition of tourist infrastructure facilities and the promotion of information that has not been widely publicized. This research aims to identify the study of tourism potential in the Bukit Stelling Natural Area to be used as a tourist area. The analysis method used is quantitative descriptive method. Based on the analysis of existing conditions, both physical conditions and visitors who come to the Bukit Steling area, it can be concluded that the Bukit Stelling area can be developed to become a tourist area.

Abstract

Land is a natural resource that does not increase and has a tendency for land prices to continue to increase due to hogh demand while land availability is limited. Currently, the availability of land for residences in the strategic housing area of BSD City is very difficult to reach because the prices are high, especially for the millennial generation because land prices are increasingly expensive and the plot size is 250 m2 above the average residential needs of the millennial generation. Everyone has the right to a prosperous life born and minded, a place to live, and a good and healthy living environment, according to the Preamble to the 1945 Constitution and Article 28 H paragraph 1 of the 1945 Constitution. In addition, Law Number 1 of 2011 concerning housing and organizations stipulates that everyone has the right to live a prosperous life both physically and mentally, to live, and to get a good and healthy living environment, which is a basic human need. By definition, plots of land are parts of land that have been plotted in certain sizes to be used as buildings or houses. According to the BigIndonesia Dictionary (KBBI), plots of land or plots are parts of land that have been plotted in certain sizes for buildings or redidences. The land certicates have also been broken down according to land parcels. This situation is the background for conducting a study on how to utilize unsold/abandoned plots of land as an effort to meet residential needs through a mechanism for spilitting plots of land for housing development.

Abstract

The existence of the Jakarta-Bandung High-Speed Train Project (KCIC), which is planned to have a station in Karawang Regency, has spurred the development of a transit-oriented development (TOD) area. The development of this area will impact the provision of supporting facilities and infrastructure such as housing, healthcare facilities, educational facilities, and others. The Karawang TOD area, covering an area of approximately ±250 hectares, is located in two villages, namely Wanasari and Wanakerta, in the Telukjambe Barat District of Karawang Regency, West Java Province. The development of the Karawang TOD area will have both positive and negative effects on local government finances. Revenue from development comes from taxes, levies, and balance funds. Meanwhile, local government expenditures are incurred for the provision and maintenance of public infrastructure due to development. This study discusses the extent to which the development of the Karawang TOD area affects local government finances. The method used is fiscal impact analysis. Calculations are only made for revenue and expenditure that are direct impacts of the development of the Karawang TOD area. Based on fiscal impact analysis in this study (2019-2043), the development of the Karawang TOD area has a positive value of Rp. 316,495,375,189,-. This means that local government revenue exceeds expenditure (surplus). The positive result is attributed to the efforts made by the developers to internalize the impacts arising from development. A positive result also implies that the development of the Karawang TOD area does not burden the local government budget, and therefore, development can continue until completion according to the planned schedule. However, it is known from the analysis that there is a significant decrease after the completion of the development of the Karawang TOD area, assuming that the entire area is fully operational. Therefore, a fiscal impact analysis with a longer time frame is needed to ensure that new developments do not have a negative impact on local government finances. Considering the importance of understanding the fiscal impact of new development, fiscal impact analysis can be used as a procedure in the formulation of new development policies by local governments

Abstract

Lake Toba tourism area is one of the National Tourism Strategic Areas (KSPN) based on Government Regulation Number 50 of 2011 concerning the National Tourism Development Master Plan 2010-2025, so it is a priority in tourism development. In supporting the increase in tourists, it is necessary to ensure accessibility to Lake Toba. The potential prone to natural disasters that often occur along the connecting road from Pematang Siantar City to the Lake Toba tourism strategic area has resulted in not a few casualties and material losses. Therefore, a mitigation strategy for potential landslides along the connecting road from Pematang Siantar city to Lake Toba National Tourism Strategic Area must be formulated properly. This research aims to analyze the risk of landslides along the connecting road and formulate a landslide mitigation strategy. The methods used include Geographic Information System (GIS) analysis to determine the level of landslide risk and SWOT analysis to formulate disaster mitigation strategies.. It is expected that the research method of landslide disaster risk mitigation activities for the distribution of disaster-prone areas along the connecting road will produce research results and recommendations that are useful for the academic world and practitioners in the development of connecting roads from Pematang Siantar city to the Lake Toba National Tourism Strategic Area including for local communities, entrepreneurs / investors / private sector, as well as the government and all stakeholders involved in the development of roads to KSPN.

Abstract

The waste management issue has also become a serious concern in Indonesia. According to data from the Ministry of Environment and Forestry (KLHK) in 2020, Indonesia produces approximately 67.8 million tons of waste per year, with the largest composition being organic waste (60%) and plastic waste (15%) (KLHK, 2020). However, the existing waste management system still faces various challenges, such as low public participation in waste management, lack of waste management infrastructure, and limitations in recycling technology utilization. The method used in this study is a qualitative descriptive analysis method. Based on the data obtained, processed, and presented spatially, there are several sub-districts that have not yet been served with waste management facilities, including Muaragembong, Cabangbungin, Sukawangi, Sukakarya, Pebayuran, Serang Baru, and Cibarusah sub-districts. The capacity of Temporary Waste Storage Sites (TPS) in Bekasi Regency is dominated by insufficient capacity, so there is still a need to add 120 TPS with a capacity of 10 tons/day, distributed across all sub-districts in Bekasi Regency. The capacity of 3R TPS (Reduce, Reuse, Recycle) is already sufficient, but the distribution is still uneven across all sub-districts in Bekasi Regency, resulting in some sub-districts still being underserved. The results of the SWOT analysis and the calculation of internal and external factors indicate that the strategy to address the waste management issues in Bekasi Regency falls under an aggressive strategy, which is to leverage strengths to seize existing opportunities

Abstract

One of the challenges in developing toll road infrastructure in urban areas is population density and limited space. Space limitations are an important issue in providing land for toll road construction in urban areas. The limited availability of land makes it difficult for residents affected by development to buy land or houses again if the compensation value they receive does not match the market value or is even far below the market value. The Bogor Ring Road Toll Road is a development project for the public interest located in the Bogor City area. The understanding circulating in the community is that the compensation received is profit compensation whose value is many times the market value of the NJOP. Normatively there is no profit compensation in land acquisition but it is known as Fair Replacement Value (NPW). The aim of this research is to analyze the components that make up NPW, the difference in the physical value of land between NPW, ZNT Map and NJOP, as well as the market value of land plots per plot of land in NPW, ZNT map and NJOP. The research methodology is a mixed method which combines two research methods, namely qualitative and quantitative. The land market value of the ZNT map is obtained using a spatial method, namely by overlaying two maps, namely the toll road alignment map and the ZNT map (Bhumi ATR). The NJOP land market value is taken from the PBB SPPT land parcel. NPW market value is based on adjustments made by the appraiser. Affected communities need to know the differences in market value and the components that make up NPW as compensation for losses given so that it can be well received.

Abstract

Air transportation is a highly regulated mode of transport, particularly in terms of aviation safety. In an archipelagic country like Indonesia, air transportation is critical to the efficient and fair distribution of people, products, and services. Airports, as air transportation infrastructure, must be planned to ensure the safety of flight operations. Syukuran Aminuddin Amir Airport which supports the smooth flow of air transportation, also serves as a hub for regional mobility, impacting the land use planning and development in the airport area, especially concerning the Aviation Operation Safety Zone (KKOP). This study aims to explore the control measures for land use in the KKOP zone of Syukuran Aminuddin Amir Airport through land use analysis, identification of spatial land use characteristics, and risk potential mapping. The research findings indicate that there is a misuse of space in South Luwuk District. The four variables of land, water, or air usage requirements in the aviation operation area of Syukuran Aminuddin Amir Airport were all found to be non-compliant. To guarantee that these requirements are met in the KKOP, space usage control is conducted using tools such as zoning rules, permits, incentives and disincentives, and the implementation of punishments

Abstract

The increase in the number of flights is a complex phenomenon and has far-reaching impacts. It is important to manage this growth wisely, taking into account economic, environmental and security aspects, and ensuring that the right infrastructure and regulations are in place to support sustainable growth. This research aims to serve as a reference in fulfilling the requirements for appropriate space utilization in aviation operations safety areas. This research uses a qualitative descriptive approach. The analysis used is an analysis of space utilization in Legok sub-district and the area of possible accident hazards at Budiarto Airport, an analysis of the requirements for space utilization in the aviation operations safety area at Budiarto Airport in Legok sub-district and an analysis of the implementation of control in the use of space in the aviation operations safety area. Based on the results of the analysis of the Flight Operations Safety Area at Budiarto Airport in Legok District, an Airport Area zone has not been determined in the Tangerang Regency Regional Spatial Plan and there are inconsistencies in several buildings which could disrupt the safety of flight operations

Abstract

Many factors can affect the existence of slum areas. These factors include urbanization, infrastructure, economy, urban land, spatial planning, urban attractiveness, socio-cultural, building ownership status and length of stay. urban attractiveness, socio-cultural, building ownership status and length of stay of residents. occupants. From the description of the problem of slum areas in West Bekasi, the purpose of this study is to analyze the Socio-Economic conditions of the Slum Area Community and its Development When Viewed from the Aspects of the City Spatial Plan. To answer the problem formulation and objectives in this research, the researcher uses a Qualitative Method using a case study approach, which is intended to explore the socio-economic conditions of the community in the West Bekasi Slum Area, by means of interviews and observations during the research. The analysis tool used is through three stages: Data Reduction; Data Presentation and Conclusion Drawing or Verification. The research results of the Socio-Economic Condition Analysis of Communities in Bekasi City Slums are as follows: 1. The Socio-Economic Condition of the West Bekasi Slum Area, can be described as a poor neighborhood, due to low income levels, low education levels, odd jobs such as laborers, gojek drivers. The majority of residents are migrants from around outside Bekasi city; 2. From the aspect of ownership, most of them are self-owned, but some of their land status is not certified but is legal because it is in the form of girik. Due to low incomes, generally below Rp.1,000,000 per month, in addition to low education levels, their attention and knowledge are limited in maintaining a clean environmental lifestyle or free from slums; 3. There are three (3) important points that are of concern in dealing with socio-economic issues in the West Bekasi Slum, namely; a. Public awareness in the slum area, in terms of maintaining cleanliness and public order Rehabilitation efforts by the government (already underway) on the supporting infrastructure of a clean and healthy area, such as building conditions, environmental roads, drainage, garbage, green spaces and fire protection tools that must be available in the slum area; c. Efforts in the field of slum management, in a more humane manner and considering the best way out and in favor of the interests of the people living in the slum area and d. The analysis of the spatial plan, showing that the slum area is not only a slum area, but also a slum area. Taking into account the analysis of the spatial plan, it shows that explicitly the pattern and characteristics of slum areas are not contained in the Bekasi city spatial pattern plan in detail, but are described in the density of buildings in each sub-district including West Bekasi Sub-district
