Abstract

Land Stewardship Balance is the balance between the availability of land and the need for control, use and utilization of land according to the function of the Regional Spatial Plan (RTRW) area. The meaning shows that the existence of this balance sheet can be an important element in the preparation of the Detailed Spatial Plan (RDTR) or Zoning Regulation (PZ). The research objective is to prepare a spatial pattern balance sheet as a strategy to control space utilization in accordance with the Bekasi Regency spatial plan. In this study, it can be seen that in the conversion of the Bekasi Regency spatial pattern, there is an additional area of 55,125.57 Ha of Bekasi Regency with a reduction of 74,136.29 Ha. The largest area addition occurred in wetland agricultural allotments. There are eighteen sources of land use that increase the area of wetland agriculture (wetland agriculture appears in eighteen of these land uses). While the largest source of reduction is on land allocation for settlements, which amounted to 27,299.23 hectares. Based on the results of the analysis and preparation of the land availability balance, it is known that the available land area in Bekasi Regency is 65,055.10 Ha, while the unavailable land area in Bekasi Regency is 61,793.17 Ha

Abstract

The Dadaha area is part of the old CBD of Tasikmalaya City and part of the Tasikmalaya City forest RTH plan and is an urban RTH conservation area and city-scale public space. Based on the function of the Dadaha Area that has been determined, in the existing condition, there are problems or discrepancies. Development in the area, resulting in disruption of community activities and disrupting the main function of the Dadaha Area as Public RTH. Therefore, based on the problems that occur in the Dadaha Area, the purpose of this research is to analyze how the condition of the built-up area, population structure, development of the built-up area, and its suitability for land use policies. Then based on the results of the analysis, a factor analysis will be carried out which is considered influential in the occurrence of built-up area deviations. Based on the results of the analysis conducted, there is a condition of the built-up area that has increased the number and density of buildings from 2016 and 2019, this is in line with the increasing population conditions as well, as well as analysis of projected needs for facilities and infrastructure. There are street vendors located on green lanes, road bodies, and the condition of street vendors is not organized, and their processing does not preserve the environment. Furthermore, based on these results, the concept and formulation of a strategy for controlling built-up areas will be prepared. It is hoped that the formulation of this strategy will be able to organize built-up areas that support the main function of the Dadaha area as a public green space.

Abstract

The purpose of this study is to determine the priority areas for waste services in West Bandung Regency. This research uses quantitative research methods. In practice, this research method emphasizes the use of numbers and uses several supporting methods, namely qualitative and descriptive methods. In the process of determining the priority plan for solid waste services, there are two approaches taken, namely analysis of the distribution and number of waste facilities needs and analysis of the scale of interest of the waste facility service area. Based on the results of the analysis of Gununghalu District with a final score of 27, while Cipeundeuy and Cipongkor Districts with a final score of 18. The greater the value obtained indicates that Gununghalu District deserves to be a landfill area.

Abstract

The carrying capacity of land availability for housing development in urban areas needs to be taken into account. So it is necessary to have an analysis that can calculate the carrying capacity of land availability for housing development that adjusts population growth in Depok City. The purpose of this research is to achieve land utilization for housing in accordance with spatial rules, with the objectives being land carrying capacity analysis to determine potential land, land capacity analysis and population analysis to determine land capacity for housing and population. The results of the research in sample locations that can represent the Depok City area show that the availability of potential land that can be developed for horizontal housing in 2038 has been greatly exceeded, meaning that there are a number of housing and a number of residents are not accommodated. And at present, based on the results of the site review, there are already several housing areas that are in locations that are not in accordance with spatial planning rules, these findings prove the hypothesis in this study.

Abstract

The purpose of this research is to study and calculate the volume of traffic generated byhousing activitieson Jalan Raya Hankam, Estimating the addition of traffic volume with the growth of movement fromhousing on Jalan Raya Hankam. Identify the decline in the level of road service, provide alternativesolutions to problems that arise as a result of additional traffic volumes on Jalan Raya Hankam, to analyzethe effect of transportation problems on road performance, to analyze the effect of environmental pollutionon road performance. Data collection techniques using field surveys and direct communication throughinterviews. The analysis of traffic generation in the residential area of Jalan Raya Hankam requires dataon the socio-economic characteristics and travel movement patterns of residential residents. To obtainthese data, it is necessary to conduct a field survey method, as described below, which includes trafficcounting to determine the amount of trip generation at the entrance and exit of housing as well as theamount of trip generation and the home interview method. The theoretical model in analyzing thehypothesized relationships was developed and tested with the help of multiple regression analysistechnique procedures through the SPSS program. The results of this study show that there is an influenceof transportation problems, environmental pollution, energy consumption, land and aesthetics, trafficcongestion, and public policy on road performance

Abstract

Balance Sheet Study of the Suitability of Space Utilization in Building a Regency Spatial Planning Information System, harmony and spatial planning rules, carrying capacity and capacity, as well as proper and adequate infrastructure, causing the area to become uninhabitable. In the context of developing spatial management, it is necessary to prepare a spatial planning register to see whether the implementation of spatial planning is in accordance with the spatial planning plan and to see the availability of remaining space allocations that can still be used which are classified based on villages/sub-districts, sub-districts, development areas and spatial patterns. The results of the suitability analysis of space use show that in Bekasi Regency there are land uses that are suitable, inappropriate and incompatible (not yet tangible) with land use in the 2011-2031 spatial pattern plan. The area of land use that is in accordance with the spatial pattern designation is 55,203.55 Ha, land use that is not in accordance with the spatial pattern designation is 13,530.51 Ha, and land use that is not appropriate (not yet tangible) is 57,803.97 Ha

Abstract

North Cikarang District is an area that is developing rapidly so there is a need to control high density blocks, the area has developed rapidly in the last 10 years. The growth of the city population has an impact on the increasing development of trade and service corridors on strategic main roads. This trend can continue considering that land values are increasing and the land around RTH is very strategic in location, so the development of multi-story buildings needs to be controlled, so that the composition of vertical and horizontal space is maintained. The analysis techniques used in this research are qualitative descriptive analysis and Geographic Information System analysis. The aim of using this approach is to describe people's behavior, field events, and certain activities in detail and in depth. What is meant by descriptive research is research simply to describe a variable relating to the problem being studied without questioning the relationship between variables. The results of this research obtained several strategies for utilizing the space of trade and service areas in the North Cikarang urban area, including: 1) 35% of the development monitoring process carried out in North Cikarang City has not paid attention to the IMB provisions, such as exceeding GSB, KDB, KDH, and even not have an IMB such as a residence; 2) There is no space provided for the Street Vendors (PKL) area in North Cikarang Urban Center; 3) Making the North Cikarang area an area of green open space and public space; 4) Limiting development that occurs in the North Cikarang area; 5) Conduct outreach regarding the importance of community participation in maintaining green open space areas as conservation areas; 6) Take action against violations of space use in the North Cikarang area that are not in accordance with the spatial planning plan.

Abstract

In an effort to reduce disaster risk, several villages on the upper slopes of Merapi have collaborated with villages below as evacuation sites, this term is then referred to as Sister Village or Paseduluran Village. Paseduluran Village is defined as a relationship like a sibling (sibling) between a village in a disaster area and a village that is free from a disaster, so that if one is forced to flee, the goal is to go to the sedulur (brother)'s place. The formation of the Paseduluran Village was outlined in the Decree of the Head of the BPBD of Klaten Regency Number 368 of 2019 concerning the Formation of the Paseduluran Village. In the SK it was stated that Balerante Village as the village of origin of the refugees collaborated with Kebondalem Lor Village as a buffer village. In Klaten District, there are 13 villages of origin for refugees, all of whom are from Kemalang District, and 26 villages receiving refugees, which are villages around the refugee shelters. The implementation of the Sister Village program is a form of community capacity and preparedness for disaster mitigation of the Mount Merapi eruption. Disaster mitigation itself is a series of efforts to reduce disaster risk, both through physical development and awareness and capacity building in dealing with disaster threats. So if the capacity and preparedness of the community is greater, it will reduce disaster risk.

Abstract

The house has an important function and role in human life, because the house is a reflection and embodiment of the human person. Komarudin (1997:300) says that the house has three important meanings for human life, namely a place for shelter, fostering and family activities. The phenomenon of changes in residential land use is visible to the naked eye in Sungai Bambu Village, Tanjung Priok District, City of Adm. North Jakarta, there are many export-import trade and service offices that use the home utilization zone as an office. The location of the Sungai Bambu Village is adjacent to the Tanjung Priok port (Jakarta International Container Terminal/JICT), the pattern of existing land use is dominated by settlements and industry/warehousing. This study raises the aspect of spatial use control over changes in spatial use that occur, through licensing and non-licensing mechanism strategies that have been running in the first 7 years since the PZ RTRW and RDTR were enacted, whether they are effective or need to be improved.

Abstract

This research was conducted in the Northern Region of Banjarnegara Regency, this research method uses quantitative analysis methods and qualitative descriptive analysis using ArcGIS software, namely by analyzing the landslide hazard index, landslide hazard vulnerability index, land capability, including microorganism land, reflecting the organization's land needs. The research results found that the landslide hazard level was low, medium and high with a total area of ​​high landslide hazard class of 5,576 Ha, medium hazard area of ​​5,245 Ha and low hazard area of ​​17,238 Ha. The threat level for landslides has low, medium and high vulnerability levels with a total area of ​​5,871 Ha for low vulnerability, 4,815.7 Ha for medium vulnerability and 133.6 Ha for high vulnerability. while the potential for lives exposed to the danger of landslides is 21,763 people, potential physical loss IDR 116,600,000,000,-, potential economic loss IDR 19,602,528,251,924,-, and potential environmental loss with a total area of ​​8,198 Ha. The land capacity in the northern region of Banjarnegara Regency is in the medium development capacity zone class with an area of ​​4,689 Ha and sufficient development capacity with an area of ​​33,695 Ha. Settlement Land Suitability has a very suitable category of 1,482 Ha (4%), a suitable category of 16,576 Ha (43%), a less suitable category of 19,454 Ha (51%), and an unsuitable category of 871 Ha (2%). The projection of the organization's land needs in 2040 shows that the organization's land needs have a total area of ​​1,574 Ha and based on the analysis of the results of the organizational development land use direction in the northern area of ​​Banjarnegara Regency, it has a total area of ​​5,790 Ha, with a level of conformity with the organization's spatial pattern plan in the SUITABLE category with an area of ​​1,263 Ha (52%) and the unsuitable category is 1,181 Ha (48%). Landslide disaster mitigation directions for organizational areas located within the landslide Disaster Prone Zone (ZRB), namely for relocation, are 10 Ha (2%), area protection directions are 132 Ha (23%) and adaptation directions are 436 Ha (75%) . Based on the results of the analysis, the direction of organizational land use in the northern region of Banjarnegara Regency is still sufficient with the availability of surplus land of 4,216 Ha.
