Abstract

The real estate sector is undergoing significant changes due to the rise of innovative financing models and Prop-Tech adoption. However, the effects of these developments on key real estate variables such as financing options, investor confidence, market growth, and property valuation have not been adequately explored. This study addresses the gap by investigating how these factors interact and impact the overall real estate market, especially in the context of emerging economies. The need for this study arises from the growing reliance on technology and new financial structures in real estate, where understanding their implications is vital for ensuring market sustainability and investor security. The aim is to assess the influence of innovative financing models and Prop-Tech adoption on key real estate factors, with a focus on Nigerian real estate markets.  A structural equation modeling (SEM) approach was applied to data from 327 respondents in the real estate sector to test the relationships between these variables. Results indicate that innovative financing models have a significant positive impact on financing options (? = 0.606, p < 0.001), investor confidence (? = 1.108, p < 0.001), market growth (? = 0.182, p < 0.001), and property valuation (? = 0.173, p < 0.01). Similarly, Prop-Tech adoption positively affects market growth (? = 0.762, p < 0.001) and property valuation (? = 0.770, p < 0.001), but negatively influences investor confidence (? = -0.128, p < 0.001), suggesting that technology adoption can raise concerns among investors. In conclusion, the study highlights the significant roles of innovative financing models and Prop-Tech adoption in driving market growth and property valuation. However, their differing effects on investor confidence warrant attention, as addressing these concerns is essential for fostering balanced and sustainable growth in the real estate sector.

Abstract

Climate change presents significant challenges to various sectors, particularly real estate investment, in regions like northeastern Nigeria, which are highly vulnerable to environmental fluctuations. This study addresses the critical need to understand how climate change impacts real estate investment decisions in states such as Borno, Yobe, Bauchi, Gombe, Taraba, and Adamawa. The primary aim of this research is to analyze the correlation between climate change impacts and real estate investment value, utilizing quantitative research methods. A structured questionnaire was distributed among real estate stakeholders, with a total sample size of 300 respondents, including 50 participants from each state in the region, employing purposive sampling for targeted insights. The analysis revealed a significant negative correlation (r = 0.65, p = 0.002) between climate change impacts and investment value, indicating that heightened environmental risks lead to decreased investor confidence and reduced property investments. Regression analysis further confirmed this trend, showing a regression coefficient of -0.50 (p = 0.001), suggesting that for each unit increase in climate change impact, real estate investment decreases by half a unit. T-test results highlighted a significant decline in investments post-climate events (t 298) = 3.45, p = 0.001), while ANOVA results demonstrated significant differences in investment levels across states (F 5, 294) = 4.20, p = 0.001). These findings collectively affirm that climate change significantly influences real estate investment decisions in northeastern Nigeria, necessitating urgent strategies for climate resilience and adaptation in the real estate sector. Stakeholders, including policymakers and investors, must recognize the importance of integrating climate considerations into their planning and decision-making processes to mitigate potential losses and foster sustainable growth in the real estate market.

Abstract

Weaknesses in the internal control system need serious attention because their implementation is not optimal, especially in government agencies that often face internal control problems. This study focuses on finding evidence from the literature related to the factors that influence internal control system weaknesses through the components of the Control Environment, Risk Assessment, and Control Activities. This study uses a qualitative approach and library research method, by examining the relationship of theories and elements collected from books, journals, and online sources such as Mendeley, Google Scholar, and various other online media. The results showed that the positive effect of the control environment on auditor accountability in the implementation of the internal control system, risk assessment has a positive effect on auditor accountability but is not significant on financial statement accountability, effective control activities, such as separation of duties and adequate documentation, are important to improve accountability and integrity in the management of the organization.

Abstract

This study aims to examine the factors that influence transfer pricing practices in multinational companies, focusing on four main variables, namely effective tax rate, bonus mechanism, debt covenant, and tax avoidance. The main issue addressed is how these factors can influence transfer pricing decisions, which are often used to reduce tax liabilities and increase corporate profitability. As a solution, this study analyzes relevant literature to identify the relationship between these variables and the application of transfer pricing in multinational companies. The method used is a qualitative literature review, in which the author collected and analyzed data from various journals, books, and related articles obtained from reliable online sources, such as Google Scholar. Through this analysis, this study concludes that each factor studied, namely effective tax rate, bonus mechanism, debt covenant, and tax avoidance, has a significant influence on transfer pricing decisions taken by companies. The results of this study are expected to provide deeper insights into transfer pricing practices, as well as a basis for further research related to other factors that can influence transfer pricing decisions in multinational companies.

Abstract

This study examines the impact of Green Financing on Sustainable Housing Development, focusing on the mediating role of Policy Support. As urbanization accelerates, particularly in developing countries, the need for sustainable housing solutions intensifies. Green Financing, which funds environmentally friendly projects, is considered a potential driver of sustainable housing, though its success depends on supportive policies. Using a quantitative approach and structural equation modeling (SEM), the study analyzes data from 500 stakeholders in the housing sector, including policymakers, financial institutions, and developers. Results show that Green Financing significantly boosts Policy Support (path coefficient = 0.832, t-statistic = 31.150, p-value = 0.000), and also has a positive effect on Sustainable Housing Development (path coefficient = 0.636, t-statistic = 9.114, p-value = 0.000). Furthermore, Policy Support plays a significant mediating role in enhancing Sustainable Housing Development (path coefficient = 0.250, t-statistic = 3.458, p-value = 0.001). These findings highlight the importance of integrating Green Financing with strong policy frameworks to promote sustainable housing. The study recommends targeted financial and regulatory measures to encourage green finance, and suggests further research on its long-term impacts.

Abstract

This study examines the relationship between facilities management challenges, green maintenance funds, and organizational performance, focusing on the mediating role of green maintenance funds. As sustainability becomes a key focus in facilities management, challenges such as resource constraints, inadequate training, and lack of strategic planning hinder the effective implementation of green initiatives. Using a quantitative approach, the study collected survey data from facilities managers across various sectors and applied structural equation modeling (SEM) to analyze the relationships between the key variables. Results indicate that facilities management challenges significantly impact the allocation of green maintenance funds (? = 0.852, p = 0.000), which in turn positively influences performance (? = 0.190, p = 0.046). Furthermore, green maintenance funds partially mediate the relationship between management challenges and performance (? = 0.162, p = 0.000). These findings suggest that addressing management challenges by allocating green maintenance funds can enhance organizational performance. The study highlights the importance of investing in green maintenance practices to improve both environmental outcomes and overall efficiency. It recommends that organizations prioritize sustainability, overcome facilities management challenges, and allocate sufficient resources to green maintenance to improve performance.

Abstract

One of the companies actively involved in the field of information technology systems, especially in the Internet sector is PT Jaringanku Sarana Nusantara. The company has paid services using E-invoice with payment gateway method but on this payment system has not been integrated with microtic devices to perform the disconnection of the Internet for customers who have not paid. This process is carried out through microtic configuration performed by the officers. If the customer's connection termination is missed within the specified limits, the company risks losing the bandwidth cost by continuing to provide internet services without receiving payment on time. In addition to payment services, the company also has a complaint service that uses the WhatsApp app as a medium of interaction with customers, found several problems that need to be addressed. One of the problems was when the admin sent customer data and gave the task division to the team of officers through the WhatsApp group. This research uses the waterfall methodology of a systematic model to develop this system so that it is structured starting from the phases of design, analysis, design, implementation, operation, to the maintenance of the system. The results of this research showed that it was possible to build a service information system at PT. Jaringanku Sarana Nusantara by performing blackbox testing, then it is known that the system is running correctly and in accordance with the expected plan.

Abstract

The selection of optimal dining places for students around the INSTIKI campus is often a challenge due to the lack of organized information. This research proposes an evaluation framework using the Complex Proportional Assessment (COPRAS) method, a Multi-Criteria Decision Making (MCDM) approach, to assess and rank restaurants based on various criteria, such as price, food quality, production capacity, distance to campus, and reputation. Data was collected through surveys, field observations, and online reviews, and analyzed using COPRAS. The results showed that the best alternative was Mie Gacoan Pakerisan with the highest utility value (100%). With this approach, students can choose a dining venue that suits their needs, while local small businesses benefit from transparent data-driven evaluation.

Abstract

The development of cryptocurrencies continues to experience a very rapid in-crease with the prediction of average growth of more than 1 million investors every month around the world. However, it is different in Indonesia, people do not know widely what cryptocurrency is and how to invest in cryptocurrency. The Indonesian Ministry of Trade noted that in the second quarter (Q2) of 2020, cryptocurrency investors experienced an increase of up to 6.4 million investors, but when compared to the total population of Indonesia, this figure is still very far below 1%, plus economic conditions after the Coronavirus pandemic are getting worse. discourage people from investing. When viewed from the fundamental side, cryptocurrency assets can be said to be quite strong against the pandemic, compared to the stock market and mutual funds listed on the Indonesian stock exchange (IDX) which have decreased due to the coronavirus pandemic. Abstract

This study investigates the impact of pedagogical methods, the use of digital tools, and educational levels on the perceived competencies and job market readiness of digital marketing students in Morocco. A quantitative approach was employed, involving a sample of 250 students evenly divided between License’s and Master's programs. Data were collected via a structured questionnaire. Results indicate that students who engaged in practical courses reported higher job market preparedness compared to those in theoretical courses. A significant positive correlation was found between the use of digital tools and perceived competencies. Additionally, ANOVA analysis revealed that Master's students perceived their competencies more positively than Bachelor's students. These findings suggest a need for enhanced practical learning opportunities and greater integration of digital tools in curricula, along with stronger industry partnerships to better prepare students for market demands.
