Abstract

The growth of hotels and apartments in Indonesia is increasing every year, this is driven by the increasing number of tourist visits in Indonesia. As a result, competition in the hotel sector is currently getting tighter, especially to get customers so that they can meet the target Occupancy Rate and business profit. This study aims to determine the effect of Service Quality, Promotion, and Location on the Decision to Use Via Alma Apartments in Cikarang. Via Alma Apartments was established in December 2018, with 148 rooms, equipped with a swimming pool, tennis court, futsal field, and other facilities. The research method is associative, data collection techniques using surveys, and data analysis using Multiple Regression, F Test and t Test. The population of the study were 270 consumers staying at Via Alma Apartments Cikarang and a sample of 90 respondents. The results of the study showed that Service Quality, Promotion, and Location simultaneously influenced Consumer Decisions to use apartment services. Partially, Service Quality and Location had a positive and significant effect on Consumer Decisions to use apartment services, while Promotion had a positive but not significant effect on Consumer Decisions to use apartment services. Apartment management should increase promotions, so that consumers become more interested in using Via Alma apartment services.

Abstract

Household waste with resale value in Kampung Pasir Randu RT 006/RW 003, Sukasari Village, Serang Baru Sub-district, has not yet been managed in an organised manner. Plans to establish a conventional waste bank have been hampered by the lack of suitable storage facilities, meaning residents have had to rely on garages or makeshift empty buildings, even though such facilities are crucial to the sustainability of waste management. These constraints on land and budget have led to the need for a more streamlined management model, one that can operate without large-scale facilities whilst still fostering community participation. This issue has become increasingly urgent because final disposal sites frequently receive unsorted waste due to weaknesses in the upstream system; consequently, a participatory model based on neighbourhood units (RTs) has become an urgent priority that requires an immediate response, whilst also serving as a tangible manifestation of the Tri Dharma of Higher Education in community service. This community service initiative aims to design and implement a waste-for-charity model that is adaptable to the limited resources and budget in Pasir Randu Village, to encourage residents’ participation in sorting and collecting waste of economic value, and to evaluate the effectiveness of this scheme as an alternative to conventional waste banks. The method used was descriptive qualitative research employing a participatory action research approach, with Community Service Programme (KKN) students acting as facilitators who supported residents from problem identification through to evaluation. Data was collected through participatory observation, interviews and documentation, covering seven stages ranging from problem identification, scheme formulation, coordination with vendors, community outreach and education, determination of collection points, Excel-based record-keeping and a trial of collective sales, to final evaluation and documentation. The targeted outcomes include the establishment of a waste-for-charity model based on collection points without permanent storage facilities; the agreement of waste criteria and prices with vendors; increased active participation by residents in sorting and collecting waste; the provision of a transparent and easily replicable Excel recording system; and the completion of at least one collective sales transaction. This initiative also aims to produce a final report and a scientific article to serve as material for evaluating sustainability and as a basis for replicating the programme in other RT/RW areas facing similar constraints in terms of facilities.
