Abstract

Bioclimatic architecture as a design approach takes an advantage climate parameters to answer the problems of environment and energy. This approach is applied to optimize the quality of architectural design through the comfort and health of their environment. It was developed by simulating the design in the case of a middle apartment in Surabaya. To achieve its design goals is simulated: 1) transforming mass-form, 2) setting housing-unit plan, 3) making housing-unit facade, and 4) organizing overall lay-out. Simulation of this design is using several alternative designs to obtain an optimal design. Bioclimatic architecture is successfully implemented if it can optimize the potential of the existing climate. Bioclimatic quality is achieved when a middle apartment is designed to optimize penetration of natural light, cooling and air exchange building mass as well as minimize the acquisition of direct solar radiation. Bioclimatic architecture approach requires consideration of such architectural contexts: urban, economic and social aspects, because the technical nature.

Abstract

High urban population growth increases the housing demand and housing prices due to its limitations. These increasing urban housing prices affect housing affordability, especially for urban families with low and medium incomes. If people could buy a house with a large area in the past, now they need years to save money to buy a house with a smaller plot area. This study aims to study the level of housing affordability in Bekasi City based on current property prices. This study uses a quantitative descriptive method with three stages of analysis, namely property price analysis based on location, purchasing power analysis, and affordability analysis of house prices in Bekasi City. For buildings area up to 60m2, the price ranges from 350 to 800 million rupiahs, while the house purchasing power is less than 2.5 million per month. This research shows that most of the residents of Bekasi City cannot afford housing prices not only because of high land prices but rather its location.

Abstract

Various adaptation strategy efforts have been made to reduce the impact due to the risk of environmental changes. Tidal flooding in the coastal area of Semarang is predicted to increase. Settlements affected by tidal flooding need to anticipate to reduce the risk of greater losses. The Tambak Lorok settlement is a phenomenon of resilience to live in a tidal flood disaster area. The purpose of this study is to explain the adaptation strategy of accommodation to settle in coastal areas affected by tidal floods in Tambak Lorok, Semarang with a qualitative descriptive approach. Data collection was carried out using a simple random sampling method with a questionnaire on 100 respondents of the Tambak Lorok community in 5 RW. The collected data are processed and interpreted by the methods of percentage description analysis and correlation analysis. It was concluded that the accommodation adaptation strategy for the Tambak Lorok community in responding to tidal flood disasters is influenced by factors of length of residence, monthly income, number of family members, perceptions of disasters, responses that have been carried out, regulations, and disaster characteristics. Adaptation to the adjustment is carried out by elevating the ground floor and increasing the height of the building structure. Behavioral adaptation is carried out by arranging the location of goods, and most people do not have a relocation plan.

Abstract

Tingginya harga rumah mengakibatkan masyarakat, khususnya Masyarakat Berpenghasilan Rendah (MBR), tidak dapat menjangkau kepemilikan hunian. Salah satu program pemerintah yang dapat membantu MBR untuk dapat menjangkau hunian yang sesuai dengan kemampuan ekonomi masing-masing individu adalah program rumah subsidi. Meskipun begitu, uang muka rumah subsidi dinilai masih terlalu tinggi bagi MBR. Oleh sebab itu, Gerakan Menabung Penghuni Apartemen Transit (GEMPITA) hadir untuk membantu mempersiapkan keuangan kepemilikan hunian. Skema ini dibuat untuk penghuni Apartemen Transit Jawa Barat agar dapat mengupayakan pemenuhan uang muka kepemilikan hunian yang layak. Berdasarkan hal tersebut, dapat dilihat bahwa upaya pemerintah dalam membantu masyarakat memenuhi kebutuhan hunian seringkali hanya berfokus sampai pada kepemilikan rumah. Penelitian ini bertujuan untuk melakukan identifikasi dan evaluasi terhadap keterjangkauan hunian layak melalui Skema GEMPITA bagi MBR. Metode penelitian yang digunakan yaitu metode penelitian deskriptif-kualitatif dengan pendekatan studi kasus. Berdasarkan hasil analisis dapat disimpulkan bahwa GEMPITA terbukti membantu MBR dalam mempersiapkan keuangan untuk pemenuhan uang muka (DP) kepemilikan hunian yang layak. Hal ini dapat dilihat dari tahun 2015-2022 sebanyak 247 KK telah memiliki hunian melalui Program GEMPITA. Tetapi, program ini dinilai tidak terjangkau karena (1) pembayaran pertama yang perlu dibayar penghuni tidak hanya mencakup uang muka, tetapi juga biaya administrasi dan kepengurusan legalitas hunian; (2) biaya cicilan bulanan lebih dari 30% dari penghasilan; dan (3) lokasi rumah yang berada jauh dari area perkotaan menyebabkan adanya pengeluaran tambahan seperti biaya transportasi.High house prices have made people, especially low-income people (MBR), unable to obtain residential ownership. One of the government programs that can help MBR reach housing that suits the economic ability of each individual is the subsidized housing program. Even so, the down payment for subsidized houses is still too high for MBR. Therefore, the Transit Apartment Residents Savings Movement (GEMPITA) is here to help prepare housing ownership finances. This scheme was created for residents of the West Java Transit Apartment to strive to fulfill a decent down payment for residential ownership. Based on this, the government's efforts to help people meet their housing needs often only focus on home ownership. This study aims to identify and evaluate the affordability of decent housing through the GEMPITA Scheme for MBR. The research method used is descriptive-qualitative with a case study approach. Based on the analysis results, GEMPITA has proven to help MBR prepare financially for the fulfillment of a decent down payment (DP) for residential ownership. This can be seen from 2015-2022 as many as 247 families have had housing through the GEMPITA Program. Abstract

The slum relocation program is a government strategy to provide decent, safe, and affordable housing for low-income communities. The Rumah Deret Tamansari (RDTS) in Bandung City is a relocation project for residents of the Tamansari slum area that aims to improve the quality of housing and the urban environment. This study aims to evaluate the level of satisfaction of residents with the quality of housing and the environment of RDTS. The research method uses a mixed approach through the distribution of questionnaires to 24 residents, semi-structured interviews, and field surveys to assess the physical condition of the building and environmental facilities. Aspects evaluated include room size, thermal comfort, lighting, cleanliness, security, accessibility, public facilities, and social adaptation of residents. The results indicate that 63% of respondents expressed overall satisfaction with the housing and environmental quality of RDTS. Satisfaction levels were highest for location and accessibility (over 80% agreement), cleanliness (71%), and security (75%). In contrast, dissatisfaction was most evident in domestic space size (42% dissatisfied) and shared facilities management, particularly elevator functionality (55% dissatisfied). The field survey revealed that the building quality is relatively good with the implementation of passive designs such as inner courts and cross-ventilation. This study emphasizes the importance of continuous evaluation and participatory management to realize sustainable vertical housing that is oriented towards the housing quality of residents’ life.

Abstract

Despite strong policy support, vertical housing in Bandung struggles to gain public acceptance. This reveals a significant gap between policy goals and residents’ experiences, which shape their long-term housing preferences. Aims: The study identifies the key economic, socio-spatial, and institutional factors that predict resident satisfaction and influence the decision to leave vertical housing. Methodology and results: Using a mixed-methods comparative design was used, including a survey of 75 residents. The results show that institutional factors, such as low management satisfaction (mean < 3.1/5) and infrastructure issues, are the primary drivers of dissatisfaction. Commercial residents prioritize transactional attributes, such as location and aesthetics, while rental flat residents apply a communal logic, linking satisfaction to their entire living environment. Conclusion, significance, and impact of the study: The study reveals a striking convergence: the majority of residents in both commercial (72%) and public rental flats (62%) desire to move to landed housing. This indicates a policy Implementation dilemma, where failures in management and maintenance push residents to desire moving back to landed houses, which in turn undermines the policy's goal of curbing urban sprawl.
