Abstract

Shopping center strata is a new model of property retail that has developed due to a bad investment climate, so that investors are more interested in short term investment and influence the shopping center model which develops into a strata title form. From Various Literatures of shopping centre is a form single property model. This is intended to facilitate management to manage freely according to existing theorie. The existing shopping centre model adopts a grid layout design pattern, because this pattern can result in small and large units. And applying a grid pattern to the layout creates a non-strategic position, so that visitors are rarely traversed and it affects the low occupancy rate of units or Empty Stall.  The Focus of this research is to find a correlation between the vacancies of stalls in the shopping center strata and the layout. PTC Mall is one of Shopping Centers in Palembang City, the choice PTC Mall Because its location which is close to dense settlements and faar from other shopping centers in Palembang City. So that it can answer my hypothesis about Occupancy rate in shopping center strata due to the position of a non strategic and strengthened by teh nature of strata ownership should not be applicable to shopping centers. After observations, it was found that the layout design, likes placement of the entrance, the placement of the escalator, the placement of the anchor tenants did not form, causing the spread of visitors and became empty stalls.  Keyword : layout, shopping center, occupancy rate, empty stall

Abstract

Fokus penelitian ini adalah mencari sebuah model shopping center strata yang tepat. Kekosongan kios pada shopping center strata dirasakan terus meluas sehingga merugikan pemilik kios dan shopping center itu sendiri. Setelah melakukan pengamatan terhadap dua bentuk desain shopping center strata, diketahui bahwa kekosongan kios disebabkan karena dua faktor yaitu status kepemilikan strata pada shopping center yang menyebabkan terbatasnya pengelolaan terhadap kios yang kosong dan penerapan desain yang menciptakan posisi kios menjadi tidak strategis, suasana berbelanja yang tidak nyaman dan mempengaruhi harga sewa atau jual yang tidak sesuai dengan kondisi yang sedang berkembang. Pencarian solusi terhadap permasalahan tersebut digambarkan ke dalam bentuk skenario pengembangan situasi yang menggambarkan tindakan terhadap kemungkinan yang terjadi. Dari analisis tersebut didapatkan bahwa pengelolaan sebagian jumlah kios pada shopping center masih lebih baik daripada tidak sama sekali, dan untuk mengatasi terbatasnya pengelolaan akibat status kepemilikan strata, maka diperlukan perjanjian serah kelola pemilik kios dengan pihak pengelola, dan fleksibilitas pada design shopping center, sehingga pengelolaan dapat dilakukan secara menyeluruh.

Abstract

Palembang is one of the cities in Indonesia which has a large river, namely the Musi River. The Musi River divides the city of Palembang into two parts, namely across the Ulu and across the Ilir. The life of the people of Palembang has been very close to the river where many life activities take place in the river. Along the river there are many traditional settlements, one of which is a raft house we called is rumah rakit. The beginning of the appearance of the raft house is inseparable from the political history in the Palembang, where at that time foreigners who came to the Palembang were not allowed to have a place to live on the mainland, so many immigrants built houses on the river. But now the existence of raft houses is starting to be abandoned along with changes in the government system where everyone can own and build a house on the mainland. The characteristics of buildings above the river certainly have significant differences when compared to buildings built on land, so it is necessary to conduct an in-depth study of raft houses. This study aims to determine the characteristics of the raft house in terms of architecture, structure, building materials and utility systems. To find the characteristics of the raft house, this research was conducted through a descriptive-analytic qualitative research method approach, namely analyzing each component of the raft building. The results obtained in the study indicate that the design of the raft house is an adaptive result to the geographical conditions of the Musi river and is different from existing buildings on the mainland.

Abstract

ABSTRACT The Focus of this research is to see a correlation between design and ichanges in activities in the region.  Jalan Jenderal Sudirman is the main road to several tourist objects in Palembang City. However, along the road, it is filled with workshop activities which make the face of the city of Palembang not neatly arranged. For this reason, the government feels the need to make efforts to organize the area and aims to indirectly change workshop activities in the area. To make these changes, inclusive actions are needed to avoid conflicts and large costs, the effort made is to carry out pedestrian arrangements. After observations through digital footprints, it was found that the design that was presented of its operation had quite a good impact, where shop that several shops that underwent changes and pedestrian arrangements made tourism activities quite busy at night, but the situation and condition of the pandemic that occurred were felt to make the business being carried out not running optimally. Keyword : Design, Palembang, Pedestrian     ABSTRAK Fokus penelitian ini adalah membuktikan bahwa dengan desain yang dihadirkan mampu merubah aktifitas di Kawasan tersebut. Jalan Jenderal Sudirman merupakan poros utama menuju icon kota Palembang yaitu Jembatan Ampera, Namun hampir sepanjang jalan tersebut dipenuhi dengan aktifitas perbengkelan yang cukup aktif. Pemerintah Kota Palembang merasa perlu untuk merubah aktifitas tersebut dengan harapan dapat merubah wajah kota menjadi lebih baik, rapi dan tertata dan juga menngkatkan pendapatan dari sektor pariwisata, namun untuk melakukan perubahan tersebut diperlukan Tindakan yang bersifat inclusive sehingga menghindari konflik dan biaya yang besar maka usaha yang dilakukan adalah dengan melakukan penataan pedestrian. Setelah melakukan pengamatan yang dilakukan melalui jejak digital maka didapatkan bahwa desain yang dihadirkan Ketika diawal operasionalnya cukup memberikan dampak yang baik, dimana terdapat beberapa toko yang mengalami perubahan dan juga penataan pedestrian membuat aktifitas pariwisata cukup ramai pada malam hari, namun adanya situasi dan kondisi Pandemi yang terjadi dirasakan membuat usaha yang dilakukan tidak berjalan optimal.
