Abstract

To build an efficient transportation system product, possible alternatives paths and modes of transportation for all types of products to be marketed and distributed are signifcant requirements need to be mapped by logistics operator. It becomes more complex due to each product type has its own characteristics and market objectives, thus this is requiring the design of transport schemes that can accommodate those needs in addition to be able to meet its sales target of cargo producers, both in terms of selling volume and revenue. Selection of the appropriate transport scheme is one of the key to achieve efficiency in companies’ operation. Therefore, this study explores the comprehensive transportation process including the route and its capacity, vehicle, cargo volume and the time so that the objectives to transport the cargo is achieved. At the result, the logistics model using networking analysis by Excel and ARENA that has been aplied in this study may be used as optimization method of transporting and distributing cargoes including able to provide recommendations pattern / scheme of transport and logistics effectively and efficiently from Java to both various points in Java and Sumatera

Abstract

Penilaian usaha adalah kegiatan untuk memperoleh nilai dari suatu objek/perusahaan. Umumnya penilaian usaha dilakukan pada saat perusahaan melakukan strategi ekspansi eksternal. Nilai dari perusahaan dapat berupa penilaian aset tak berwujud, penilaian keuntungan/kerugian ekonomis, dan pembiayaan dari pihak luar yang biasa terjadi pada tahap pengembangan perusahaan. Pembiayaan dari pihak luar perusahaan biasanya dilakukan oleh bank atau lembaga keuangan selain bank. Perbankan di Indonesia menerapkan dual banking system yaitu, konvensional dan syariah. Pada penelitian ini dilakukan penilaian terhadap rencana pengembangan usaha PT. X menggunakan pembiayaan dari bank syariah.dengan akad Ijarah Muntahiyah Bittamlik. PT. X memiliki rencana untuk membangun 2 unit PLTU dengan kapasitas masing-masing sebesar 80 MWe. Penilaian dilakukan dari sisi finansial menggunakan pendekatan pendapatan dengan Net Present value (NPV) sebagai parameter penilaian serta membandingkan nilai Net Present value (NPV) pembiayaan syariah dengan pembiayaan konvensional. Berdasarkan penelitian yang telah dilakukan diperoleh nilai (Net Present value) NPV dari proyek dengan pembiayaan syariah sebesar Rp. 445 miliar dan Internal Rate of Return (IRR) sebesar 39,03%. Nilai Net Present value (NPV) tersebut diperoleh dengan menggunakan cost of capital sebesar 21%.

Abstract

Under the existing regulation in Constitution Number 22 Year 2001 (UU No 22 Tahun 2001), Production Sharing Contract (PSC) continues to be the scenario in conducting oil and gas upstream mining activities as the previous regulation (UU No. 8 Tahun 1971). Because of the high costs and risks in upstream mining activities, the contractors are dominated by foreign companies, meanwhile National Oil Company (NOC) doesn’t act much. The domination of foreign contractor companies also warned Indonesia in several issues addressing to energy independence and energy security. Therefore, to achieve the goals of energy which is independence and security, there need to be a revision in upstream oil activities regulating scenario. The scenarios will be comparing the current scenario, which is PSC, with the “full concession” scenario for National Oil Company (NOC) in managing oil upstream mining activities. Both scenario will be modelled using System Dynamics methodology and assessed furthermore using financial valuation method of income approach. Under the 2 scenarios, the author will compare which scenario is better for upstream oil management in reaching the goals mentioned before and more profitable in financial aspect. From the simulation, it is gathered that concession scenario offers better option than PSC in reaching energy independence and energy security.

Abstract

Sidoarjo MSW-MS currently facing a problem to fulfill their needs of Municipal Solid Waste (MSW) processing, as the data shown by Dinas Lingkungan Hidup dan Kebersihan (DLHK) of Sidoarjo district stated that their service cover only 48% of Sidoarjo total area with the amount of potentially unmanaged MSW per day reach about 83% of it or equal to 1032 ton of MSW per day. In regards to this condition, there is a need to determine a new integrated approach of MSW-MS so that MSW in Sidoarjo district can be more properly managed to reduce its potential implied expense, gain potential benefits from it, and prevent potential negative impacts from improperly managed MSW. In this research, the implementation of proposed integrated MSW-MS will be carried out by a private business entity in collaboration with DLHK of Sidoarjo district in a Public Private Partnership (PPP) scheme represented in form of Business Plan Scenario (BPS). This research focused on determining the best BPS to be implemented in Sidoarjo district which targeted to optimize implied benefits from Sidoarjo District regional government perspective as its priority but still considering BPS feasibility to be implemented by related private business. This process is done by making a financial model according to the proposed BPS that are complemented with linear regression-based for its waste generation input variable and Benefit-Cost Analysis (BCA). Feasibility for each BPS implementation for private business entity perspective determined according to its financial valuation parameters value and Benefit Cost Ratio (BCR) for DLHK of Sidoarjo district perspective. Furthermore, an adjustment of several private business parameters is made according to sensitivity and incremental analysis approach to ensure the feasibility of its implementation in terms of private business entity perspective.

Abstract

Pemerintah Kabupaten Sidoarjo khususnya Dinas Lingkungan Hidup dan Kebersihan (DLHK) tengah mengalami permasalahan mengenai tingginya biaya listrik yang dibebankan untuk Penerangan Jalan Umum (PJU). Tagihan biaya listrik mengambil bagian lebih dari 60% dari total anggaran yang tersedia untuk pengelolaan PJU. Biaya tagihan listrik yang semakin tinggi membuat DLHK Kabupaten Sidoarjo berfokus melakukan revitalisasi PJU dari konvensional menuju modern dengan mempertimbangkan dua alternatif pilihan, yaitu penggantian seluruh lampu halogen menjadi LED atau beralih ke smart system PJU dengan menerapkan lampu LED diseluruh titik yang dapat dikontrol pencahayaannya dari jarak jauh dengan skema smart lighting. Revitalisasi PJU ini merupakan salah satu bentuk penyediaan infrastruktur dibidang konservasi energi. Seperti halnya pembangunan, revitalisasi PJU memakan anggaran yang cukup besar sehingga Kerja Sama Antara Pemerintah dengan Badan Usaha (KPBU) menjadi salah satu opsi pembiayaan revitalisasi PJU. Skema KPBU yang dapat diterapkan pada infrastruktur konservasi energi adalah skema Energy Savings Performance Contract (ESPC) dan skema Availability Payment (AP). Dalam menentapkan skema yang sesuai, dilakukan penilaian proyek dengan menggunakan parameter penilaian keuangan yang meliputi Net Present Value (NPV), Internal Rate of Return (IRR), dan Payback Period (PP) sebagai dasar penilaian bagi badan usaha, dan parameter penilaian Benefit Cost Ratio (BCR) sebagai dasar penilaian bagi pemrintah DLHK Sidoarjo. Hasilnya skema ESPC dan AP dianggap layak dari perspektif pemerintah DLHK Sidoarjo dengan menghasilkan nilai BCR masig-masih 1,3166 dan 1,6019. Pemilihan skema yang paling tepat dilakukan dengan menggunakan analisis sensitivitas untuk menemukan kondisi standar dan kondisi dengan mempertimbangkan margin 2% bagi badan usaha sesuai ketentuan UU No. 2 Tahun 2017 yang memastikan proyek KPBU layak dari penilaian keuangan dan penilaian BCR. Dari kedua kondisi tersebut, skema ESPC menghasilkan nilai BCR yang lebih tinggi dibandingkan dengan skema AP sehingga skema ESPC paling tepat untuk diimplementasikan pada proyek revitalisasi PJU.

Abstract

Perusahaan X merupakan salah satu perusahaan BUMN yang bergerak dalam bidang penyediaan dan penyaluran air. Salah satu bidang usaha yang dikelola Perusahaan X adalah usaha AMDK. Saat ini usaha AMDK Perusahaan X hanya di pasarkan dilingkungan internal perusahaan. Namun dengan adanya peningkatan kapasitas, teknologi baru, dan dokumen perijinan, Perusahaan X ingin memasarkan produk AMDK-nya ke masyarakat luas. Oleh karena itu, Perusahaan X berencana untuk melakukan kerja sama dengan pihak mitra dalam pengelolaannya. Kerja sama yang dilakukan dengan cara Kerjasama Usaha (KSU). Dengan adanya rencana kerja sama diperlukan gambaran yang obyektif terkait dengan kelayakan rencana tersebut sebagai pertimbangan melakukan proyek pengembangan usaha. Dalam menentukan penilaian usaha melalui parameter Net Present Value (NPV), Internal Rate of Return (IRR), dan Payback Period (PP). Hasil dari analisis kelayakan kerja sama dianggap layak, karena berdasarkan tiga perspektif penilaian kelayakan, yaitu perspektif Usaha AMDK, Perusahaan X, dan Pihak Mitra memenuhi kriteria kelayakan finansial. Dengan menggunakan WACC 9,45%, berdasarkan 3 perspektif didapatkan nilai NPV>0, IRR>WACC, dan PP tidak melebihi horizon perencanaan. Selain itu, untuk menghindari kegagalan atas rencana kerja sama juga diperlukan analisis risiko ketidakpastian dengan metode NPV-at-Risk berbasis simulasi Monte Carlo sebagai gambaran atas potensi faktor-faktor menyebabkan kegagalan sehingga dapat dilihat kelayakan dari usaha. Berdasarkan hasil dari analisis risiko dengan mempertimbangkan ketidakpastian menggunakan simulasi didapatkan hasil bahwa kemungkinan usaha “layak” adalah sangat besar.

Abstract

Fluktuasi nilai tukar, potensial memengaruhi kinerja finansial proyek yang menggunakan sumber pendanaan darihutang dalam bentuk valuta asing. Dalam konteks ini, persoalan yang perlu dipecahkan adalah bagaimanamenentukan atau memilih skala yang tepat dari hubungan antara tingkat keuntungan dan risiko yang menyertainya.Penelitian ini bertujuan untuk menganalisis risiko nilai tukar dengan berbagai skenario struktur modal menggunakanmodel simulasi Monte Carlo yang dapat mengakomodasi situasi ketidakpastian melalui sejumlah iterasi denganbantuan komputer. Simulasi dilakukan pada kasus penambahan kapasitas pabrik semen di PT. Semen X. Denganberbagai skenario struktur permodalan proyek yang mempertimbangkan ketidakpastian nilai tukar didapatkan hasilbahwa kemungkinan proyek "layak" adalah sangat besar.Kata Kunci: Risiko Nilai Tukar, Struktur Modal, Simulasi Monte Carlo.

Abstract

Various reasons underlying the company's owner to Go Public processes such as increasing the company's capital, diversifying shares, overcoming lending constraints. Whatever the underlying reasons, Go Public decisions always have an impact on the company's finances and operations. There is a possibility for companies to not be able to manage funds from the Go Public process, causing a surplus of equity and an impact on decreasing company performance. This research was conducted to determine the impact of Going Public on company performance in terms of profitability. This study uses a purposive sampling technique to produce 3 sample banks that conduct an IPO in the period 2009- 2012 with the BOOK Bank category 2. Post-Go Public company performance is analyzed in terms of profitability using the financial ratios of Net Profit Margin ( NPM) and Gross Profit Margin (GPM). Hypothesis testing in the form of a paired t test was conducted on Net Profit Margin (NPM) and Gross Profit Margin (GPM) for the period of 4 years before and after going Public. The results of this study are expected to find out whether the process of Going Public has an impact on company profitability. In addition, the company's ability to perform cost efficiency can be measured through the use of the ratio of Net Profit Margin (NPM) and Gross Profit Margin (GPM).

Abstract

The Status of Legal Entity State Higher Education (PTN-BH) at the Institut Teknologi Sepuluh Nopember (ITS) gives full autonomy to the management of higher education. For ITS to be able to innovate in exploring revenue generators, Business Development and Management Agency (BPPU) was formed which functions to raise, manage funds, and develop business units. Professional cooperation as one of the most dominant ITS business unit in contributing ITS revenue. BPPU as the administrative center for professional cooperation services always try to provide excellent service, but there are still complaints about these services related to speed and accuracy. To analyze the level of quality of professional cooperation services, this research uses the Servqual, Importance-Performance Analysis (IPA) and Quality Function Deployment (QFD) methods. Servqual is used to analyze the gap between perception and customer expectations. The IPA method is used to measure the performance satisfaction expected and received by customers. And the QFD method is used to design priority strategies for improving service quality according to customer desires and technical capabilities by internal managers of professional cooperation. Servqual analysis results show the greatest gap between the perception variable and customer expectations, namely Em1 (understanding specific needs), Em2 (clarity of procedure), Rs2 (responsive service capability), and As3 (accuracy of cooperation services management). The results of the IPA analysis show that the variables in the quadrant A are the same as the results of Servqual Analysis which also have high priority to be handled, namely Em1, Em2, Rs2, and As3. In QFD analysis, these variables become customer requirements (whats) associated with technical responses (hows) obtained from internal BPPU management, and according to the house of quality diagram, the priority sequence of technical response is obtained, the priority of the technical response can be applied internally by BPPU so that FGDs are carried out, with the hope that a strategy for improving service quality can reduce complaints from professional cooperation customers.
